Polurrian Cove beach is ideal for body boarding, surfing, rock pooling and family orientated activities and for those wishing to surf the neighbouring Poldhu Cove beach (a 20 minute walk or 5 minute drive away) is home to local legend and surfer Dan Joel who runs a highly regarded surf school from the beach.

Ref: LCAA6186 3 With the South West Coastal Footpath so close, you do not necessarily need to venture out in your car to visit any of the spectacular coastal scenery off the Lizard Peninsula. You can simply turn right at the footpath and take the walk past the monument marking where Marconi sent the first transatlantic message in 1901 to Poldhu Cove, or you can alternatively turn left to the pretty National Trust harbour at Mullion Cove, made famous in the 2014 storms. From there you can cast off and witness a lot of the coastline from the sea on a kayaking or coasteering trip through a number of local tour companies. A short distance from Mullion you will find the highly regarded beach of Kynance Cove, before reaching the UK’s most southerly point at the tip of the Lizard. Much of the surrounding coastline is owned by the National Trust with wonderful walks over the headlands to nearby Polurrian and Poldhu Coves as mentioned, where there is also an excellent golf course. To the eastern side of the Lizard Peninsula one can access the wonderful safe sailing waters of the Helford River where large yachts can be kept. Helford village has an active sailing club and thatched waterside inn and there are many other historic inns in the surrounding countryside. Mullion village itself is as historic as it is beautiful with an active community, a wide array of shops, restaurants, services and highly regarded schooling. About 10 minutes’ drive to the north is the larger market town of Helston set around historic granite leat lined streets and here there is a full range of professional services, commercial facilities, schooling to college level, a sports centre and out of town superstores. There are various easily accessed train stations on the Penzance to London Paddington line and the A30 expressway which runs throughout Cornwall giving mostly dual carriageway access to the motorway network at Exeter.

Ref: LCAA6186 6 The area to the front of Samphire is officially under the ownership of Pedn-Y-Ke Management Company Limited but our clients have created an attractive patio area that is unlikely to be used by adjoining owners. The Management Company administers outgoings on behalf of the six bungalows which includes payment of the water charges, buildings insurance – one policy covers the six bungalows under a block policy and the contents insurance which is an individual policy assigned to each property owner. Other payments include the garden and maintenance of the grounds, payment for the collection and emptying of the rubbish bins, payment for the cleaning and emptying of the septic tank and bank charges incurred for the running of the business card. Payment for all of the above services is jointly shared between the six owners and currently this is £50 per month (£600 per annum). PLANNING PERMISSION – Planning permission was granted on 8th August 2013 under a Certificate of Lawful Development for the proposed use of holiday let as a permanent residential dwelling house. Planning application PA13/04360. In planning terms this allows the property to be used as a full time residential dwelling although the Lease limits its use to holiday or second home usage. It is entirely possible that a Deed of Variation could be sought to change the Lease and therefore allow the property to be used as a full time home.
