Page 1 News and Views Grounds Committee Update Greetings from your Grounds Committee. We are a group of about nine volunteers in the Manor Homes community. In the Spring we do an inspection of the buildings and the grounds. Each member has assigned buildings with inspection forms to fill out. If there are re- pairs to be made it is so noted on their inspection sheet. Once all the information is collected, the results are passed on to the Board and AMI. The last few years we have had great success with window and deck repairs being completed, along with many landscaping im- provements. In a community of this size and age, everything cannot be perfect. We cannot please everyone, but we do try to do our best with the limited budget and manpower. The appearance of our buildings and grounds is important to all of us. We will be meeting in May (see below) to start out our new year and to get our assignments. We also use this meeting to discuss general issues. If you would like to become a member of this Committee, please contact Chris Horbach at [email protected]. Please mark your calendars for the 2019 annual meeting. Like last year, it will be held in the Troy Community Center. Refreshments will be provid- ed. Grounds Committee Update

Greetings from your Grounds Committee. We are a group of about nine volunteers in the Manor Homes community. In the Spring we do an inspection of the buildings and the grounds. Each member has assigned buildings with inspection forms to fill out. If there are re-pairs to be made it is so noted on their inspection sheet. Once all the information is collected, the results are passed on to the Board and AMI. The last few years we have had great success with window and deck repairs being completed, along with many landscaping im-provements. In a community of this size and age, everything cannot be perfect. We cannot please everyone, but we do try to do our best with the limited budget and manpower. The appearance of our buildings and grounds is important to all of us. We will be meeting in May (see below) to start out our new year and to get our assignments. We also use this meeting to discuss general

issues. If you would like to become a member of this Committee, please contact Chris Horbach at [email protected].

Do you have questions, suggestions, concerns and not sure whom to ask? An email address has been set up where you can submit those questions. That email address is [email protected]. Please include your name and email address with any email submission. This is not a place to submit a work or-der or a physical problem with your unit. For those concerns, please contact AMI or submit a work order request. Work order forms can be found on the web-site.

Please extend a welcome to our new neighbors who joined our community in 2018: Unknown - 5847 Dawn Ridge Dr. Hindelang - Frederick & Patricia 5901 Whitfield Dr. Wu, Rulwei -1238 Autumn Dr. Balk/Kim, Jisun/Kyungmin - 1223 Autumn Dr. Brogan, Liana - 5894 Dawn Ridge

Spring grounds cleanup (Enhanced) Lawn treatment – apply fertilizer, herbicide (Miller) Install water meters (City of Troy) Turn on sprinklers (Worton) Repair soil and seed grass (Enhanced) Tree spraying (Colombo) Spring gutter cleaning (AMI) The above are listed in approximate chronological order

The above picture is the front and back view of the hang tag designed by AMI. The purpose of the hang tag is a way for a repairman or contractor to communicate with the condo owner that he has completed work on or around your condo unit. The hang tag will be a bright yellow and will be placed on your front door knob. If you come and go through your garage, please check your front door on occasion. If work is carried out on your condo and the work-

er didn’t leave a hang tag, call AMI and let them know. Since this is a new system of communica-tion, the repairman may have to be reminded.

If you place your garbage only in a plastic bag, instead of a lidded garbage container, don’t put it out at the curb Sunday night. All the critters (skunks, possum, squirrels, raccoons, coyotes) are hunting for food after it is dark. Instead wait until morning to put out your plastic bag. When the animals tear apart your plastic bag searching for food, the garbage collectors will not pick up the loose garbage. It is left up to your unhappy neighbors to clean up the mess you created. Also …. If you use your garage for storage and there is no room for your car, please park your car in your own driveway and not in the common element parking area. Or, if you own 3 cars, park your 3rd car in your own driveway and not in the common element parking area. If you look at page 11 of Manor Homes Rules and Regulations, it states: “co-owner(s) must park vehicles in the garage. A third vehi-cle may be parked in the drive, subject to Board review. A co-owner cannot use Common Element parking spac-es for more than 48 hours without prior written approval of the Board of Directors.”

I75 UPDATE Redesigning this section of I75 is a design build project, so the schedule is up to the Design Build team and is subject to change. This year is espe-cially odd due to the late start from the operator’s lockout and poor weather conditions that may have an impact on next year’s schedule. The work is cur-rently scheduled for March to July in 2019 and again in 2020. It will be one round of construction at a time. This is still preliminary and subject to change. Traffic will be maintained on Coolidge during construction, except for one week at the be-ginning of March, and then once again to set bridge beams (maybe about a month and a half after they begin demo of the bridge). We expect that the road-way will be closed twice while we are building it. The noise walls are expected to begin in 2020.

Be A Good Neighbor…….

The News and Views of Manor Homes is a tri-published newsletter which will be distributed to our community via the mail. The contents will hopefully provide condo owners with information in a timely manner for the season in which it is published. It will also serve as a quick reference with dates and phone numbers. Manor Homes of Troy also has a website that requires no log-in password. It will be kept up to date and can be found at manorhomescon-dos.com. This web site has general information regarding our association. There is also a private page, for owners only, to which owners can get access to by contacting Paula Granowicz (AMI) at [email protected]. A log-in is required for the private page. The newsletters will be uploaded to the web site.
