The Nashville real estate market has a very bright outlook for the remainder of 2014. I have been going non-stop since January--where was that “Summer Slowdown”? It just didn’t happen this year. We are seeing multiple offers on newly-listed properties. Buyers are scrambling for homes, with many homes being sold within the first day or two of being listed. Gone are the days when homes would languish on the market for months. Of course, this is first determined by your LOCATION, then CONDITION, and finally, PRICE. True, some areas of town are still a bit slower in activity levels. Highly-sought-after areas might have stronger activity. However, no matter WHERE you live, unless you want lowball offers, you need to consider your home’s condition and pricing strategy. The main hiccup right now is LOW INVENTORY. There just are too many buyers and not enough homes for sale. Although we don’t know how long it will last, right now, we are once again in a Seller’s Market. I am just astounded that more folks are not realizing this is a great time to make a move! If I had wanted to sell, I would be SCRAMBLING right now. As for Buyers, who do you have working for you to help you find homes before they are even listed? If you wait until they are listed, there will be many others trying to snatch them up simultaneously (which is how selling prices end up being higher than asking prices!). Ask any of the buyers I’ve worked with recently...you need someone who knows how to go behind the scenes and find houses not yet listed, and an agent who can jump in and knows the best negotiation tools to get you the house once there are multiple buyers vying for the same property. My legal, sales, marketing and real estate backgrounds over the last 35+ years give me an advantage in negotiating for YOU. Whether a buyer or a seller, it’s time to get back into the game and take advantage of this great opportunity. As we’ve all seen in the news lately: Music City’s economy and real estate market are experiencing a boom! Not looking to buy or sell yourself? Maybe you know someone who is! Ample street parking and easy accessibility make it a snap to service our clients’ real estate needs. (Plus, the digs are pretty dang cool!) CLIENT SPOTLIGHT - Kevin & Kate After leaving San Francisco, traveling Southeast Asia for two months, and then landing in Nashville, we quickly fell in love with East Nashville and decided it was time to springboard into adulthood and buy our first home. After spending the first 29 years of our lives in various cities throughout New York, New Jersey, Pennsylvania, Virginia and California, we thought it might be time to experience the South with its Southern hospitality and charm first-hand. When we moved here in January, AirBnB properties and their wonderful hosts (one of whom referred us to Kim) provided us with temporary housing while we looked for a place to land. Finding jobs became the easier part of the equation as we found ourselves right in the middle of a strong Sellers' Market. After losing faith on several occasions, Super-Realtor Kim Davis swooped in to the rescue and restored our dreams. Not only did Kim help us navigate the highly-competitive East Nashville housing market, she also kept our spirits high with daily (and even sometimes hourly) reminders that our house was still out there waiting for us. Kim is truly an expert in her field and with all the uncertainty that existed in our lives during this stage of transition, it was so comforting having her in our corner, coaching us along. After a 5-month search and multiple offers, we found the right house and Kim worked her tail off to make sure things went smoothly from Contract to Close. We couldn't be happier to have met Kim, whom we think about all the time as we continue to get settled in our beautiful home.
