In the early ‘90s, HOK chose to build sustainable design into all practice areas, service offerings and regional offices rather than creating a separate specialty group. Our commitment emanates from every level of the organization—from Sustainable Design Principal Bill Odell, to a network of “Champions” in each regional office and practice area.

More than 840 HOK employees have become LEED-accredited through the U.S. Green Building Council and Green Building Certificate Institute. All employees have access to a database of best practices, green materials, case studies and progressive industry resources.

Long before the creation of the LEED green building rating system, HOK developed sustainability checklists by phase and topic. These resources served as the foundation for The HOK Guidebook for Sustainable Design, widely recognized as one of the design profession’s seminal textbooks.

HOK has convincingly demonstrated that “green” projects can be delivered without compromising aesthetic goals, building performance or budget constraints.

Our built projects include office buildings, laboratories, corporate campuses, courthouses, museums, schools and master-planned communities throughout the world. HOK currently has 138 LEED certified projects, 10 BREEAM rated projects and more than 275 projects actively pursuing certification.

In our daily operations and professional practices, HOK leads by example:

• In 2002, HOK adopted a firmwide policy that all subsequent company office relocations and renovations were to be built to LEED-CI certification standards.

• Twelve HOK offices, including Toronto have since been certified. The Toronto, Atlanta, London, Hong Kong and Beijing offices have achieved a LEED-CI Gold rating. Our Chicago and New York offices have earned the LEED-CI Platinum rating.

• HOK people serve as leaders and active participants in green industry events and associations, and are actively involved in local environmental and community organizations.

This pilot project for the federal government’s strategy for sustainability is LEED-registered and targeted for Gold. With a 65 per cent reduction in energy expenditure, 80 per cent water reduction, and many more environmentally progressive features makes this structure the first of its kind ever built by the department of Public Works and Government Services.

When completed in the summer of 2011, the L Building will be the centrepiece of Humber’s Lakeshore Campus, the historically designated site of the Former Lakeshore Psychiatric Hospital. The design complements the scale of the existing historical buildings and academic quadrangle. In spite of the aggressive design-build schedule, the HOK team engaged in extensive research and study into the site’s history and facilitated an interactive design process with faculty and students.

HOK’s three-storey expansion to the existing Residence Commons will inject style and energy into the entire residential precinct when it opens at the end of 2011. “Alive” and “vibrant” were high on Carleton’s wish list along with an identifiable front door to the overall campus and a public image to attract new students. Inside, clear circulation paths bridge the two buildings, while a multi-storey lightwell exposes their differences.

The Biodiversity Institute of Ontario is being expanded to include a new research facility devoted to the development and application of DNA-based approaches for biodiversity analysis. The 37,700-square-foot specialized infrastructure includes a bio-informatics forum, a plant and animal collections facility with dry and wet labs, and augmented DNA sequencing instrumentation. When completed at the end of 2011, the facility will enhance the University’s reputation as a world leader in DNA bar-coding.

HOK designed the 578,000-square-foot academic health sciences facility for 3,500 students. The design solution is a clearly articulated, highly accessible Main Street, which acts as the primary circulation route. Layered transparency and abundant natural light at the building’s lower levels, the focus of student activity, will encourage a culture of movement and serendipitous interaction. The LEED registered project will open in November, 2011.

The Information and Communication Technology Building is a showcase for inter-faculty group dynamics. HOK’s three-day visioning session at the beginning of the project was key to the departments reaching consensus on their key issue: fresh air. Consequently faculty offices are located at the building’s perimeter with operable windows and maximum natural light. The building has become a major campus centre with places for gathering, eating, shopping and relaxation.

The Landscape Ecology Centre occupies Levels 4 and 5 of Carleton’s National Wildlife Research Centre and includes special purpose laboratory areas and a suite of offices and support services. One of the key design considerations was flexibility to accommodate unpredictable future changes in program and technologies. The research spaces permit a wide range of scientific investigations, and the robust, non-constraining services infrastructure can be easily reconfigured in a multitude of ways.

Located in a 1960’s building, Carleton’s undergraduate chemistry teaching labs needed a major overhaul. The conversion into the award-winning SuperLab maximizes the space and provides a clear parti of a core with outer rings. In the animated corridor ring, chalkboard walls invite a spontaneous exchange of ideas. At the core a large open space is divided into four fully equipped teaching quadrants, which can be combined into a single classroom with a single teaching point.

The expansion program is being driven by the need to attract and retain top research talent. Included are two new research facilities, renovations to existing structures, a review of the overall site master plan, and a new wastewater treatment system. HOK has designed a contemporary, flexible research environment that reflects the heritage of St. Andrews and the broader Maritime context. Wet Labs completed 2011. Science Building completed 2012.

This library was designed with intensive and spirited community input – a Maritime tradition. One of the main concerns of the local residents was the preservation of trees and scenic views. The architectural solution was a 20-foot-high steel and glass box. Its green hue and tree-like structure connect with the surrounding woodlands.

With its dramatic view of Georgian Bay, this Visitor Centre is inspired by the site’s geomorphology. The circulation path through the centre mimics the rock plates that cascade down to the water and leads visitors on a continuous route, without stairs or elevators, through two levels of exhibits, support spaces, and a film theatre. Throughout, the building and exhibits present a fully integrated vision of environmental stewardship.

This building establishes a new architectural standard for police facilities in the City of Ottawa. At the very beginning of this project the Design Team conducted a visioning session with key client representatives to clarify the project objectives further. Durability, accessibility, state-of-the-art technologies, and minimal operating costs were no surprise. But what excited the Design Team was the emphasis on openness, accountability, and community.

The largest residential community in Toronto, Concord CityPlace is located on a 45-acre waterfront site beside the CN Tower and Rogers Centre. The parcel designed by HOK comprises of three residential buildings from seven to 49 stories in height.

This unique 16-storey project, located in a distinguished neighbourhood at the edge of the University of Toronto campus, houses two different uses: a luxury condominium tower at its base and a residential women’s college. Sustainable design features include locally manufactured stone to clad three sides of the building and a curtain wall cladding system, chosen for higher efficiency. To be completed in 2012.

The Peter Lougheed Centre represents a major redevelopment of the hospital using both renovation and new construction to achieve the region’s aims for more community based beds and services. This sustainable pilot project adds 390,000-square-feet of new space to the existing hospital, and extensive renovations. Major components to the project included programming and planning for the decanting and staging to facilitate on-going operations with minimal impact to patients and staff.

Located on UHN’s Toronto General campus, the Clinical Services Building provides a supportive patient experience while meeting the needs of many specialties. This new facility carried with it many opportunities – the revitalization of aging infrastructure, support for the latest (and future) medical technologies, a chance to build a ‘front door’ on University Avenue for the campus, provide the best in inpatient care as well as providing leading edge outpatient care clinics.

University Centre, one of two redevelopment campuses, consists of renovated facilities and a substantial new addition, all located on a dense urban site. A Master Interior Finishes, Furniture and Colour Programme and concepts were developed, and will be strategically applied at all sites to reflect and promote the hospital’s corporate brand. Criteria such as durability, longevity, and flexibility, as well as requirements for universal accessibility and environmental sustainability were utilized in developing solutions.

The M Wing Vertical Expansion, an AlternateFinancing Procurement (AFP) project creates four additional floors on top of M-Wing at the Sunnybrook Campus. Two of the floors will be the home of the Prenatal & Gynecology program including a state-of-the-art Neonatal Intensive Care Unit. Project completed in 2010.

Cawthra Park, a busy public park in a diverse downtown neighbourhood, shares is located adjacent to a recently renovated community centre with a childcare centre and playground. With such a diverse mix of user groups, it was essential that HOK’s team of landscape architects work closely with City planners and community groups to establish consensus regarding the park’s redesign.

The Toronto Portland’s redevelopment formed part of a study of ways to reinvigorate and reconnect the City of Toronto to its diverse waterfront. The design program included an overall streetscape and urban design plan and the development of a large park which formed the common ground between proposed residential development and film studios.

The 17,000-square-foot space reflects the client’s love for minimalist architecture and old world charm by juxtaposing clean lines with classical elements. The design thrilled the client so much that Alliance intends on utilizing the design in other international offices.

At the heart of the 46,000-square-foot office is the bistro that is used as lunchroom, informal gathering space, and large theater for client presentations. With a mainly open office concept and informal meeting rooms, the new space has a very dynamic and energetic feel that attracts creative individuals and increases communication across the whole company.

Capital One’s management vision was the starting point for HOK’s design of its Toronto offices. The need for a dynamic and energetic design that would attract and retain staff was key given the office’s somewhat suburban location. Advances in wireless technology have made it possible to redefine an employee’s workspace parameters. They can easily move from their desks to a variety of meeting and huddle rooms as well as to the bright, colourful staff lounge. In other words, the entire office becomes a work space.

HOK helped HBC renovate three floors in the 240,000-square-foot building to increase the population from 750 to 1250 employees and to align four of the HBC business units - the Bay, Zellers, Home Outfitters, and Designer Depot. With new workplace guidelines / assignments, HOK has increased the density by 25-30% and helped HBC shed over 100,000-square-feet of downtown leased space.

The HOK design team was asked to incorporate 100 seats, while renovating an existing built out floor space of approximately 12,100 -square-foot. New workstations were to be open concept, departing from the standard high panelled workstation that had become a standard. The space still feels as a part of TD, with new collaborative focused elements. It also had to visually link to the small portion of the floor that remained built to TD standard design.

Cisco Toronto Office incorporated the latest Cisco Workplace Standards which transformed their spaces into a highly mobile workplace which aligned with their changing business needs. By consolidating their space requirements, supported in part by the integration of a robust IT and technology investment, they were able to achieve better utilization of their existing space, increase their client demo rooms and meeting/training facilities.

Home to some of the best known record labels in the music industry, Warner Music Canada wanted a hip, forward-looking design for its new Canadian head office. One of our challenges was to balance the opposing needs of “heads-down” business teams and “volume-up” music promotion teams. Each group is located within a distinct work “neighbourhood” that connects to a central, multi-purpose community square. The square is designed to encourage interaction among the two groups, their customers, and artists.

HOK’s design focuses on the existing circular staircase, now opened up to the surrounding views, that connects all four levels. The staircaseprovides a dramatic transition for clients moving from reception and meeting rooms down to the more informal café and outdoor patio. The staircase also encourages communication among all practice areas and employees. The new offices are LEED-registered.

Located in the award-winning Westin Bayshore Hotel on Vancouver’s waterfront, the 5,000-square-foot spa offers a holistic approach to wellness. The design of the space reflects the three principles of Vida philosophy: everything is individual; everything is harmony; everything is connected. These ayurvedic principles inspired an interior design that focuses on the senses and encourages relaxation, rejuvenation and flow.

For AOL Canada’s Toronto office, HOK created an environment that promotes collaboration between the 90 employees working there. With its exposed brick walls and ceiling beams, the two-floor, 15,000sf space reflect AOL’s edgy, youthful, innovative and socially engaged culture. Individual workstations line the perimeter of the space, while meeting spaces of various sizes accommodate group work, and casual spaces including a café/lounge/entertainment space invite staff to mingle.

RSA wanted their new environment to reflect the innovation, collaboration and client-focused approach that they bring to the insurance business. The new110,000sf space features universally accessible daylight, cafés, lounges and areas for professional meetings, complete with a wide range of gathering spaces.
