Location/Description Melton Constable is a popular village in North Norfolk with a small population of circa 600. It is situated approximately 20 miles north of Norwich and about 4 miles south east of Holt. The north Norfolk coast is about 8 miles north. The site is situated to the south of the village centre off Grove Road which is an attractive road of Victorian terrace houses. There is a new housing estate to the south of the site and to the east is an existing bungalow and some further green land. To the west it is open space. The site extends to approximately 1.09 hectares (2.7acres) and can be seen on the site layout plan outlined in red.

Planning The site benefits from outline planning permission reference PO/08/0329 for the erection of 38 dwellings. The Section 106 Agreement provides for 19 affordable dwellings (50%), together with the provision of open space, a car park and £71,170 of contributions to various community bodies. However North Norfolk Council have confirmed that developers will benefit from the Housing Delivery Incentive Scheme that was adopted in early September. This allows for only 20% affordable housing, subject to conditions. A copy of the draft scheme is available on request. Information Pack The information pack, including planning consent, Section 106, plans of the site as a whole and aproposed surface water drainage solution is available on request.
