Future Focus Study Goals
Evaluate the options for regional economic growth which expand possibilities and preserve the integrity and quality of life
Insure that the Study reflects the regional constituency and can build a regional brand
Align with the growing development of the Coatesville School District

The Region Today The Study Area includes the nine municipalities of the Coatesville School District
Demographic Characteristics
The population of the region grew from 51,421 residents in 2000 to 64,976 persons, according to the 2010 U.S. Census.
That represents a growth rate of just over 25%
A rate much faster than Chester County as a whole

Demographic Characteristics
Caln, Valley, East Fallowfield and West Caln Townships and the City of Coatesville added the largest numbers of new residents, with East Fallowfield registering the largest percentage gain at 44.4%.
Median Household Incomes also rose significantly from $51,640 in 2000 to $67,621 in 2010.
Two municipalities – Valley Township and South Coatesville – saw household incomes increase at a faster estimated pace than those of the County.
Demographic Characteristics
Caln Township has a higher median household income than Chester County at $87,564.
Household Incomes range from the high in Caln Township to median household income in Coatesville at just under $40,000.
Over one quarter of households in the region earned more than $100,000 annually

The mix of jobs in the region reflects very closely the job mix of Chester County

Economic Characteristics
More than 60% of the region’s workforce is engaged in white collar employment. The agricultural industry remains a significant part of the regional landscape.
The region generates an estimated 15,000 jobs with many employers having 100 or more employees.

Economic Characteristics
The increase in the median value of homes in the region was 76% from 2000 to 2010, which was just shy of the County rate of 78%.

Stated Perception RealityWCC is an isolated region where there is not much happening.
Population growth exceeded the rate of the County. Business growth also expanded.
Business has left this economically distressed area. The region has added jobs over the past 10 years: Sikorsky, Keystone Foods, others.
Educational attainment is poor and is compounded by a bad school system.
The population has a higher educational attainment than surrounding areas and school district report cards meet or exceed State standards in math, reading and other areas.
Crime and drugs are a problem in the region. These are national issues. While Coatesville has a higher crime rate than its adjacent communities, when examined as a whole, WCC has a comparable or lower crime rate than Lancaster or Reading.
The quality of the workforce is poor. The regional workforce is very comparable to that of the County. The potential for pulling from the Reverse Commute Labor Shed is strong.
There are many polluted areas in the region, including the Brandywine Creek.
Of the 20 largest emitters of industrial contaminants in Chester County, only 2 are in WCC. Only 3 of the County’s 18 Superfund sites are located here.
