Many years ago we recognized that serving our clients requires having people on the ground in locations where our projects are located. Today, approximately half of our staff reside in offices outside the U.S.
We shape our international offices into local practices, led and staffed by professionals who speak the native language and who know the culture and customs.

This Manhattan building will house approximately 170,000 sf of market-rate residential condominium area, 25,000 sf for a flagship sports club facility, and 30,000 sf of commercial retail space. The 51 individual residences, ranging from 1,600 to 4,400 sf, feature 10 foot ceilings, large living and bedrooms, en-suite bathrooms, solid hardwood floors, and custom kitchens. The building includes a host of amenity spaces, with a private lounge, exhibition kitchen, game room, fitness center, children’s playroom, and a lushly landscaped rooftop terrace.
The design of the façade epitomizes the transitional character of the neighborhood. The form is dimensional, with the base stepping up toward the intersection, and offering terraces for many of the residences. The French limestone cladding recalls the traditional stone buildings of the Upper East Side, while large glazed openings take advantage of a modern cast-in-place concrete structure. The retail areas are articulated by double-height storefront bays, and the residential lobby entrance is located away from the bustling activity of the street.

Architectural design was provided for this new, high-end mixed-use building in downtown Manhattan. The building houses the Smyth Hotel, a 100-key boutique hotel operated by Thompson Hotels; 15 full-service residential units on the upper level; and a ground floor restaurant and bar.
While the shape & volume of the building were precisely dictated by NYC Zoning regulations, the building facades reflect a modern interpretation of the surrounding 19th
century Tribeca masonry architecture. Large windows with prominent contrasting mullions, set within a masonry framework, are typical of the neighborhood while also giving excellent views to the hotel guests and residents. The all-glass corner, looking north up the diagonal of Hudson Street, gives a contemporary emphasis to the contextual design.

Block D22 is located on the northern edge of New Songdo City’s Central Park, forming a gateway to neighborhoods in the city’s northern district. The design is marked by three 50-story residential towers rising above an urban street-edge of three storey commercial and retail space. The residential towers take advantage of southern exposure, with the woven, lattice-like facades of glass and aluminum providing unique interior spaces and views for each unit.
The design of the block utilizes landscaped courts, minimizes footprints of the retail and towers, and creates landscaped roof gardens on each of the low-rise buildings, accessible from the residential towers as amenity spaces. The result is credits for heat island reduction, landscape that is maintained through grey water harvesting (two credits), and two credits for open space design, including a second Innovation in Design Credit for Exemplary performance in Maximizing Open Space.

Block D23 is located on the northern edge of New Songdo City’s Central Park, adjacent to HOK’s first project in New Songdo City, Block D22. The design for D23 is comprised of one 50 and two 45 storey residential towers, rising above an urban street edge of two and three story commercial and retail buildings. The innovative design challenges the consistent, vertically extruded form of towers typical to Korean residential construction by creating a south-facing, shifting glass volume in front of a north-facing cast stone and aluminum volume. Unique residences are located in the shifting glass form, whose glazing panels are reinforced and shaded by a diagrid of aluminum fins.
D23 adds additional landscaped roof terraces at the top of the lower, glass volumes of each residential tower. The result is credits for heat island reduction, landscape that is maintained through grey water harvesting (two credits), and two credits for open space design, including a second Innovation in Design Credit for Exemplary performance in Maximizing Open Space.

Block D24 is located on the northeastern corner of New Songdo City’s Central Park, adjacent to both block D23 and the Convention Center Hotel. The design for D24 is comprised of one 50 and one 45 story residential towers, rising above an urban street edge of three story commercial and retail buildings. The twisting form of the towers are generated by a unique architectural and structural solution to the interior planning that builds a honeycomb grid of concrete, creating 20-meter plus clear spans for the units with no columns to restrict the resident’s space planning.
The unique form of the towers, an integrated architectural solution, also reduces wind pressures across the facades and creates less disruptions to the natural wind patterns than a square building. The block design surrounding the towers follows suit with D22 and D23, maximizing open space and covering all of the low-rise commercial buildings with landscaped roof gardens.

Situated on the premier island of Al Maryah, the Rosewood Abu Dhabi is surrounded by the glistening Arabian Gulf yet grounded by the vast desert. The interior spaces of the five-star 189-key and 137 residential unit property take cues from this local topography as well as local culture, merging the vastness of the desert’s white sand dunes with the crystal blue of the Arabian Sea.
Throughout the design, soft tonal col-ors inspired by the textural essence of the desert landscape are balanced by pops of blues and greens symbol-izing the sea. A layering of materials and contrast of finishes arouses the senses with a tactile experience, while indigenous artwork, sculpture and ac-cessories instill a sense of place.

HOK’s design for the Four Seasons Nanjing marries traditional Nanjing building materials with a strong modernist aesthetic in one of China’s most important commercial and business centers. Capitalizing on growth to this extensive market, the property offers hotel guests and apartment residents a five-star luxury option while also making an impact on the surrounding urban landscape.
From the street side, the building’s clean-lined shape exemplifies modern design with minimal adornment to the exterior. Within the arrival courtyard, refined landscaping and a fountain complement a melange of square, detailed windows while columns with open spaces serve to orient guests to the motor court and main entrance. Complementing the contemporary hotel and residential tower, a group of historic, low-rise housing units have been repurposed as shops, restaurants and bars for both hotel guests and other visitors.

The goal for the design of NOIDA Two is two-fold; first, to create an iconic building mass that is a conclusion to the sector’s development establishing a strong vertical impact on the skyline, and second, to reinforce the strong urban gesture of NOIDA One’s ides of the great gateway into Noida.
The design links the two developments in a marriage of different buildings coming together to reinforce a single gesture of urban space: an urban gateway oriented around the new park and marked on the Noida skyline with a 204 meter high tower. The landscaped roof of the podium is a visual continuation of the “garden” enclosed by a protective garden wall of NOIDA One and viewed across the park as another elevated destination.

The Omni Hotel and Convention Center is a prominent new landmark on the skyline of downtown Fort Worth. The HOK Planning Group completed design through construction administration services for the site and roof terraces on the third floor of the building.
Streetscape improvements included all clay brick sidewalk paving, street trees, ornamental lighting, site furniture, landscape and irrigation for the two block perimeter and the adjacent parking garage site. HOK designed two major roof top spaces that provide prominent views of the surrounding area. The north eastern terrace includes over 1/2 acre of landscaped green roof, poured in place tree planters, ornamental lighting, fire pit, irrigation and pedestrian paving. The southern terrace includes over 1/2 acre active space including a pool, spa, bar, massage terrace, informal seating areas, sun deck, and landscape and irrigation green spaces.

HOK provided architectural design services. The 18-story, 385,000 square foot tower includes Class A office space, 75,000 square feet of retail space and underground parking.
The challenge was to create a design that functions as a unique architectural expression and complements the surrounding buildings within Fan Pier as well as Boston’s historic waterfront. Part of the broader Fan Pier project goal was to work with the client to maximize an underdeveloped area by creating options for living, dining, working and recreation - making it accessible and usable for the community at large.
Fan Pier Parcel H is being designed to create a series of “residences in the park.” Working within the mixed-use development the project has the benefit of fronting on the urban fabric, the Fan Pier Park and direct exposure to the waterfront. The design in intended to maintain a residential scale within the dense commercial fabric of the Seaport District.
HOK is also providing interior design services for the public areas, kitchens and bathrooms for the 22 Liberty Street Condominium project also located within the Fan Pier Master Plan.

That’s economic resilience in addition to climate resilience; it’s business continuity, risk mitigation and proper management of assets and resources. Sustainability is about prosperity on personal, organizational, communal and ecological levels.
