Welcome to My LMHSpring is often seen as the ‘growing season’ – new life in the fields, new flowers and plants in the ground. For LMH it is a period of growth as well as we welcome tenants to their new homes in Granby in Liverpool 8 and Ellergreen Green in Liverpool 11. We have started exciting projects that will see new homes being built or refurbished across the City. Over the next three years we will be building over 1,000 new homes and bringing a further 1,000 empty properties back into use. Take the time to find out more in our Development Special on pages 11-14.

Many of our customers continue to be affected by Welfare Reforms. LMH is here to help and support you through these changes. Please take time to take a look at Money Matters on page 6 or if you would like to speak to someone please do not hesitate to contact us through LMH Connect or come in to oneof our local housing offices.

We are proud to be working with Liverpool City Council to create Liverpool Mutual in Work which will provide lots of employment and training opportunities for LMH residents. Find out more on page 4.

Free Swimming Passes

HMS has chosen our 5 sports teams to sponsor for 2015.

After a hugely successful first year sponsoring sports teams, HMS has offered another £2,500 in sponsorship funding once again and the winners are:

Our Children’s health bursaries are a great way to get your children active for the summer. LMH can offer customers the opportunity to apply for funding for their children to partake in any physical activity. Some examples include 8 weeks swimming course, 12 weeks cheerleading or even 6 weeks football training.

Application forms are available by sending a request to the Community Regeneration Team.

LMH recognises that the health and wellbeing of customers is most important. With this in mind we are offering customers a chance to apply for a free 8 week swimming pass to be used in any Lifestyles sports centres. In order for the pass to be beneficial, customers must agree to use it at least twice a week. Applications will also be approved after tenancy checks have taken place.

LMH is currently in the process of setting a 3 year contract to provide a holiday club that would be free for all children of LMH households to attend.

Camps would run every school holiday with the exception of bank holidays and Christmas. To register your interest, please contact the Community Regeneration Team via LMH Connect.

You can be confident in reporting Anti Social Behaviour (ASB) to LMH. We encourage all residents to work with us in reporting and tackling nuisance and ASB issues. Cases where we have to take legal action are greatly strengthened at court when we have witness reports and evidence. To report nuisance and ASB call:

ONE MAGNIFICENT CITYMay 2015 will welcome the Three Cunard Queens; Queen Mary 2, Queen Elizabeth and Queen Victoria who will meet in the River Mersey for the first time in an event that will make maritime history. Following this spectacular once in a lifetime event, the International Mersey River Festival and On the Waterfront concerts will take place on the Pier Head and Albert Dock sites in June for all ages to enjoy.

WELFARE REFORM TENANT CHAMPIONS PROJECTLMH are looking for a number of local tenant representatives who would be willing to work

with us to become champions of welfare reform.

The project would involve training to increase knowledge and awareness. It would also enable tenants to help to promote key messages and

signpost to support services available to people affected by changes to welfare benefits.

County Road is one of the main arteries into and out of the city. It is also one known for looking slightly scruffy. Well to end this image LMH took part in the Big County Road Clean up.

Spread out over the week from 2nd to 6th March, LMH along with other partners like Tesco, Alsop School, some of the local businesses and County Councillors helped to spruce up the area. Staff from our North Office donned gloves, hi-vis vests and litter pickers and walking around the surrounding streets in the perishing cold filled bags up with litter from the roads and pavements.

By the end of the week, Country Road looked a lot smarter. If you get the chance, have a walk down there and also check out the fabulous spray paint mural of a lady on the shop front of the old Ethel Austins, you’ll be impressed.

“Constant fly-tipping is making the area look unsightly.” We sent out letters warning of possible fines. LMH worked hard with Liverpool City Council’s Environmental team and successfully went on to have 2 tenants given penalty notices.GLOBE STREET.

“There is anti social behaviour on a patch of land behind the houses and a large drop into the ally.” We cut the bushes back so people can no longer hide and erected fencing to remove the danger of the drop.

What do you think of it so far?

Having a blast!What a glorious day the Westminster Estate Impact day turned out to bee. I say bee because the amount of activity going on was like a hive, everyone buzzing about.

The Ladies from Adelaide House got stuck in, cleared the area and put in a sterling effort planting rose bushes and other flowers in a newly created enclosed garden, which LMH staff and Elaine from WETRA covered in loose bark chippings. Liverpool City Council kindly provided some members of the HIT team to knock down a derelict and dangerous wall.

Two of the day’s highlights were the kind provision of ‘Lumberjacks’ from the City Council to cut back some very high and dangerous trees, and the renovation of a pillar from Kirkdale Industrial School. The pillar dates back to 1843 and is the only remaining part of the original grand building that took up the whole of the Westminster site before it’s demolition.

All the hard work really paid off and everyone went home with a smile on their face. Councillor Joe Hanson will be providing funding for further renovations.

LMH, HMS, Liverpool City Council, Merseyside Police, Merseyside Fire & Rescue Service and Community Payback all came together with the Tenant and Resident Association from The Green to spruce up the area.

The green areas were cut and pruned and the estate was cleaned up. Councillor Peter Brennan who was in attendance said “A massive thank you to all the organisations, partners and individuals who helped out. The area looks amazing and I know the residents were very happy and appreciative as were ourselves as local councillors, a fantastic example of true partnership working at it’s best!!” Those comments were also echoed by Councillor Gary Millar who was also in attendance on the day.

Residents completed survey’s to gather views of how LMH and the City Council can improve the services. Please see the schedule on page 9 for a Community Impact day near you.

A new piece of public art dedicated to World War One has been unveiled at Liverpool ONE. This giant penguin was designed by Matilda Ashworth from Gateacre. More than 70 children at the school put forward designs for the penguin and Matilda came up with the winning design, which features the penguin in uniform from the era painted with images from the battlefield and poppies.

Councillor Mark Norris assistant Cabinet Member for Education and Children’s Services, said: “When we came across the penguin we decided we had to find a way of turning it into a piece of public art. Matilda’s design is a wonderful tribute to the role the city played in World War One.

Matilda said: “I had the idea because at school we were learning about World War One as it is 100 years since it started. It looks better than I expected it to and I am really excited and happy!”

LMH, in partnership with STEC (Speke Training and Education Centre) have launched a new digital hub offering I.T. training and a Job Club in the Bridge Chapel Centre. Heath Road, Garston, L19 4XR. LMH have gifted 10 computers to the project and it is already looking like we will need more! Our training course is appropriate to all levels of computer knowledge and will help you do anything from switching a computer on to how to be safe while searching the internet.

The sessions run from 10am -12pm every Friday so come along and see what is on offer. All courses and assistance are free for LMH tenants, so all we need from you is time and commitment.

We are calling on local people to dedicate just an hour or two a week to help older people in our community live happier, healthier, independent lives. As part of our Good Neighbour Scheme you can act as a local volunteer who will help out with all the things a friendly neighbour would do. The service is free to all LMH tenants over the age of 60 and offers practical help that can make all the difference, whether it’s assisting with shopping, collecting prescriptions or just chatting over a cup of tea.

Angela Forshaw, Director of Landlord Services for LMH said “The idea is to establish a pool of volunteers who will support older people in their own homes to maintain their independence. It’s about what the resident wants” If you are interested in finding out about the service we offer or volunteer opportunities contact service manager Eileen Deakin on 07436 799 258 or Alan Feenan via LMH Connect.

The Community Regeneration Team have lots of initiatives for customers, and their families to get involved with. You can find details of some of our projects in this section. However we want to make sure that we are providing what you want so please let us know if you have any ideas you would like us to develop. LMH is now working with the Council. ‘Liverpool Mutual In Work’ will provide access to lots of employment and training opportunities for LMH residents. You can enrol for any of our courses by coming along to one of our open days or if you want to improve your maths or English come along to one of our assessment days.

We also offer a variety of courses to meet the interest of each learner along with a range of accredited qualifications. At one of our open days you will be able to chat to a tutor, and enrol on a course of your choice.

DIGITAL ACCESS SUPPORT HUBS

TENANT SCRUTINY WELFARE REFORM

DASH along for some Personal Budgeting Support

As part of Universal Credit roll out Liverpool City Council is providing access to Personal Budgeting Support (PBS) at their Digital Access Support Hubs (DASH). The focus for PBS will be on one-to-one specialist financial management and debt advice, as well as helping you in making a Universal Credit application. PBS referrals are received from DWP Work Coaches. At your PBS appointment the Advisor will discuss your financial circumstances and your financial management skills.

Liverpool City Council are also providing local DASH outlets. Just call in.

The locations of the DASH outlets are:-

MoneyMatters

We are currently recruiting tenants to join the independent Tenant Scrutiny Panel, a small team who work in partnership with LMH staff to hold LMH to account for all customers. They carry out in depth scrutiny reviews and research to find out how LMH are performing and make recommendations to improve services. A willingness to learn and ask questions are the only things you need! In return you will be able to:

LMH with support from The Womens Organisation, the Pakistani Association, Merseyside Yemeni Community Association, and the Somali Community have this year formed the LMH and Womens Organisation Community Partnership. The Partnership have held three advice surgeries at the Yemeni Community Centre on Beaumont Street, L8 giving advice on business set ups, training opportunities and how to become a tenant and book repairs.

Abdul Ahmed of the Yemeni Centre described the partnership as “A positive approach to tackling local community issues” they were also grateful for the support HMS gave, providing free paint to paint the Yemeni Community Hall.

Omar Mohammed of the Somali Centre said , they were “Delighted to be part of the LMH Partnership” LMH have supported their digital inclusion project from its Community Initiatives Fund. The Partnership are planning more Housing Advice surgeries and a range of cultural events later in the year

TENANT SCRUTINY PANEL MEMBERS WANTED

Tackling Cyber BulliesLMH have part funded the roll out of a new resource to tackle cyber-bullying called CyberSense, in connection with Liverpool charity, Ariel Trust. CyberSense is available to all primary schools free of charge if they participate in the evaluation of the programme.

CyberSense is a fun, interactive online educational resource aimed at primary school children. It will raise awareness of cyber-bullying, providing children with the skills to recognise, respond to and report cyber-bullying and promote staying safe online.

Tenancy Agreement ReviewWe will shortly be commencing a review of our Tenancy Agreements to make sure they reflect good practice nationally and are up to date. The Tenancy Agreement is an important legal document that sets out the rights and obligations of both the tenant and LMH as the landlord.

It is considered good practice to regularly review the terms and conditions of the Tenancy Agreement to ensure they meet the requirements and aspirations of LMH and its tenants and to ensure that changes in legislation are accommodated within the Agreement. Any changes to the LMH Tenancy Agreements would only affect those people signing up to a new tenancy agreement with LMH. If you would like to tell us what you think about your Tenancy Agreement or make any suggestions for amendments or improvements you can do this in a number of ways:

As with previous years we will be holding a number of Community Impact Days across the City. DevelopmentUpdate

Work has begun on-site to transform a prominent tower block that flanks a key route in and out of Liverpool city centre.

LMH has appointed contractor Willmott Dixon to start works to overhaul Marwood Tower. The £8m revamp will see the tower situated between Great Homer Street and Kirkdale Road transformed into 81 modern apartments for over 55s.

The scheme will see 57 flats completely refurbished and 24 new apartments built to provide a mixture of 1 and 2 bedroom properties.A new arc around the base of the tower will be built that includes a courtyard garden and a community consultation exercise is taking place to decide the designs and features.

Work has started on the second phase of housing at Norris Green Village, working with Countryside Properties to develop a further 56 homes. The mix of two and three bed properties are due for completion late 2015. Over the last year LMH has contributed to the overall regeneration of this area, building over 100 new homes as well as transforming vacant land into 74 eco-homes.

DevelopmentTeam

LMH in partnership with MCI Developments has started work on the site at Hazeldale Road to provide 58 new family homes. The properties are a modern design and include many energy efficient features to help reduce fuel bills. The properties are due to be finished in September 2016.

Work started in January to develop a new housing scheme on a prominent piece of land at Duncan Street within the ‘Tribeca’ regeneration site. The location is a key gateway in the city, near the cathedral, China town, shops and business district.The scheme features eight two-bed and four three-bed homes. The development is due to complete in December 2015.

Due for completion in May 15. The site formerly occupied by a block of flats and a vacant hostel ‘Langtry House’ has now been transformed to provide 20 new family homes. There will be 15 modern, spacious, 2 bedroom houses, and 5 x 2 bedroom bungalows, all with level access and walk in shower rooms.

LMH has completed the first of its newly refurbished Victorian terraced houses within the ‘Granby Four Streets’ renewal area of Liverpool 8, with the first resident moving into Jermyn Street in March 2015. The properties have been completely overhauled from rundown derelict shells into spacious modern 2, 3 and 4 bed family homes.

In total LMH is bringing 47 properties back into use across Jermyn Street and Cairns Street with the final home being ready at the end of September 2015. LMH is working in partnership with Liverpool City Council, the Community Land Trust, the Northern Alliance Housing Co-operative and Plus Dane Group as part of the wider regeneration of the area and this will see over 100 properties being redeveloped amounting to over £14million of investment.

The Homes and Communities Agencies ‘Empty Homes Programme’ is due to end in March 2015. In the last three years LMH have brought 17 long term vacant properties back into use, providing homes and improving our streets and neighbourhoods.

Finborough Road is just one of our success stories! The property sat within an LMH estate and was a hub for anti social behaviour and rubbish dumping! The works contracted to HMS have totally transformed the property from a derelict shell to a modern, thermally efficient property.

The Positive Peoples Platform (PPP)

Focus On Handel Court

The PPP is a forum set up specifically for tenants living within sheltered housing. The aim is to have all 17 schemes represented. The group acts as the voice of our sheltered housing tenants. They are able to challenge and contribute towards service improvements they have a platform to discuss their issues with other schemes. They regularly share their ideas for social events and fund raising activities.

Each scheme has the opportunity to vote for their chosen representative via an annual election. Meetings take place every 6-8 weeks with managers from various service areas from LMH. The last meeting took place at Mazenod Court in March with our Chief Executive Steve Coffey and our Director of Landlord Services Angela Forshaw attending.

Handel Court is situated in the heart of Lodge Lane, close to Sefton Park with excellent public transport links into the city centre and across the city.

It is purpose built Sheltered Housing Accommodation, comprising of 38 apartments for singles and couples, set in beautiful mature gardens. Each apartment has modern, high specification finishes including fitted kitchen with white goods provided and a level access shower for convenience. Your security is given priority at Handel Court with CCTV coverage, fobbed access via automatic main entrance door to the scheme and 24 hour emergency response via a call system. A dedicated scheme manager is also present during weekdays.

Handel Court benefits from a major investment in the communal areas and facilities. With the support of customers and residents, we continue to have success in tackling anti-social behaviour across our neighbourhoods. LMH’s experienced and dedicated community safety and housing teams continue to work closely with partner agencies such as the City Council, Police, Fire Service as well as individual residents and community groups in tackling ASB and building strong and resilient neighbourhoods where people chose to live and work.

Your involvement as a resident in reporting ASB and assisting LMH in taking action against perpetrators is key to resolving issues. In recent months we have achieved a number of successful outcomes at court, including injunctions and eviction against those few people who seem not to care about other people’s wellbeing in the community and have not heeded warnings to address their anti-social behaviour.

In February a couple in Springwood Avenue were evicted from their home due to their persistent anti-social behaviour and failure to heed warnings from both LMH and the court. In the same month a tenant was evicted in Dovey Street for drugs related offences.

Successful court actions arising from ASB enforcement action against tenants in Richard Kelly Drive (Walton), Prescot House (Old Swan) and Grafton Street (Dingle) also resulted in evictions and/or the tenants giving up possession of their home in February and March.

You can be confident in reporting ASB to LMH. We encourage all residents to work with us in reporting and tackling nuisance and ASB issues. Cases where we have to take legal action are greatly strengthened at court when we have witness reports and evidence.

LMH continues to work closely with residents, the Police, Fire Service and local authority to take action against residents who allow use of their homes for supplying or cultivating illegal drugs.

LMH supports Action Against Hate Crime

Hundreds of LMH tenants and leaseholders who have taken advantage of the Home Contents Insurance Scheme (operated in partnership with RSA) know they have the peace of mind that if incidents happen to them they only need to call 08456 718 172 in order for their loss of personal belongings to be dealt with immediately. Everyone who takes out a policy have their insurance cover automatically increased by 10% during religious festivals at no extra cost.

LMH has partnered with the Police and Crime Commissioner (PCC) and StopHate UK to promote awareness around issues of Hate Crime and create a network of third party reporting centres on Merseyside where victims/witnesses of hate crime can make a report.

You may notice the red hand sign on main entrance doors at LMH offices – this indicates LMH is taking part in the scheme and that staff can help anyone who is a victim of Hate Crime in ensuring the incident is reported.

The PCC has commissioned the services of the charity, StopHate UK to take reports and there are already a number of organisations, including LMH who have signed up to the scheme.

In times where the media is reporting heightened tensions relating to minority groups being targeted, it is vital that all communities and agencies remain alert and responsive and pull together to prevent hate crime, as well as providing support to victims at the first point of contact.

HMS SHORTLISTED FOR UK HOUSING AWARDHMS have been shortlisted in the UK Housing Awards in the Maintaining High Quality Homes category.

The shortlisting reflects our technological approach to increasing the speed and efficiency of responsive repairs and gas servicing to LMH’s 15,000 properties.

We invested to equip all 270 members of frontline staff, such as joiners, electricians, plasterers and cleaners with PDAs, tablets, Skype software and handheld Zebra printers.

Our campaign has been a huge success with work completed quicker while causing less disruption to residents.

GAS SERVICING ACCESS

By law LMH is responsible for undertaking gas servicing in your property and HMS will need to access your home every 12 months to carry this out. It is very important for your safety that you give us access to your home to undertake gas servicing, it will take less than an hour. By not giving us access you are putting yourself and your neighbours at risk.

For example, if we are unable to access a property in a block of flats to service it’s gas appliances, it puts all other customers at risk even if they have had their services undertaken. If we are unable to gain access to a property we place a red warning sticker on the door (shown in picture). If you see one of these red warning stickers on your door call us immediatley. We are also asking you to be aware of stickers on your neighbours’ doors and keep yourself or your neighbours safe by providing vital information to us eg:

In response to customers’ needs LMH is overhauling our Responsive Repair service. By working together in partnership with residents, we want to design a service specifically to meet the requirements of the customer. The central commitment is simple, to offer convenient appointments and a quick response to emergencies.

We are implementing an innovative way of managing repairs from 1st May

We have reviewed our repairs service; currently repairs come under three categories, Emergency, Urgent and Routine. During the review staff and customers questioned why we do things a certain way – is it because it is the best way, or because we’ve always done it that way? How did LMH prioritise repairs?

• Emergency Repairs are “Any repair that puts the health and safety or security of the tenant, or a third party, at immediate risk; or that affects the structure of the building adversely”

• Urgent repairs are “Any repair where comfort or convenience of the tenant or third party is affected”• Routine repairs are “Any repair that can be deferred without serious discomfort, inconvenience or nuisance

to a tenant or a third party, and can await the next convenient maintenance visit”

However, following consultation with customers. We found that what customers want is:

• Don’t keep customers waiting for jobs to be completed• Arrive at an agreed time or within an appointment window

LMH WILL NOW BE INTRODUCING A 2 CATEGORY SERVICE. • Emergencies: Relating to health and safety• By Arrangement: Repairs will be scheduled to suit customer’s availability

Making homes warm & efficient Fire Safety Update

In 2005 the Regulatory Reform (Fire Safety) Order became law. This places responsibility on a Landlord to comply with Fire Safety, to all communal areas within its properties.

LMH is committed to providing a safe place for tenants and employees to live and work. As part of that commitment we must ensure that the communal areas in blocks of flats comply with Fire Safety law. LMH has consulted with fire prevention experts, other social landlords, Merseyside Fire and Rescue Service and our tenants’ groups to produce a policy which ensures that Fire Safety Law is implemented, while allowing tenants to personalise their property. For the latest information please download our new leaflet from the customer leaflets area of our website or collect from your local housing office.

LMH identified the sheltered housing block at Portland Gardens, 26 properties within the Walsingham Estate and 239 properties at Cantril Farm as being in need of external wall insulation, as their construction meant that they can be expensive to heat and hard to keep warm.

We have managed to secure a 50% match funding grant for the works from REECH (Renewables and Energy Efficiency in Community Housing), a European Regional Development Fund project aimed at improving energy efficiency.

We employed Forrest as the contactor for Portland and Walsingham and the work is now complete. Keepmoat are the contractor for Cantril Farm and the work is underway and due for completion in June. The external wall insulation is effectively a big blanket around the properties to help retain heat which is intended to make them warmer and more affordable to heat. We expect that the customers will see savings in their energy bill and an increase in the comfort during the winter. The estimated savings for customers is between £100 and £400 per year.

These improvements will not only benefit customers but also the environment, reducing the carbon footprint of the properties. The insulation will give a clean fresh look to the properties.

Hello I am Andrew Bullock, LMH’s new Customer Communications Officer.

I joined the Communications Team in February 2015 and I look forward to helping ensure that the communications you receive from LMH are of the high standard that you have come to expect.

I support the Communications Manger, working on promotional campaigns to keep you informed and events such as the Focus Awards. I write and edit web content and promotional literature, and look for the best ways in which we can keep you up to date on what’s happening across LMH. I work closely with all LMH departments to make sure that we are getting the right messages to you about the services we offer and how you can access them. My role is varied and interesting and also includes dealing with media enquiries, helping to maintain consistency in LMH’s corporate identity, organising promotional films and communicating through social media.

I will be working hard to offer you accessible and high quality communications and look forward to getting your feedback. In my spare time I play ukulele with Ukulele Club Liverpool, so don’t be surprised if you bump into me performing a few songs, sometimes wearing a red cape!

HMS Apprenticeships

It was a dream come true for 22 youngsters who represented LMH and were mascots for Everton and Liverpool at the Merseyside Derby on the 7th February.

The lucky youngsters had been nominated by parents or relatives that were tenants of LMH. Phil Jagielka Everton’s team captain picked out the winning tickets with Chief Executive Steve Coffey up at Finch Farm, Everton’s training ground, just before Christmas.

HMS is dedicated to offering a wide range of work experience opportunities to people of all ages and backgrounds to empower and improve the skills of young people across Merseyside.

Since 2013 HMS have committed to employing 5 apprentices each year offering opportunities within electrical installations, business admin and multi-trade. To date we have 11 apprentices in employment within HMS.

HMS will continue to develop the workforce and offer employment opportunities to young people via annual apprentice opportunities.

Welcome to My LMHSpring is often seen as the ‘growing season’ – new life in the fields, new flowers and plants in the ground. For LMH it is a period of growth as well as we welcome tenants to their new homes in Granby in Liverpool 8 and Ellergreen Green in Liverpool 11. We have started exciting projects that will see new homes being built or refurbished across the City. Over the next three years we will be building over 1,000 new homes and bringing a further 1,000 empty properties back into use. Many of our customers continue to be affected by Welfare Reforms. LMH is here to help and support you through these changes. Our Children’s health bursaries are a great way to get your children active for the summer. LMH can offer customers the opportunity to apply for funding for their children to partake in any physical activity. Some examples include 8 weeks swimming course, 12 weeks cheerleading or even 6 weeks football training.

Application forms are available by sending a request to the Community Regeneration Team.

LMH recognises that the health and wellbeing of customers is most important. With this in mind we are offering customers a chance to apply for a free 8 week swimming pass to be used in any Lifestyles sports centres. In order for the pass to be beneficial, customers must agree to use it at least twice a week. Applications will also be approved after tenancy checks have taken place.

LMH is currently in the process of setting a 3 year contract to provide a holiday club that would be free for all children of LMH households to attend.
