You know when you’re heart is in the country - whether you are seeking space and fresh air for you or the family, it’s good toknow there’s a property which will offer spacious and flexible living as well as outbuildings and paddocks. Available as a wholeof in two separate lots, here's just a few reasons why we think you should take a closer look….

Space to spread out - with an approximate gross internal area of 2353 sq ft (218.6 sq m) the rooms are well proportionedwith ceiling beams and exposed stone work adding country character.

Flexible accommodation with cracking views - if you love to entertain or simply like to embrace the space as a familythere are three reception rooms. The light and bright front entrance hall leads into a family room with wood burning stove.Double doors then open up to the dining hall/garden room which also has double opening doors out onto the rear terrace. Ashort flight of stairs lead up to the generous sitting room with a striking red brick chimney breast and wood burning stove. Not everyone wants to watch the football, in this way you can keep everyone happy!

On the lower ground floor, there's a dual aspect country kitchen with fitted pale grey shaker style units and, the heart ofany country home, a Rayburn range cooker. The splendid views to the front will certainly make the washing up moreenjoyable! Ever so practical is the side entrance/boot room for coats and muddy boots (and muddy dogs!) and plumbingfor a washing machine.

No arguments over bedrooms - the four bedrooms are all doubles with three on the first floor and a good-sized masterbedroom with fitted wardrobes and an en-suite shower room on the ground floor (perfect for your guests or for you to getaway from the teenagers!) There is also a shower room on the ground floor as well as a large house bathroom with spa bathon the first floor - fabulous after a day in the saddle! Bedroom 2 has been used a playroom/children's den in the past andcould be again - it’s so flexible.

Garaging and parking - there is a large detached garage/workshop with power and light and excellent parking provision tothe front - family and friends will love all this room to manoeuvre.

Outdoor living - the gardens are a treat. The views are great (either towards majestic Ingleborough or picturesqueCapernwray Hall) and everywhere is well maintained with well-stocked and established planted borders. There’s a choice ofseating areas whether you are looking to eat outside or simply sit and relax.

Equestrian life - there are two stone fronted stable blocks under slated roofs - these are a proper job - so muchmore substantial than a timber block. One block has two loose boxes, the other has a row of four, all with concrete turn outareas. All the loose boxes have light with two having power. If horses aren’t your thing, the substantial nature of theconstruction means that they would adapt well (with the relevant consents) to a home office or possibly a gym, maybe aworkshop or hobbies room, there would space for a home cinema or even that drum kit the children have always wanted!

Available separately as LOT 2 (shaded blue on the plan) - there are two post and rail fenced fields, one to the frontand another to the rear. The smaller paddock 0.84 acres (0.34 hectares) stands to the front of the property with water andpower supplies and an all-weather arena which is currently grassed over but with a little work could be reinstated (the arenawould also make a good level space for ball games). To the rear, is a paddock, 3.31 acres (1.34 hectares) and the views fromboth paddocks are impressive. In all 4.77 acres (1.93 acres).
