October 2020 Green Valley Foothills Townhouses IV Thoughts from the President Fall has arrived with shorter days and cooler nights. We welcome our winter friends and our new residents and look forward to waving at you (keeping our social dis- tance) with our masks on. It’s been a quiet summer here. The crack and seal coat job went very well in May and our roads are looking very nicely. Without any Monsoon rain, our Common Ar- eas have maintained their manicured look throughout the Summer and Fall. We are poised for a lovely winter. During the Winter, we have several important events for the Townhouses IV Owners – the Ladies Luncheon in December, our Potluck in January and our Annual Meeting in February. At this moment, with COVID-19, we aren’t sure how the events will run, live or on-line. Keep watching for announcements, as we will let you know as soon as decisions are made. Suggestions are always welcome. As we all settle into a busy winter season, we find that we always have ways to uti- lize your talents with our need for more help on our Committees (Member Services, Landscaping, and Maintenance) and our Board of Directors. On our website, www.gvth4.com, you’ll find our By-Laws and Deeds and Restrictions documents, which will tell you about the roles of the committees and the Board. Please give it a thought. Thoughts from the President

Fall has arrived with shorter days and cooler nights. We welcome our winter friends and our new residents and look forward to waving at you (keeping our social dis-tance) with our masks on.

It’s been a quiet summer here. The crack and seal coat job went very well in May and our roads are looking very nicely. Without any Monsoon rain, our Common Ar-eas have maintained their manicured look throughout the Summer and Fall. We are poised for a lovely winter.

Landscape Updates and Reminders

Because of our summer NONSOON, much of the common land vegetation in THIV is looking under control. Our Felix Landscape crews are only in THIV on Fridays and it seemed that every Friday of the weeks it was always 105+, no clouds, no rain.

The lack of rain has been very difficult for all of us—plants, especially. But, interestingly, for the landscape crews of THIV it has provided some welcome relief time to catch up. Excess growth has been at a near stand still for most of the summer.

Just a reminder about common ground yard waste. The crews still pick up on the 2nd and 4th Mondays of each month. Yard waste gener-ated by you from common ground areas should be placed at your nearest pick-up point. (See

map in THIV Directory) If you are unable to get yard waste to one of those points, call Marilyn Kern @ 399-0440 or 429-2101 to make other arrangements.

Interim Road Committee /report

The Interim Road Committee’s Phase One road plan was completed in May of this year with the successful seal-coating maintenance of Townhouse 4 roads. Phase Two’s goal is the complete reconstruction of two community roads, Camino del Poso and Calle de Alegria. This work is targeted to be performed in the late spring of 2021. Alegria is co-owned by Townhouse 4 and Townhouse 6, and the Interim Road Committee is currently working with Townhouse 6 to finalize the details of this work. A board-level Letter of Intent should be signed by the end of this October, after which work will begin on a Request for Proposal (RFP) for bid out to local asphalt vendors. We look forward to a smooth completion of Phase Two! Stay tuned for more details as they develop.

EMERGENCY HELP Green Valley has two amazing services to help home-owners in case of emergencies. The Fire Department offers a lockbox, mounted near your front door, which holds a door key. This means they would not have to break down your door in case of fire or another emer-gency. The box is $50 with a $25 install fee. There is no additional cost if you change keys later, move or a new resident takes over. Call 520-625-9438 if inter-ested.

The other service is a free daily “wellness” phone call from the SAV (Sherriff’s Auxiliary Volunteers). They offer a free daily phone call to Green Valley residents between 7:30 and 9:00 am 365 days a

year. If there is no answer after several attempts, the SAV will dis-patch someone to check up on you. For more information, go to www.sav.org to read more under “more services/telecare”. Call

Reminder from Architecture and Landscape Committees

Many of us have used our COVID time to think about changes we’d like to make to our properties. Please remember that any changes to the exterior of your home, including painting, changes to patio walls, addition of solar, or other modifications must be approved by the Architecture Committee.

New plantings, removal of plantings and pruning in the common area must be approved by the Landscape Committee.
