Locationthe site is located to the east of gladsmuir, a small commuter village in East Lothian. the settlement is conveniently located approx. 3.5km (2 miles) south east of Longniddry, 5km (3 miles) west of haddington, 5km (3 miles) east of tranent and 20km (12.5 miles) east of Edinburgh.

the a1 is accessible around 1km (0.6 miles) west of the site and allows direct a-road access to Edinburgh. the nearest railway station is located within Longniddry and is served by trains on the north Berwick Line providing regular direct links to Edinburgh Waverley (approx. 20 mins). Bus services to Edinburgh run along the a199 immediately south of the site.

gladsmuir comprises mainly residential properties with a Church, petrol station / garage and small play area also located in the village. the nearby towns of haddington and tranent offer a selection of local amenities and shops. supermarkets are available at haddington (tesco, aldi) and tranent (asda, aldi). the site is also located around 15km (9 miles) east of retail facilities at Fort Kinnaird shopping Park (marks & spencer, h&m, next, tK maxx, argos).

Primary school provision is available at nearby macmerry Primary school in macmerry (approx. 2.5km/ 1.5 miles south west) with secondary school provision available in tranent at Ross high school and haddington at Knox academy.

LocaL HiStoRY“the situation is one of the finest in scotland [where] the air is pure and healthy” – a claim from 1836 and no less worthy today. it may be small, but its significance stems from its formation as a parish in 1692. it occupies the highest point of the ridge between haddington and tranent, 350 feet above the Firth of Forth. Known for kites (or gleds – hence the name) on the moorland, it was crossed by the old Post Road to London (the old a1) and offers views on a clear day across the Firth of Forth and arable farmland to Ben Lomond and the grampians in the north; the garleton hills, north Berwick Law and the Bass Rock to the east; the Lammermuirs to the south and the Pentlands to the west.

DEScRiPtionthe greenfield land for sale, currently in use for arable agriculture, is located to the east of gladsmuir and extends to an approximate area of 3.1 acres (1.26 ha). the development opportunity has a well-positioned edge of village location benefitting from a mature woodland boundary to the east and direct access to the a199. the owners currently take access for agricultural activity from Lamington Road.

to the north of the site is arable agricultural land, under the ownership of the vendors, then the a1 road to Edinburgh. to the west of the site are semi-detached residential properties forming the eastern edge of gladsmuir village. to the south of the site is the a199 road which runs west to macmerry / tranent and east to haddington. to the east of the site is a boundary of mature trees and then arable agricultural land.

a vehicular access into the field to the north of the subject site will be retained by the vendors with specifications to be agreed – further information is available from the selling agent.

the vendors have undertaken consultations with East Lothian Council regarding the residential development of the site - please contact the selling agents for details.

MEtHoD of SaLE the heritable interest (freehold) in the site is offered for sale as a whole. access rights into the northern field will be retained by the vendors.

PLanninGthe majority of the site is allocated within the East Lothian Local development Plan (adopted 2018) as housing site ‘gladsmuir East’ (tt9) with an approximate site capacity of around 20 units. the LdP allocation description states that development should align with the site’s development Brief which sets out requirements regarding access; paths; boundary treatments; development specification; layout; and transport. the development Brief is available from the selling agent.

an indicative layout produced by Ema for the vendors is presented for illustrative / consultative purposes only and does not have planning permission. Discussions regarding the indicative layout have been undertaken with East Lothian Council’s Planning Department with the Council’s response available from the selling agents.

the layout includes land to the north of the LdP’s allocated housing area and the Council’s response notes no policy objection in this respect. a total of 27 units (20 private / 7 affordable) have been included within the indicative plan with the Council noting support for this increase in unit numbers above the allocated amount from a design perspective.

the site is located directly to the west of the Elvingston designed Landscape (regional importance). there are no listed buildings within the subject site and the site is not within a Conservation area.
