No two organizations are the same. No two workplaces should be designed with the same approach.

Whether your objective is to improve appearance and operational performance or radically rethink the way you work, a number of variables come into play during the renovation and retrofi tting decision-making process. These can include program demand, technical feasibility, and the return on investment for leasing versus owning. A deeper understanding of your workplace, one with consideration for all its variables, diversity, and passions will lead to informed decisions about which design approach will best realize the potential value for your real estate.

HLW International’s strength as a multi-disciplinary design practice is our capacity for unconventional approaches grounded in solid experience. We have expertise with a diverse range of building types, current work strategy trends, and sophisticated space and technology requirements. Consider partnering with HLW to discover how your space can become a true representation of you.

INNOVATION

A critical question for many of our clients is, “What types of space spur innovation?” The 24/7 work culture that permeates creative environments must be supported by a rich array of employee amenities. Creative food concepts encourage communication and collaboration. Reception areas, assembly spaces, and even rooftop terraces can allow radical shifts in programming, from public events to performances, to screenings.

Connectivity increases opportunities for impromptu interactions between people of different disciplines. The strategic placement of interconnecting stairs and shared amenities encourage employees to be more active, creating a culture centered around moving, interacting, learning, and being inspired by each other.

Right Balance between Individual and Teaming Spaces

A balanced workplace includes many types of private and collaborative areas to support different work styles. A workplace that has too few or too many of any one type of space will ultimately be ineffective.

From huddle rooms to café meeting spaces to phone booths and quiet rooms, employees should have a diverse range of places to work. Workspaces can include flexible touchdown spaces, team zones, bench desks, and open meeting areas with whiteboards, all of which should accommodate evolving seating requirements and an active workforce.

Providing a range of spaces for your people ensures that your investment in real estate delivers through positive work experiences. Highly productive individuals need to work in a manner supportive of their role, mood, and specifi c assignments. Options need to refl ect the need for both collaboration and privacy.

Support spaces, in particular, can provide variety and fl exibility for a workplace. And, versatile spaces can adapt to the evolving requirements of a fl uid, dynamic workforce.

Only an integrated space can provide your people with an optimal workplace. The location of functional spaces within your environment cannot be arbitrary. Rather, the arrangement must be carefully conceived and skillfully executed to support individuals in their work and in their collaborations. Meeting the needs of the “whole” employee means addressing the quality of work life and the quality of the workspace.

When a workplace provides individuals with choices, balance, fl exibility, and an integrated way of working, measurable gains in productivity are evident.

UNIQLO22,000 sf

UNIQLO’s new North American Headquarters can accommodate 60-70 people in a mostly open and collaborative offi ce setting. HLW designed workstations and offi ces, as well as a number of formal and informal collaborative spaces, which can accommodate a variety of working situations.

The offi ce refl ects the culture and brand of the retailer through its simple, yet universal, aesthetic and through a program, which emphasizes quality and the essential over the superfl uous. Inspired by the UNIQLO clothing concept, HLW developed highly fl exible design solutions, which enable people to adapt, combine and modify their spaces to support unique working styles.

BBDO227,000 sf

The consolidation of three fl oors for BBDO’s new headquarters required extensive, phased renovations in place. A very limited budget was mostly designated for infrastructure replacements and upgrades.

After stripping the spaces to the concrete shell, HLW used modern forms and a simplifi ed materials palette of reclaimed woods, polished concrete, and steel. The result was a complete transformation of the original space, from a closed and compartmentalized Midtown Manhattan offi ce to a spacious downtown loft—an ideal working environment for those engaged in creative work.

We have learned from Google how to grow and innovate with technology, rather than chase it. As one Googler expressed, HLW’s solutions are indicative of “design that thinks about people in space and not necessarily about building for technology, because technology changes so fast.”

HLW’s partnership with Google extends across eight years and four continents. In addition to the company’s 3,000,000 sf Northeast Regional Headquarters in Manhattan, we have designed multiple offi ces and creative production spaces in the US and abroad.

Under Armour19,000 sf

HLW engaged in an extensive discovery process with Under Armour to identify key design parameters for meeting the company’s functional, fi nancial and aesthetic goals for its NYC offi ce and showroom. The Under Armour culture places signifi cant emphasis on innovation. To build “the biggest, baddest brand on the planet, bar none,” requires a workplace that supports a fast-paced, passionate and driven workforce.

The project involved developing detailed workplace guidelines to accommodate future growth. A primary design directive was the effi cient and fl exible use of the open fl oor plan. HLW designed workstations and numerous formal and informal collaborative spaces to accommodate a variety of working styles and situations.
