Overview: The most current available data has been utilized for each of the metrics. Unfortunately, there are some limitations and challenges in obtaining useful data for a few of the metrics. The release of the 2010 Census data over the next several years will allow for more accurate demographic data to be available for a period of time. The release of the American Community Survey by the Census Bureau will provide an affordable data source for many of ICAD Group’s metrics in future years when the decennial Census data is no longer the most current. The geography selected for each metric varies depending on the availability of the data. Where possible, the geography of ICAD Group’s service area is used. The area consists of all of Johnson County and the places of Kalona, Tipton, West Branch and West Liberty. Unfortunately, there is limited data available for the Amana Colonies. Multiple geographies are presented for some metrics. Report compiled by the University of Northern Iowa Institute for Decision Making.

Observations:
Residential valuations for the total region increased 188% between 2002/03 and 2006/07 and 22% between 2006/07 and 2010/11.
The 2002/03 through 2006/07 period was a high growth period for residential construction for the region, as also evidenced by the spike in building permits – see tables in Section 5 of this report.
Commercial valuations for the total region increased 61% between 2002/03 and 2006/07 and 26% between 2006/07 and 2010/11.
Industrial valuations for the total region increased 47% between 2002/03 and 2006/07 and 28% between 2006/07 and 2010/11.
Data Notes:
Total Region includes Johnson County, Kalona, Tipton, West Branch and West Liberty.

Population growth rates for the Iowa City MSA and the ICAD Group Service Area outpaced Iowa and the United States.
Data Notes:
Decennial Census data is used for the most current year, however if the metrics are updated in the future other data sources such as the American Community Survey or Census Annual Population Estimates will need to be used. Each of these sources will present challenges based on the geography that is selected related to the age distribution of the population and the use of a single year versus a multiple year estimate.
There is very limited population data on the Amanas.
