Location The Grange is located in the historic Efford Down Park, adjoining the clifftop Efford Down, an area protected by covenant and rich in rare maritime vegetation. The house can just be seen at the end of the private road, set in its woodland garden. Across the wide lawn is a gate onto the clifftop and the path down to the beach. Views from here are stunning. A short path through the woods borders the churchyard and opens onto the lane beside St Michael’s Church.

Bude is renowned as an Atlantic coast resort, with expansive beaches, wild coastline, surf breaks, a

stunning sea pool, golf course, sea and coarse fishing and attractions for residents and visitors alike, such as annual jazz and folk festivals, weekly food markets, arts and crafts exhibitions and even an annual triathlon. Its tourist industry, established in Victorian times, has been greatly boosted in recent years by Bude’s popularity for surfing and sailing. The coastline here is particularly significant in terms of geology and wildlife and is a designated SSSI site.

The town centre offers a range of independently owned businesses such as hotels (notably The Falcon established 1798), restaurants and shops. Primary and secondary schools are within the town, as are doctors’ surgeries and Stratton Hospital is nearby. Cultural events, clubs and societies combined with the bustling town and positive atmosphere, attest to Bude, with its growing population, being a thriving centre for this traditionally rural area.

The Property Enter a glazed porch with cloakroom adjoining, and through glazed double doors into an impressive, large, high ceilinged dining hall, an elegant room with great space for entertaining. Floor to ceiling glazed doors open to the garden room, which is also generously proportioned, the perfect spot to take in the stunning view across the west facing garden. With a glazed roof, it has radiators and underfloor heating for maximum enjoyment of the space on cooler days. Patio doors open onto a terrace.

Off the hall is a twin bedroom which could also be considered ideal as a study or playroom. With double aspect windows, it is naturally bright and has the convenience of an en suite shower room.

A beautifully light kitchen, allows for a sitting area, a kitchen table and is fitted with wall and floor cupboards, granite work surfaces and a four-oven gas Aga with electric ceramic hob and grill/ fan oven. With views across the garden and French doors onto the patio, this is a very pleasant family room.

Off the kitchen is a very useful lobby area, ideal for pets as a boot room and with sliding doors to the side garden. It has a glazed, orangery style roof and door into the utility room, which is well fitted for storage and with all necessary plumbing.

Across the dining hall from the kitchen is a short staircase to the split-level bedroom wing. First is the guest bedroom, looking across the garden

towards the sea, with an en suite shower room and ample fitted wardrobe space. Up another short flight of stairs is the principal bedroom, which is generously proportioned, with garden and sea views and extensive fitted furniture. The en suite has twin hand basins, bath, shower enclosure, heated towel rail and linen cupboard.

A turning staircase from the dining hall rises to the sitting room, an airy and open space with spectacular views over the garden, the woodland and the Atlantic Ocean. A feature arrowhead window with a recess for a desk and fitted bookshelves make this a versatile space.

Another attractive double bedroom, also with sea views, is on this floor and has an en suite bathroom. Adjoining it is a smaller room, suitable for bunk beds or use as an office/study. It has a feature casement window and overlooks the front entrance and drive. The utility room connects the house to the integral double garage which is of generous size with a sectional electric door, windows to front and side, a wall mounted Worcester gas boiler, pressurised hot water cylinder and plenty of storage space. Stairs rise to a very pleasant studio, currently kitted out with an impressive model railway. The large Velux window and glazed gable window allow a great deal of light into this room, which could make a perfect work from home office, having a separate entrance to the house if required.

OutsideThe entrance from the private road is a well-maintained block paved drive, bordered by a Cornish stone hedge and neatly kept lawn. There are useful fruit and/or vegetable beds just outside the kitchen and a paved terrace for barbecues. There is a large workshop/garden shed. The garden stretches seaward to a (private) gate onto the Downs and taking a short path through a woodland glade brings us to ‘the lookout’ — the deck— from which to enjoy all the delights of this privileged location.
