To our Cathedral Rock Church Family,

As we look back on how far the Lord has brought us, we are amazed by everything

He has done in and through our church. Our hearts are full of gratitude for His many

blessings and for all of the sacrifices made by His faithful followers who call Cathedral

Rock Church their home. We look forward to the day when we can reflect on our years

and say with absolute confidence and amazement that God enabled us to accomplish

what He called us to do. Most importantly, we know that God desires to use us for His

glory – both individually and corporately as a church.

The elders of Cathedral Rock Church, past and present, are united in the mission and

vision for our church. We know that it will take each and every one of us working

diligently together to achieve this clear and compelling task. We trust a mighty God

to strengthen our church and supply our needs as we set our sights on gaining a place

of permanence to impact this community for generations to come. We believe having

our own church facility will be an incredible tool to help us further realize our mission,

vision, and values – multiplying more and better disciples, launching new churches, and

having an irreplaceable impact in Northern El Paso County.

The time has come for all of us to prayerfully consider using some of the resources

God has entrusted to our care toward this stewardship initiative in order to launch the

construction of a Phase 1 facility project. We have the people, the mission, and the

property – all we need now is the funding for a facility. As entrusted leaders of this

church family, we want you to know that each of you are loved and appreciated for your

generosity that is used to advance God’s kingdom. We consider every penny a blessing

and are committed to being honorable stewards with your valuable gifts. May we be

reminded of what Jesus told His disciples in Matthew 19:26 (NIV): “With man this is

impossible, but with God all things are possible.”

Vision

Background / Timeline

Our church’s 2020 Vision: In the next five years, we desire to be used by God to raise up three hundred disciplemakers, help plant two transformational churches, and gain a place of permanence in Northern El Paso County.

Our church’s vision for a place of permanence in Northern El Paso County:

• To glorify God and advance His kingdom• To provide an incredible ministry tool to

help us further realize our mission, vision, and values

• To plant roots in our rapidly increasing and largely unchurched community

• To gain a place of permanence for future generations to hear the gospel

Our Journey for a Place of Permanence

January 2014 · · · · Fox Meadow Church initiates a Facility Exploration Team.

June 2014 · · · · Fox Meadow Church purchases a 5.08-acre parcel of land at 846 Struthers Ranch Road.

November 2014 · · · · Journey Chapel and Fox Meadow Church join to create Cathedral Rock Church.

December 2014 · · · · Cathedral Rock Church Elder Board commissions the facility project and issues a detailed project planning guidance memo.

January 2015 · · · · Cathedral Rock Church initiates the schematic design phase and technical site development planning process that produced a site plan, schematic drawings, and building renderings for Phase 1 and a Master Plan build-out.

May 2015 · · · · Cathedral Rock Church’s congregation approves the 2020 Vision, which includes pursuing a place of permanence in Northern El Paso County.

December 2015 · · · · Cathedral Rock Church’s congregation votes to enter into a 3-year Stewardship Initiative.

Spring 2016 · · · · The Planting Roots Stewardship Initiative is created and begins a period of information sharing with the congregation.

Summer 2016 · · · · El Paso County approves the Site Development Plan. Our building Phase 1 schematic design, comprised of 11,000 sq ft of functional space, is essentially finalized.

Fall 2016 · · · · The Planting Roots Stewardship Initiative officially kicks off!

PLANTING ROOTS STEWARDSHIP INITIATIVE

The overall facility project employs a phased construction strategy. Phase 1, as currently designed, can support the church’s full ministry vision for several years. Cathedral Rock Church will only move to follow-on phases and additional construction IF actual church growth highlights a need for additional ministry space, the proposed plan supports the CRC ministry vision, and the church can afford to build additional facilities.

What will the new facility look like?

Phase 1 is a functional structure that includes the following:

• Approximately 11,000 square feet of ministry space.

• Option for an additional 5,000 square foot mezzanine if funds allow.

• Multi-Purpose Auditorium seating 300 for weekly worship and events.

• Children’s Ministry area with space for nursery to 5th graders. Includes some multi-purpose rooms for use by groups throughout the week.

• Paved and lighted parking for over 100 vehicles.

• An inviting “connection” foyer with a serving kitchen/café.

• Adequate restrooms and storage.• Attractive xeriscape landscaping and signage.

Phase 1 is the “beach head” plan that will allow CRC to establish an initial presence on the property. It will provide space for worshiping, connecting, and impacting our community. Phase 1 is an integral part and lays the foundation for the larger Master Build-Out Plan, and may eventually become a full CRC ministry campus over a period of years as needs arise and funding is available. What will the new facility look like?

The Master Build-Out is a full ministry campus that includes the following:

• Approximately 57,000 square feet of total ministry space (including Phase 1 space) to serve a church of 1,000 people (650 adults and 350 children/youth).

• Main Worship area that seats 600.• Warm and inviting connection foyer with a

café, fireplace, and an information center all opening out to a second-level deck facing the mountains.

• Large multi-purpose room with dividers that can serve a range of ministry purposes supported by a modern serving kitchen.

• A two-story Children’s Ministry wing with

a nursery, dedicated rooms for toddlers to 5th grade with a children’s auditorium and special needs classroom all designed to support a full range of children’s programs.

• A walk-out level that will house the church office area, workspace, storage, as well as ministry/conference rooms.

• Core elements to include multiple restroom sets, an elevator, storage, and technology closets.

• Paved and lighted parking lot for over 250 vehicles.

• Attractive xeriscape landscaping and signage.

God has given CRC a mission and vision, which includes a home – our place of permanence in Northern El Paso County. How can you support?

“I am the vine; you are the branches. If you remain in me and I in you, you will bear much fruit; apart from me you can do nothing. If you do not remain in me, you are like a branch that is thrown away and withers; such branches are picked up, thrown into the fire and burned. If you remain in me and my words remain in you, ask whatever you wish and it will be done for you. PLANTING ROOTS STEWARDSHIP INITIATIVE

The facility project team is working with a $2.7M (+/- 15%) planning budget during the schematic design phase. This planning budget provides a rough estimate of what the Phase 1 structure will cost based on projections from the facility team and general contractor. It is important to note that the final cost may vary based on actual construction fees and options. Below is the current projection. The $3.14M estimate includes the property loan, half of which is already paid off, and contingencies:

To achieve the required funds, CRC must finance a portion of the expenses. The Elder Board has set a goal of $1.2M for the Planting Roots Stewardship Initiative, which means that approximately $1.58M will need to be financed to fund Phase 1. The amount we need to finance will decrease if we raise more than $1.2M – a reason to prayerfully consider giving! While this amount is significant, we are currently paying a significant amount to rent space for worship in the Tri-Lakes YMCA, for storage, and for church offices.

Land Purchase $700,000

Site Prep/Parking $400,000

Facility Construction $1,650,000 (11,000 sq ft @ $150 psf)

Tap/Connection Fees $60,000

Professional Fees $130,000 (architect/engineer)

Landscaping/Signage $100,000 (allowance)

Project Contingency $ 100,000

TOTAL ESTIMATE $ 3,140,000

Please prayerfully consider all of the assets on your balance sheet over which you are a steward. The following is a list of some assets to consider:

Securities: stocks, bonds, mutual funds

Retirement Assets: IRA, 401(k), 403(b), etc.

Real Estate: residential or vacation homes, commercial real estate, farms or ranches, mineral rights

Business Interests: partnerships, C-Corp, S-Corp, LLCs

Collectibles: jewelry, artwork, antiques, etc.

Please also examine your monthly income and prayerfully consider how you can give above your monthly giving. The following giving chart may serve as a guide as you pray. Please remember, it all adds up and every gift helps establish a place of permanence for CRC.

In reality, your commitment may vary from year to year. Please consider incrementally increasing your donation over the next three years, as God may provide you additional available income in 2017, 2018, and 2019. For this reason, our commitment card has several lines. Please remember that every gift is a blessing. Thank you for praying and responding!
