The Local Trend The fourth quarter helped end the year on a positive note. In fact, December was the high-est sales volume month of the entire year for us. Twelve Decembers in a row would make one heck of a great year! Local area December stats indicate a 12 month inventory of sin-gle family homes with an average days on the market of 196. The av-erage single family sales price for November was $404,346 and the me-dian $285,000. December condo sales saw little change as compared with Novem-ber. December inventory levels equate to a 17 month supply. The aver-age days on the market was 257. The average sales price was $313,671, the median $225,000. Residential lots still represent the weakest segment of the market. December stats indicate a 24 month supply. The average sales price was $158,423 and the me-
dian price $100,000 even. Average days on the market for those sold was 270. The real estate graphs to follow indicate mixed results again. December 2010 reports indicate that Okaloosa, Bay and Walton Counties all showed a decrease in single family resales vs. December 2009, -18.9%, -7.22% and –7.9% respectively, as compared to +8.79, +11.4% and –16.2% in condo sales. Y-T-D sales volume re-sults are mixed as well. Okaloosa County single family showed increases of .41% for the year and 7.65% in condo sales. Bay County was down by 13.9% in single family and down 22.0% in condo sales. Walton County was up 5.9% in Single Family and up 2.7% in condos. National News According to the Na-tional Association of Realtors, seasonally-adjusted, annualized existing home sales figures climbed by more than a half-million units in Decem-ber as compared to November, the third straight month of home resale improve-ment nationwide. The Home Affordability Index is of course, still at a near all time record high. More importantly, the consumer confidence index has improved significantly.
