Will there be a shortage of vegetableseeds for gardeners in 2010? It is possi-ble, says Barbara Melera, owner of theoldest seed house in the country, D. Lan-dreth Seeds, formerly of Baltimore andnow of New Freedom, Pa.

Landreth recently published a beauti-ful and historical catalog to celebrate225 years of teaching gardeners how tog a rd e n .

After back to back good years – 2008ssalmonella scares and 2009s pooreconomy send homeowners into thegarden to grow their own food – youmight expect a backslide in seed sales,Melera says. New gardeners get discour-aged or bored.

But, she says, “In 2009, we had theworst growing season in 50 years.” Rainand disease destroyed crops and withthem, the seeds for next year’s garden.

“Onion sets. And a cucumber seeds h o rt a g e , ” she predicts. “We are beingtold that the cucumber harvest wascatastrophic, attacked late in the seasonby woolly mildew. There was fruit, butno viable seeds inside.

“We are being told that many, many

varieties simply won’t be available.”Likewise, Europe had a terrible har-

vest this year, and Europeans purchasedmuch of their produce from the UnitedStates, taking with it the seeds.

And, as further proof that we are in aglobal marketplace, Europeans and Aus-tralians have taken a fancy to eatingsprouts – tons of sprouts.

“When you grow vegetables just toget the sprouts, nothing gets to fruit.And they are consuming gigantic quan-tities of seeds just for the purpose ofs p ro u t s . ”

Word of possible shortages must beleaking out, Melera says, because retail-ers are telling her they had their best De-cember in years.

It is certainly true that vegetable gar-deners are ordering seeds earlier andearlier, but Melera says she thinks it ismore likely that gardeners are acting outof fear of shortages.

It would be a shame, she says, if theyoung gardeners for whom it isbecoming a passion should face such asetback.

She also incorporated tileson the treads that friends and familywrote to her to commemorate her 30thbirthday. She suggests doing a sampleboard or stepping stone of mosaic tilingbefore tackling the stairs because it wasa project that took dozens of hours.

Other ways to spiff up your stairway• Change out art – Patricia Shack-

elford of Kansas City took on a craftproject for her stairwell, painting can-vases two equal colors and using inex-pensive frames.

• Improve the lighting – Use a wallsconce or lights that mount to the risers.

• Paint the walls – Shackelford’s wallsare sunshine yellow, making it feel warmand welcoming like spring, even on acold winter’s day.

Your home should rise up togreet you, lifestyle experts areforever preaching. Sprucing upthe stairway is a simple start.

“Stairs are architectural de-tails that should be played up,”says Karol Nickell, editor inchief of Fresh Home magazine.“But they often get ignored be-cause they’re passageways. Peo-ple forget that they’re the tran-sition between the public andprivate places in the home,which makes them important.”

To say Patricia Shackelfordof Kansas City, Mo., felt uplift-ed when a candy-coloredstriped runner recently spiffedup her stairway is an under-statement. Here’s what shewrote in her blog, Mrs. Bland-ings: “Is it possible that the in-stallation of a carpet runnerwould offer such joy? Can youimagine your heart skipping,not a beat, but just skipping?”

So how does she feel abouther stairs now, after her threesons, ages 7, 10 and 13, as wellas the family’s boxer, Rosie,have trounced up and downthem hundreds of times in oneof the snowiest winters in his-tor y?

“The same,” S h a c k e l f o rdsays with a satisfied smile. “It’swearing well.” However, sheconcedes no one wears theirshoes in the house, which is

why the cotton runner stilllooks new. In a shoe-wearinghouse, wool takes a better beat-ing, especially in high-traffica re a s .

Shackelford found the twoDash & Albert rugs she used asrunners at Stuff in Kansas City.It took installers about half aday to staple them in place tothe stairs. The project costabout $750.

Nickell says there are otherways to add a little springtimeto our steps. Painting the risers– not the treads – a contrastingcolor is a smart choice. “Itwould also improve safety be-cause it’s easier to see each stepas you go up,” she says.

The skirting of the staircasein front entrances, often paint-ed the same color as the mold-ing, also could be painted anew color. “You could evenstencil in a traditional supportbracket and paint it a brightcolor like lime green,” she says.“And when you get sick of it,you could just paint over it.”

Another idea Nickell likes isusing carpet tiles, which areeasy for do-it-yourselfers to in-stall. “There are so many colorsand textures, and they’re verylow profile and flexible to workwith,” she says. “You could al-most make a colorful, modernpatchwork quilt with yourstairs.”

Aubrey McClintock of OldForge, Pa., and her husband,

Lee, swapped out their scuffedrubbery stair treads for zebraprint Flor carpet tiles. “It was ahuge change right away,” shesays, who shows crafting andhome projects on her blog, ADaily Obsession. “I really want-ed animal prints. I have a thingfor them. They’re not over thetop, but they’re fun.”

“I like that if they get reallygross, it’s easy to pull them andchange them out,” McClintocksays. It was a fairly inexpensivechange, too, about $100.

Casey Simmons of KansasCity took tiling her stairs sever-al steps further. About eightyears ago, she installed mosaicsof tile samples, shells and riverrocks from vacations as well as

broken dishes to the treads ofthe stairs leading up from thelower level.

“I love them,” says Simmons,co-owner of Stuff. “When I’mtalking on the phone I’ll go andsit on the rocks. It created anice nook. They feel great un-derfoot, too, like those pebblymassagers.”

Simmons spent 6 to 12 hourson each step in yoga-like posi-tions to accomplish the elabo-rate mosaics. She knows theeclectic, beach bungalow-likelook of hers isn’t for everyone.

“Someone could do it in onecolor palette or one style of tile,and it would be sophisticated,”she says. “And at the sametime, personal.”

Warm soil makes happy plants this season

After an endless wait of weeks, the peas havefinally sprouted in my garden. It had taken longenough that I’d begun to fret, worried that theyhad rotted in the ground. No amount of stand-ing over them, tapping my foot and demandingaction was going to get them to sprout. Theyw e re n ’t stubborn; they were chilly.

Though our days are warm, our soils aren’t,so if you’re thinking of rushing the season,warm the soil before you plant. Row covers,plastic or water walls are ways to speed yourgarden from seed to table.

Floating row covers, made of a light fabric,can raise soil temperatures 1 to 3 degrees.Though this doesn’t seem dramatic, if you sowyour seeds directly into the ground, then tuckthem in with this cloth, they’ll sprout soonerand you won’t be left wondering if you’ve de-stroyed your crop before the summer got going,which is when decent gardeners kill theirplants.

Cocooned under the cloth, radishes, lettuce,spinach, peas, Chinese cabbage, beets, carrots,turnips and parsnips stay warm, germinatingsooner than they would if left out in the cold.Weigh down the edges of the cloth so winddoesn’t blow it to Kansas, and leave enoughslack to let the seedlings lift it as they grow.

If you’re popping in seedlings, warm the soilbefore you plant with sheet plastic laid acrossthe ground. Use 6 mil or greater grade of black

plastic, secured to the ground with wire U-shaped earth staples. Though clear plasticwarms faster, the see-through covering acts likea cozy greenhouse for weeds, which grow nicelyunder the tenting.

Let the soil warm under plastic for twoweeks, then check the temperature with a soilthermometer to see if your ground is ready forseedlings. In many cases the plastic should beremoved before planting, but if you want to useit as a season-long mulch, be sure it’s UV-resis-tant. Under the tender mercy of our sun, non-UV resistant plastic becomes brittle and shattersover summer, and you’re left vacuuming thegarden like an obsessive cleaner.

If you shopped early and brought home a fewplants, don’t fall victim to our fickle springweather and plant tomatoes, peppers or egg-plant without protection. Sleeve them with wa-ter walls to keep them from getting nipped byfrost. These water-filled frost protectors are agreat way to keep chilly nights and snow squallsfrom ruining your dreams of summer bounty.

The trick to true success with water walls isto warm the soil before you plant yourseedlings; keeping their bottoms as warm astheir tops means they’ll grow with enthusiasm.Set up your walls one week before you popthose plants in the ground, to raise soil temper-a t u re .

Remember to remove the water walls after

frost date, so plants can grow without a collar ofhot plastic in the summer.

excerpt from my new book,“Buy, Close, Move In!” pub-lished this month by Harper-Collins.

In general, the costs of buy-ing and owning investment realestate are similar to those ofbuying and owning a primaryresidence. You don’t want toskimp here just because you’renot planning on living in thep ro p e rt y.

First, if your tenants are unhappy, you’llbe unhappy because they’ll be calling youconstantly to fix things. Second, life canchange at the drop of a hat. You mightwind up living in this property at somepoint in time.

Before you buy, make sure you knowabout any potentially costly problems withthe property – for the sake of your tenantsand your wallet. To do this, hire a profes-sional home inspector who specializes inthe type of property you’re buying.

A professional home inspector will workfor a condo, a townhome, a single-familyhouse or even a small building with four toten rental units. For something larger, youmay want to hire a commercial buildinginspector or someone with experience in-specting commercial or industrial build-ings. Expect to pay at least $400, depend-ing on the size and complexity of the in-spection.

Keep in mind that the bigger the proper-ty, the most expensive the problems. Insome cases, it’s just that smaller problemsare replicated throughout four or moreunits and wind up costing a lot of cash upfront to fix.

In addition to spotting potentially ex-pensive problems and factoring in any nec-essary adjustments before you purchasethe property, you also have to figure out a

budget for ongoing mainte-nance.

If the property is largeenough, you may want to hiresomeone to be the buildingcaretaker or manager, which isanother expense. This personwould ideally live on-site or inthe neighborhood, so he or shecan be on hand to take care ofthose pesky 3 a.m. calls.

Here is a list of potential ex-penses you may encounter

when you buy and own rental property:Mortgage and real estate taxes; propertyand umbrella liability insurance premiums;homeowners association fees, co-op as-sessments or monthly maintenance fees;utilities; repairs to and maintenance of theexterior and interior of the property; land-scaping; special taxes and fees; repairs toget the unit in rentable condition; and, theX factor.

The X factor is a line item in your in-vestment property budget for the un-known – and something always pops up.Some investors use a percentage (such as 2or 5 percent of the maintenance budget)and some just add in a fixed cost (such as$1,000 or $5,000), depending on the sizeof the maintenance budget. The X factorcovers issues such as having to replace afurnace or hot water heater.

As you grow and learn as a real estate in-vestor, you’ll develop your own formulafor success. But you’ll always have towatch your expenses. When it comes toowning investment real estate, every timeyou spend money, it’s coming out of yourown pocket.

Dear Helaine and Joe: Mygreat-grandfather purchasedan urn in Japan around 1895.It stands 36 inches tall, andthe decoration is detailed.There are no markings. Ithas never been formally ap-praised, but an appraiser ca-sually said it is not a repro-duction. He also said thereare so many reproductions ofthis type of ware that theoriginals are only slightlymore valuable than the re-pros. The urn is in good con-dition. What can you tell usabout it? – J.Z.

Dear J.Z.: We are more thana little flabbergasted by whatthe appraiser had to say. Al-most without exception, origi-nals are significantly morevaluable than reproductions,and we are surprised that aprofessional appraiser wouldmake such a statement.

Anyway, let us first discusswhat this object is and how itwas made. In one of the pic-tures, we noticed a cream-col-ored edge around the ruffledrim, and this strongly suggestsa piece of Japanese Satsuma.

Satsuma is an important typeof Japanese pottery first madein the early 17th century atkilns located in the Kagoshimaprefecture, on the island ofKyushu captured by the lord ofSatsuma after he had tried (andfailed) to conquer Korea – c re -

ated the pottery. Using localwhite clay, these potters pro-duced light, porous semi-porcelain that was a soft beige(or cream) color, withivory/brown undertones.

The glaze on Satsuma piecesis crackled – or covered with afine network of shallow cracks.These cracks occur because theglaze shrinks more than thepottery itself in the kiln.

It is our opinion that thisparticular piece was probablymanufactured in either Tokyoor Yokohama, not made in vil-lages associated with the lordof Satsuma or in Kyoto. It is at-tractive, but not of the bestartistic quality.

The 1895 date seems early tous, and unless there is docu-mentation, we feel this piece iscirca 1915 or 1920.

In any event, such a largepiece is highly desirable. Thispiece would be more valuableif it were one of a pair or if ithad a lid. Lacking these en-hancements, however, it has aninsurance replacement value of$1,600 to $2,200.

Vignettesbring ahometo life

One of the easiest ways to add de-signer zing to your home is to arrangeobjects into vignettes, or groupings,atop tables and shelves. Think of it ascreating a beautiful still life. You canmake a vignette on top of any flat sur-face: dresser, table, bookshelf, counter-top or window ledge. You can use vas-es, mirrors, plants, greenery, photos orother personal belongings to create amood, just like a set designer does fora film or play.

Here are seven tips for creating strik-ing vignettes in your home:

1. Build your vignette around a lightsource. If your arrangement of objectsis in a dark corner, it won’t be seen andthe effect will be lost. Try building yourvignette around a lamp.

2. Choose objects to support thestyle and theme of your room. If yourroom is formal, a symmetrical designworks best. If the room is casual, asym-metrical groupings are better.

3. Use color in your vignette to coor-dinate a room. Use items in shades thatcomplement the dominant color in aroom. Silk flowers or artificial fruit aregood ways to introduce color.

4. Display objects in odd numbers.Place several objects of similar shape,size and color together in odd numbersfor maximum impact. Groups of threeor five work well and are stronger visu-ally than a group of two or four.

5. Vary the height of objects. Use

small pedestals to elevate items. Trystacking books to create a platform forsmaller objects.

6. Stick to a theme. Group candles,for example, or family vacation photos.

7. Create depth. Place objects fromthe back of the flat surface to the frontinstead of in a straight line the length ofthe surface. Placing objects atop a mir-ror is an easy way to create a sense ofdimension.
