There are also significantly less buyers during the same period, so while the competition is

lower, so is the inventory. This year, competition for housing was especially fierce. With this

The buyer's agency agreement should have a written, objective policy for who will handle

the books makes a buyer's agent required for you, it makes sense that an agent should be

working solely for you. Especially since in most instances you will not pay a fee for their

services as your buyer's agent will get the commission from the transaction anyway.

The person you want at your side while your buying a home, is a good buyer's agent. The

label suggest that they help you find a home. What they help you to do, is buy a home. This

includes guidance and writing of the offer to purchase and negotiating through it until an

acceptable contract is written. A buyer's agent knows the ins and outs of the contract and

can guide you through your loan commitment and home inspection contingencies built within

the contract as well as to make sure you secure title insurance, a good survey and that the

home appraised.

If you are not sure where you stand credit wise it make sense to find a lender or broker who

will work with you. It is great you are starting the process early because so many people do

all of this at the very last minute. As a mortgage broker, I constantly deal with clients

contacting me with a month or less to obtain financing. While this can be done if there are

any issues that arise it does not give us time to address them and it causes the potential

buyer of a home to postpone purchasing anything. If we are lucky enough to pull the loan off,

it will be at an increased interest rate if the credit score is low.

If you are all set up with a lender and a buyer's agent, you are all set to go house hunting.

Your agent can be your guide on areas, but it is also advantageous for you to drive around

the area and see which areas appeal to you. You will want to consider taxes, homeowner

association fees, and the schools that appeal to you if you have children. Even if you don't

have kids, the schools play a huge role in how fast and how much equity your home can

expect to gain over the years. Speak with your buyer's agent about the top schools and they

will confirm that this is a fact not a trend. Choose the school district wisely, and you will do
