WelcomeWe are delighted to once again welcome all of you
to the 2018 edition of The South West Property Sportive. Welcome to those attending for the first time, we hope you will thoroughly enjoy the experience and come back again next year. For those returning for another run, welcome back, have fun and we are grateful for your support once again. Having got out and about on the course last year it was encouraging to see so many smiley faces clearly enjoying their day out. The great thing about the event is that it caters for all abilities and levels of competitive nature. The team that stopped for a cream tea in Cheddar are testament to that!
Paul, Mike and the team at Bikefest did a great job last year and the feedback from the event was extremely positive with everyone I spoke to having had a great day. We’ve listened to feedback and tweaked certain things. For example this years post event burgers are something to look forward to! No doubt today’s event will be similarly well received and we thank Bikefest for the effort put in to run the event down here at Somerville Pavillion which provides the perfect venue and is now into its third year.
The BPAA is pleased to remain associated with this excellent event and grateful for your continued support of the Association’s charity which for 2018 is Young Bristol. Hopefully some of their team are here today helping out in various roles. It is lovely to have their interaction and support and to get a glimpse of the good work they carry out on behalf of the younger generation in the city.
We are also incredibly grateful to all our sponsors, details of which you will see throughout this booklet and around the courses. This event would not be possible without your support is very much appreciated. Some special thanks go out to the volunteers who are helping out on food stations, registration and generally cheering you all on around the course throughout the day.
I’m hoping to take part in some form or another this year so will hopefully see you all whizzing past me at some stage throughout the day and make it back in time for the presentations at the pavilion post race. Please do stay around for some socialising, food and possibly a refreshing drink. You may even win one of the prizes awarded ad-hoc on the day.

It seeks to influence decisions within and controls over our working environment and promote a business case for commercial and residential property throughout the Bristol area.
The Association’s membership is drawn from a large number of businesses involved primarily in all aspects of commercial and residential property and includes surveyors, solicitors, architects, developers and contractors.
The BPAA Planning Liaison Sub-Committee holds regular meetings with the Local Planning Authority and is an important consultee in all matters of planning policy and development control.
Originally formed in 1946 as the Bristol Auctioneers and Estate Agents Association, the BPAA continues to respond to changing market circumstances and remains the most respected and foremost property voice in Greater Bristol.
The Association’s Annual Dinner is in February each year as well as a number of business lunches throughout the year, with guest speakers presenting relevant topics. The Sporting Calendar includes Golf, Boules, Tennis, and Cyclosportive.

The SOUTH WEST PROPERTY SPORTIVE is a non-competitive road sportive. Due to legal reasons the Sportive will be started in small waves of riders at set intervals. The registration will be open from 7 am onwards (please see page 12-21 for your start time).The courses are fully marked, but every rider will be given a small ‘backup map’ in case the marking is not 100% clear or gets damaged/removed. Around the course, you will find 1-4 service stations where you can fill up with drinks and a great selection of foods. Alongside the energy back up, mechanics will be out there trying to help everybody with any technical problems. There will be 2-3 broom wagons patrolling the courses to pick up anybody struggling to finish.
Three different courses will be on offer (distances are approximate): The 160km (100miles) long CENTURY Sportive, the 100km (63miles) long DISTANCE Sportive and the 70km (44miles) long CLASSIC Sportive.
Those who want to ride the 160km/100miles will first conquer a ‘warm-up’ loop up towards the lower end of the Cotswold hills before heading south-west, riding in the Mendips and lake region to complete the full distance.
The idea is that the first 60km/35miles (warm-up/Cotswold loop) is taking in some glorious Gloucestershire countryside including Castle Coombe village, before it heads back to the Somerdale Pavilion in Keynsham where refreshments await. Then those riders wanting to join their friends for the traditional Mendip 100km/65miles can hook up and ride out together for some of the best riding Somerset has to offer.
Once you’ve managed to complete your ride and come over the finish line, make sure you don’t just race past the timing crew as you would miss out on a great afternoon of free food and the chance to share a few riding stories with your fellow sportive riders.
ON THE DAYThe event and registration will be open from 7 am onwards. Simply make your way to the registration hall (in the main Somerdale Pavilion building) and find your name on the signing on sheets.
After you have signed and provided your personal mobile number (so that we can reach you while out on the course if needed) and your emergency contact number you will be given your briefing (back up map on reverse) and your number board.
Once you have fitted your number board (it holds the timing chip on the back), checked your bike once again and when your start time is approaching you can make your way to the start line/arch.
There you will be given a verbal briefing and some last-minute updates before you can start your ride. Simply follow the signs and make sure you obey the highway code and have a great time on some of the nicest roads the South West has to offer…and all that for a good cause.

The loop is approx. 100km (62.5miles) long. The red dotted line shows the ‘shortcut’ to reduce the 100km loop to the shorter 70km (44miles) loop (CLASSIC Sportive).DISTANCE Sportive (100km) riders have to pass the split point (approx. 35km) before 12 noon otherwise they will be diverted onto the shorter course.

The 2018 South West Property Sportive offers 3 different courses. The 160km long CENTURY Sportive, the 100km long DISTANCE Sportive and the 70km long CLASSIC Sportive.
All three courses start and finish at the Somerdale Pavilion in Keynsham. However to give riders on the CENTURY Sportive the opportunity to refresh after their first 60km and potentially enjoy the 2nd part of their ride with friends and colleagues (who have opted for the 100km or 70km option), we bring the course back to the Somerdale Pavilion before they head out again to complete their ride.
So only the CENTURY Sportive goes onto the Cotswold loop (see underneath) before coming back to the Somerdale Pavilion and then heading out onto the Mendip loop (please see below). The other two distances go straight onto the Mendip loop.
FIRST AIDThere will be two medi-cars on the courses. See map / briefing for contact details.
CHANGING FACILITIESThere are changing rooms and showers at the Somerdale Pavilion. There is no provision for secure storage or valuables. The organisers are not responsible for any loss of property.
FOOD AND DRINKPlease ensure that you bring enough water and food with you. There are three food stations around the course. However please be aware that the stations are for replenishing your supplies rather than being relied upon as the only source of your provisions. There will be after ride food provided, and there is a bar providing soft drinks and bottled alcoholic drinks.
BIKE MECHANICFor a donation to charity, BW Cycling are offering light servicing and repairs. Please be aware they may not always be able to meet demand. This service should not be relied on to fix existing problems with your bike.
BROOM WAGONThe broom wagon will sweep up riders who fall behind the required time limits. They will pick up riders who are having difficulty and it should be noted the courses close at 4.30 pm.
AFTER RIDE MEALThe After Ride Meal will be available when you get back from your ride. We are going to have a BBQ from approx. 5.00 pm onwards.
PRIZE GIVINGThe prize giving will take place during the after ride dinner. Prizes have been sponsored by Burston Cook.

The ride will have an open start. Riders can start their sportive at the following times on Thursday the 20th September 2018 at the Somerdale Pavilion in Keynsham, Bristol. CENTURY Sportive (160km) from 8 am / DISTANCE Sportive (100km) from 10 am / CLASSIC Sportive from 12 noon.
All sportive riders will be given a number board with the chip fixed to the back. Please check you have a chip when you pick your number board up at registration and make sure that you have your number board on your bike. The boards have to be visibly attached to the centre of the handlebars. It is the rider’s responsibility to ensure their number is clearly legible when passing control points (service stations and finish line). If you forget to fit your number board/timing chip, we will not be able to give you a finishing time.
Do not leave the course until you have either signed off at the start/finish line or you have informed a marshal or other official by ensuring that they make a note of your number.
The 60km long Cotswold loop (only part of the CENTURY Sportive) will be waymarked with black on red arrows. The CLASSIC and DISTANCE Sportive (Mendips loop) will be marked with white on red arrows. It is essential that you stay on the marked route at all times. We will focus on marking when you turn off the road you are on – rather than put a marker every hundred yards on the same stretch of road.
It is essential that the CENTURY Sportive riders come back to the start/finish at the Somerdale Pavilion once completed the 60km long Cotswold loop to be counted and to be given their split time. The course is not completed if you ride past the Somerdale Pavilion.
All split points are clearly marked. If uncertain of where to go, please check with the marshal.
The course is run entirely on open roads. You must obey all Highway Code Rules. You are requested to ride in single file where appropriate and no more than 2 abreast at any time. Please be aware of your fellow cyclists and other traffic. Please indicate your intention to stop or change direction. There is no road too small for a tractor or a Landrover to come around the corner. Please take extra caution and only overtake other riders if you are sure that you won’t affect other road users.
Please do not pass through any traffic lights on red! Police will be patrolling the route and any cyclists found to be riding outside of the road rules will be subject to fines. Failure to comply with the rule will result in disqualification.
The route will be marshalled at key points. Riders, as well as spectators, have to follow marshals and officials instructions at all times prior to, during and after the ride.
Please take a mobile phone for emergencies. You will find the emergency numbers on your number board as well as on this briefing.
There will be feed stations along the way, but it is essential to carry sufficient food, water, waterproofs and repair kit!! There will be two feed stations (at approx. 33 and 38km) on the CLASSIC Sportive (approx. 70km), two feeding stations on the DISTANCE Sportive (approx. 100km) route at approximately 33 and 64km. Three feeding stations will be in place for the CENTURY Sportive (approx. 160km) at approximately 58, 90 and 120km. Make sure you eat and drink sufficiently – before, during and after the ride!! The feed stations are for replenishing your supplies, but they are not to be relied upon as the only source of your provisions.
Next, to one of the feed stations, we will have technical support where minor technical problems can be repaired. In case of a technical problem, please make your way to a technical service station so that you can finish the ride securely and safely.
No participant (other than those on tandems) may take food or drink from anyone while on the move. If you need food or drink, you must stop to receive it.
Mobile support vehicles in the form of cars or motorbikes are strictly forbidden and will lead to disqualification. You may, however, receive outside support from a stationary vehicle; any such vehicle must not interfere with the progress of other riders.
The ride ends back at the Somerdale Pavilion where every finisher will receive their finishing present and refreshments. Please make sure that you go through the official finish at the event village so that we can register you.
Every rider is obliged to help if another rider is in trouble and also has to let the nearest marshal know.

Everyone is requested not to leave any rubbish on the course or on the car park.
Safety-approved cycling helmets are compulsory. We recommend cycle helmets complying with ANSI Z90/4 or SNELL standards. Any rider not wearing a helmet whilst participating in the event will be excluded. Cycling shoes, shorts and jerseys are also recommended.
All riders are recommended to wear appropriate clothing for the weather conditions and carry a mobile phone, 2 drink bottles, an energy bar or similar snack, tools, 2 replacement inner tubes and a pump
Riders are responsible for the perfect technical condition of their bike.
The organiser cannot be held responsible for loss of or damage to any personal belongings.
Please take this briefing with you on the ride so that you have the profiles and the emergency numbers to hand.
SOUTH WEST PROPERTY SPORTIVE organiser Bikefest Ltd. reserve the right to terminate an individual’s ride on health and safety grounds. The ride will take place regardless of bad weather and will only be cancelled, re-routed or stopped for reasons of safety. Entry fees, however, are not refundable.
You will be given a printed briefing which has the back-up maps on the back when you sign on. Please make sure that you take it with you on the ride. Last minute course changes are not considered on the maps.
