Which deck materials are right for your deck? Which material is best, or lasts the longest? Which one requires the least maintenance? Which one costs the most or the least? Choose wrongly, and you may have just spent a lot of money on a product you aren't happy with and one you will likely be stuck with for quite some time.
There really is no single answer to some ques-tions about deck materials. Your specific situation has considerations that others may not have, so your needs will be different. Let's look at the most com-mon options so you can make an informed and confi-dent decision that you will be happy and comfortable with for years to come.
3 of the most common materials used for decks around Atlanta are; wood, capped composite and PVC. We'll look at them individually so you can decide what material is best for your deck and your wallet.
WOOD DECK MATERIALSWood is by far the most common option used for
deck materials. Approximately 85 percent of single family homes have some sort of deck. A very high per-centage of those are made of wood and most wood decks are treated pine.
STANDARD PRESSURE TREATED PINEStandard pressure treated pine is easy to cut,
nail, screw, and work with in general. On the down side, it doesn't last as long as most of the other prod-ucts available and requires much more maintenance. With proper care however, you should get 10 to 15 years of good service from a treated lumber deck. Yes, you will need to clean, sand and refinish it every other year or so. And there are always the splinters, cracks, warps, and general wearing out over time. It's always best to look at cost issues over time, rather than just the initial cost.
Estimates vary, but when the cost of mainte-nance is factored in, the cost of treated pine usually catches up with more expensive woods in 5 to 8 years. Of course, if you need to keep the initial cost low, the cost over 8 years isn't what is important at that time. Let's look at some of the other commonly used and available wood species.
KDAT PRESSURE TREATED WOODKDAT (kiln dried after treatment) wood, provides
many advantages that make it a popular choice for homeowners who prefer the natural beauty and char-acter of real wood for their outdoor projects. In fact, professional deck builders prefer KDAT over standard pressure treated material mainly for the appearance and long lasting quality you get with KDAT wood.
What makes KDAT different? Following pres-sure treatment, KDAT products are placed in a large oven, or kiln, where excess moisture is removed and the wood is returned to its original moisture content. Because the kiln offers a controlled environment and the wood is dried evenly, this process helps minimize
the natural tendency of freshly treated wood to shrink, cup and warp.
With a stiffer and more di-mensionally stable product, you'll minimize after- installation issues that occur when regu-lar pressure treated wood dries naturally. It also means you're free to finish your project any way you see fit without having to wait, since it is ready to paint, stain or seal immediately. By comparison, freshly treated wood may take weeks or months to dry naturally enough to be finished. Other factors that may or may not be important to you is; KDAT wood weighs less than freshly treated lumber, it offers more strength, it is easier to handle, cut and install and has an increased holding power, not to mention the obvious advantages of pressure treated material in that, it has a natural protection against rot, fungal decay and termite attack.
CEDARCedar is a fine choice for deck material. Grade
is important. "Clear" is the best grade for your deck. Why, you ask, does it matter which part of the tree the lumber comes from? The center, or heart, of the tree contains more of the resins that make these spe-cies less susceptible to the damaging effects of the weather. The growth rings are closer together, giving the wood a tighter grain – which leads to fewer ten-dencies to warp. This wood is also more resistant to insects and less likely to rot. There are several variet-ies of cedar, with colors ranging from reds to yellows. The lighter colored species stain beautifully. Most ce-dars will easily last 20 years.
IPE Ipe (pronounced ee-pay) is a great wood for deck
building. It has some characteristics that are unique among these high end deck materials. Ipe wood is extremely durable and is almost impossible to make warp, cup, twist OR splinter. There is no need to seal Ipe, except on the ends of the boards where it is cut. It will weather to a silvery gray color, but will not splin-ter and will remain smooth. It is a very slow growing
tree, hence the growth rings are close together and it is extremely dense. That density produces its good qualities, but it also makes it very hard and very heavy. So it is hard to cut and hard to work with in general. If Ipe fits in your budget, you will have a beautiful, very low maintenance deck for 30 years or more.
Any of these woods, includ-ing the lowly pressure treated pine, can be used to build a beautiful, long lasting deck that will serve you well for years. The differences are in the life of the wood, the maintenance requirements, how it ages and weathers, and the appearance characteristics of the particular species. Cost is reflected in how well the particular decking materials respond to each of those factors.
CAPPED COMPOSITE DECK MATERIALS
Capped composite decking is basically compos-ite decking that has been wrapped in a thin veneer of PVC-like material to prevent outside elements from feeding off the wood particles within the composite. Capped composite boards are resistant to mold, mil-dew and fading just like PVC boards, but, because they are almost entirely composite, they are much less expensive than PVC decking.
Currently, the three main companies offering capped composite decking are Fiberon, TimberTech, and Trex. Each capped composite product from these manufacturers is slightly different and offers its own unique benefits as well as warranty differences so be sure to use a reputable source if you choose this op-tion.
Typically, treated yellow pine or KDAT wood is used for the support structure and capped composite components are used for the decking and the rails. The boards are all consistent in size and appearance. Most capped composite boards also have a built-in groove to the sides of the deck boards which allows you to use a hidden fastening system to secure it to the structure so you can have a clean surface instead of seeing screw holes. If capped composite decking fits your budget and you decide on it, you should be
happy with it for many years to come.
PVC DECK MATERIALS PVC deck materials are similar to capped com-
posite, but there is no wood - they are pure PVC. These materials typically cost more than capped composite while keeping many of the same character-istics - but not all. Like capped composite, they offer a very consistent, uniform appearance. They are com-pletely impervious to insects and to rot. PVC decking requires little maintenance, similar to capped com-posite materials. It offers little in the way of structural strength, so proper support is critical. PVC also comes in different colors and some even have a texture that resembles woodgrain. If you decide on a PVC decking product, you will certainly get your years of service out of PVC deck materials.
In general, there are four factors to consider when making a decision about what to use for your deck materials:
1. The product itself. Does it fit in your budget? Is it readily available in your area? Will it look right with your house?
2. The Installation. If you choose a specialty product, you may need a specialty installer. Does the cost of installation push the cost up more than you expected?
3. The Maintenance. How often will your deck need maintenance? How extensive is the process. Are you willing and able to do it yourself? How much will it cost to hire someone to do it for you?
4. The Longevity. How many years will it be before the deck needs to be replaced? Will you still be in the house? How might that affect resale?
Plug these factors into your thought process as you plan for your deck or outdoor living area. Re-member to figure the cost over time, not just initially. A nicely designed, well maintained and professionally built deck will not only give you and your family years of enjoyment, it can add significantly to the value of your home.

How many of us made those New Year’s resolu-tions to get fit? When you’re thinking about getting your body in shape, take a minute to think about doing the same for your house. And just like personal fitness, home energy fitness doesn’t have to be difficult, time consuming or expensive – you just have to have a plan and get moving!
Here are some low-cost and no-cost ideas to make sure your home uses your energy resources wisely:
HVACRemember, about half of your electric bill goes to
heating or cooling the air inside your home.• Use the heat of the sun in winter to help warm
your home by opening drapes and tilting blinds downward; in summer, do just the reverse to help keep your home cool.
• Seal cooling and heating ducts with mastic seal-ant to prevent the loss of warm air in the winter or cool air in the summer.
• For energy saving, we recommend setting the thermostat to 68 degrees in winter.
• Install a programmable thermostat and set it to adjust the temperature inside just before you are set to arrive home. *Make sure the thermo-stat is heat pump compatible or it will cause bills to increase.
• Replace filters regularly, usually every 1-2 months.
• Be sure registers are free from furniture and oth-er obstructions. (Blocking airflow is like forcing your heat pump to run a marathon with a mask on.)
**** Use the fireplace sparingly. It draws the home’s heated air up the chimney. Make sure the damp-er is closed when not in use. *******
WATER HEATINGDepending on the number people bathing and your
laundry demands, water heating accounts for 15-25% of your energy bill.
• Set the thermostat to 120-130. (Be sure to turn off the breaker for the water heater before ad-justing the temperature.)
• Check for leaks. A faucet dripping hot water can add up over a period of time.
• Wash clothes in cold water, or use warm water with a cold rinse cycle.
• Run full loads in the washing machine and dish-washer.
LIGHTINGReplacing your five most frequently used light fix-
tures or the bulbs in them with ENERGY STAR qualified lights can save $70 a year in energy costs.
• Replace incandescent bulbs with CFL or LED bulbs to save energy.
• Run ceiling fans clockwise on low during the winter to circulate warm air and run the heat pump less.
• Install inexpensive foam gaskets behind light switches on exterior walls to prevent air leaks.
• Install outdoor solar lights.
DOORS AND WINDOWS• Effectively prepare doors and windows to re-
duce heating (and cooling) bills and increase the comfort inside your home.
• Use low VOC caulk and weather stripping around windows and doors to reduce air infiltration.
• Install door sweeps and door shoe gaskets to further control heat loss and gain.
*******If you have to replace windows, install En-ergy STAR certified windows to keep hot air out in the summer and prevent warm air from escaping during winter. *******
SEALING AND INSULATIONThe average home has air leakage equal to a two-
square-foot hole – that’s like leaving a medium-sized window open 24-hours a day.
• Check your ductwork for places where seals have come loose; repair them with mastic, a thick paste, or mastic tape, both available at home improvement and hardware stores.
• Make sure you have adequate insulation, 10-14 inches deep in the attic, to prevent unwanted heat loss or gain.
• Insulate hot water pipes. • Install foam gaskets behind electric outlets and
switch plate covers on exterior walls. *******Set the water heater thermostat no higher
than 120 degrees Fahrenheit; 140 degrees Fahrenheit if your dishwasher doesn’t have a heating element. ********

Home trends continuously evolve, and one of the hottest trends for home owners now is outdoor living. Gone are the days of the standard 8x10 foot concrete patio, in fact, outdoor living spaces including out-door kitchens are now consistently one of the top 3 requests that homeowners are asking for in new homes as well as remodel-ing projects.
Few things are as much fun as a summer barbecue and the smell of the grill cook-ing in the back yard by the pool, but in the southeast we have the advantage of having cooperative outdoor living weather for the large majority of the year. It’s hard not to have a good time when you’re enjoying the outdoors with family and friends beside the pool or fireplace and have a great meal to enjoy – but it’s not so much fun if you are constantly running back and forth between the grill and the inside kitchen with ingredi-ents, condiments, drinks, etc.

The Dream: You are entertaining
friends in your beautifully designed
yet comfortable home. Each room
is tasteful and reflects your and your
family’s lifestyle. Your home makes
you smile and feel at peace. (And
since this is a dream you’re also twen-
ty pounds thinner and you’re having a
good hair day.)
The Reality: You’ve drooled on the
pages of every decorating magazine in
the grocery store checkout line. You’ve
pinned hundreds of gorgeous rooms.
You’ve watched so many reruns of
design shows that you’ve memorized
the dialog. But…you’ve done noth-
ing. For years. Because you just can’t
figure it out. Your house is a mish-
mash of dated oak furniture sets from
the 80’s, hand-me-downs that don’t
fit right anywhere and slightly tacky
tchotchkes you picked up on clearance
at Tuesday Morning. But then, you
finally do something! As cheaply as
possible. And it’s wrong. You wasted
your money and your house doesn’t
look much better than it did to begin
with. (Who knew that five different
wood tones in one bedroom wasn’t a
great idea and that high-water pleated
drapes are about as attractive as high-
water pleated jeans.) Ugh. So it’s back
to pinning photos and dreaming.
You know what you need, don’t
you? You need a designer. A designer
will save you time and money over the
course of a project, eliminating errors
and frustrations. Sure, it’s an invest-
ment, but so is your home. Do it now
and enjoy it!
But can you use a designer and up-
date without spending a fortune? Yes,
you can! Most of my clients are just
like you. They usually have a fairly tra-
ditional style but they certainly don’t
sit around sipping tea in the parlor
with guests. They’re much more re-
laxed and modern. So, how do we up-
date their traditional style
and make it work? We use
the same concepts we use
when updating our ward-
robes!
Here’s my advice for ev-
ery single client struggling
with this dilemma:
• If you don’t like it, find a new home for it. When you clean your closet,
you get rid of pieces that
are worn, don’t fit, or don’t
suit your style. So do that
with your furniture, too.
It’s not worth holding on to
that coffee table your Great
Aunt Sophia gave you just
because she might come by
once every three years and
ask you where it is. Your home is your
own and you should feel happy and
comfortable in it.
• If you love it, keep it. I have
an antique, fully sequined
butterfly top that is mostly
ridiculous but I love it. I
pair it with simple, toned
down pieces to balance it.
This same principle applies
to interiors. If you have a
treasured heirloom or over
the top piece that doesn’t
go with your Room & Board
sofa, it can still work. You
just need balance and a
little repetition to tie it in.
Often times people feel the
need to apologize for older
pieces in their home that
they love. But these pieces
give your home personality! A whole
room of furnishings plucked out of
a furniture store and plopped down
into your house looks cold and bor-
ing. (I’ll bet someone you know has a
room like this.) A designer can help
you make even the wildest pieces look
custom made for your home.
• Make bold choices in the cheapest places. When you need a
new black suit or little black dress, you
don’t just go to Old Navy, right? You
don’t have to go all out and buy Prada,
but you do want quality—and quality
costs a little more. You can then ac-
cessorize with an eye-catching piece
of costume jewelry from the discount
store and your outfit will look great!

and then have
fun following
the latest fads
by picking up
trendy pillows and accent pieces from
more affordable stores. If you buy
cheaply made major furniture pieces
you’ll need to replace them much
sooner. This equals more money out
of your pocket. Quality and classic
style last!
• Think of your home as a piece of art. A designer understands how to
keep in mind the key elements of beau-
tiful art: rhythm, pattern, texture, color,
proportion, and balance. With clothing
fashions or room designs, these ele-
ments will create a pulled-together look
if done correctly.
Hiring a talented designer will give
you the confidence to make style deci-
sions for your home and you’ll learn a lot
in the process, too. Stay true to yourself
and what you want in your space, and
you’ll be thrilled with the results of your
comfortable, beautiful, uniquely “you”
home.
