Heading into the final quarter of 2014 in Fernie, I am filled with optimism and excitement as I watch the economy and real estate markets stabilize. New settlers and adventure seekers are turning up in the Elk Valley again, filled with dreams of living, and playing more in the mountains.

Although prices and demand have not yet returned to the levels we saw before the economic downturn in 2008 they are headed in an upward swing and the indicators point towards a period of growth for our market here in Fernie. past few years with a keen eye. The general downturn in the real estate market was influenced by a number of factors. Economic uncertainty and job security having the biggest impact on

buyers with disposable income. Buyers intent on bypassing the

Western Canada market were going south of the border where a strong dollar and stagnant market made for better investment and money savings. This was made apparent in the Fernie investment and recreational property sales. Towns immediately south in the

A falling Canadian dollar and strong market bounce back in the US means that going across the border is no longer such a good proposition.

U.S. were offering a better “bang for the buck” than what was available in this region of British Columbia.

It looks like that is a thing of the past! The market is on the move with a resurgence in second home buyers purchasing locally. A falling Canadian dollar and strong market bounce back in the US means that going

across the border is no longer such a good proposition.

Fernie has seen condo sales up in volume over 64% year to year and single family home sales is up over 30%.

This is no surprise, reflecting the trends seen in other outdoor recreation hubs such as Canmore, where overall sales figures were up a staggering 34%.

Similar responses have been seen across Western Canada in these markets, a definite indicator that tables are turning in favor of the seller.

The market health is back to where it was pre recession in 2007, with single family homes and apartment condos leading the charge!

This has even started prompting some panic buying in sought after areas! Sellers are now asking a premium price for something that mid recession wouldn’t have held its value.

renew or refinance a mortgage, it’s essential to plan for it by ensuring your credit is in order. If it’s not, start preparing.

Don’t make any purchases on your credit cards that you can’t pay off and if you carry a balance on your credit cards, start paying them down. Refrain from making any large purchases before securing your mortgage. If you’re planning to buy a car, wait until after you have secured financing, as your debt-to-income ratio will rise and you don’t want this to occur while trying to secure a mortgage.

It would be too easy to think of a property inspection as merely an additional expense, but a professional inspection is an investment that can pay huge dividends in terms of peace of mind. Typically, an inspection is a thorough evaluation of the structure, systems and components of a home. The inspection report is usually multi-paged, and comments on the condition of foundations, electrical, plumbing, heating, water heaters, appliances, fireplaces, drainage, roof, walls, floors, attic, crawl spaces, patios, etc. and usually takes between 4 and 5 hours to complete. Most homebuyers undertake an inspection because they want to avoid unhappy surprises and unexpected repairs. An inspection can also provide a clearer picture of the condition of a property before you sell, build or remodel.

Bob Langfield has been a home inspector in Fernie for 10 years and brings 30 years of construction management experience to his business, Homegauge. He says, “It is important to make the right decision when engaging an inspector. The inspection report will provide information

that may influence the buying decision, identify safety issues, or highlight maintenance that needs be carried out. Make sure you engage an inspector with the right skill set to do the job.”

BC was the first province in Canada to license home inspectors in 2009, it was another two years before Alberta followed suit. Professional inspectors like Bob Langfield would like to see licensing become commonplace nationwide, “before licensing, consumers had no way of knowing if the inspector they hired is qualified to do the job. I am a member of the BCIPI (British Columbia Institute of Property Inspectors) and currently we are the only inspectors in BC required to pass a rigorous supervised mentor training program. This means that our members have completed supervised inspections before being authorized to undertake and charge the public for our services.”

There are an estimated 300 to 400 home inspectors currently operating in the province, and most are members of at least one of the three professional associations in B.C.
