Hi Ian, I will attach various files for you, it may take a few emails due to the size, but we shall see. I do not know if you knew that there are various designs for the plot, a design for one large villa to maximise the views, a smaller villa and two villas on the plot. This was an idea I had to sell one to finance the other. The land is situated on a small exclusive development is on the famed North East Coast of Phuket,
situated on an elevated site, with uninterrupted ocean views of Phang Nga islands and adjacent to
Ao Por Grand Marina.
The location is ideal; it gives the peace and tranquillity of the east coast, away from the tourists,
although only a 20 minute drive to the west coast beaches. Phuket International Airport is situated
some 23 kilometres away, travelling time approximately 20 minutes. The airport offers full
international and local fights, available on a daily basis.
The nearest large shopping mall is also situated some 23 kilometres away. The mall consists of a
large Tesco Lotus and ancillary shopping, banking and restaurants. Smaller restaurants and
supermarkets can be found locally.
For more comprehensive shopping and international stores, Central Festival shopping mall and
Phuket Town are situated some 30 kilometres travelling time approximately 30 minutes.
The main local hospital, Thalang is 23 kilometres away adjacent to the Tesco Lotus shopping mall.
There are two international hospitals, Phuket and Bangkok both within 30 kilometres.
Phuket has two major international schools. Phuket International Academy (PIA), together with its
International Sports Centre and Mind Centre are 18 kilometres away, travelling time approximately
15 minutes. The British International School is 24 kilometres away, travelling time approximately 25
minutes. There a numerous other quality schools on the island.
For the gourmet diner there many top quality international restaurants on the island and a host of
attractions, sports and entertainment to suit all ages.
The island boasts many of Thailand’s best golf courses. Mission Hills is a 15 minute drive away.

Other courses include, Blue Canyon (2 courses), 20 minutes away. Red Mountain, Loch Palm and
Phuket Country Club (2 courses), all less than 30 minutes away, situated in the centre of the island at
Kathu. Other courses include The Banyan Tree on the west coast 20 minutes and Phunaka in the
south of the island.
The land is situated adjacent to Ao Por Grand Marina, the only 24 hour, zero tide restricted marina,
taking yachts up to 80 meters +. Yacht charters and island trips are all available from the marina.
There are three other main marinas, all relatively close by, these are:- Royal Phuket Marina, The
Boat Lagoon and The Yacht Haven.
FACTS
As land in Thailand cannot be owned by Non-Thai nationals, the land is currently owned through a
BVI company. This company is one of 20 shareholders in a Thai company which owns the land title.
Each BVI company pays a lease for their land (through the original purchase price) and this lease
runs for 90 years renewable every 30 years. The first 30 years now has 26 years remaining. The BVI
Company has to be serviced each year at a cost of $1000 US.
The land is approximately 1 Rai or 1,600 sq metres or 1914 sq yards or short of half an acre. It is
gently sloping and all plots are designed to have a view over the plot in front. In this case of the land,
one low lying bungalow-villa.
The land was purchased in the sum of THB14,500,000. There is a sinking fund payment to be made
on commencement of construction of THB300,000. There is also a Common Area Management Fee
of approximately THB105,000 divided by the number of completed villas, when all 19 villas are built
the cost will reduce.
The land will take one large villa, or two good sized villas, plans and details below. The adjoining
villas are valued between THB50,000,000 and THB100,000,000 or £926,300 and £1,852,000.
