Location: The subject’s are situated within Ochil Crescent Park which contains a play park, football pitch and recreation land. The park is situation at the north east corner of the Raploch settlement which is predominantly a residential area. The River Forth surrounds the park to the north. Raploch is approximately 1 mile north of Stirling City centre.
Description: The subjects of lease comprise the community centre and car
park with further rights to use the surrounding recreation ground available.
The community centre is of modern single story brick and tile construction. The centre is accessed from the front car park with a fire exit off the hall to the rear and side entrance to the shower and changing rooms.

Lease Conditions: The hall and ancillary accommodation must be made available to
hire at a reasonable rate (to be agreed with the Council) for any community or social groups throughout the week. A separate agreement will be attached to the lease to record the permitted uses and the terms and conditions of the tenant use, sub-let and hire out. Such uses will be in line with the Social, Cultural, Health and Wellbeing objectives and aims of the Council.
Planning/Use: The current permitted use is class 11 assembly hall. Interested

Fees: The successful bidder will be responsible for the Council’s
reasonable legal and surveying fees incurred in the preparation of the lease.
Tender Submission: Prospective tenants will be required to show they have
knowledge, experience and finances available in order to run the centre efficiently and maintain its availability for a variety of community uses.
Interested parties should submit details of their preferred
lease terms along with a statement of their proposed use and type of activities they intend to run from the centre.
Offers: Offers should be submitted solely in an envelope marked ‘Offer for Ochil
Community Centre, Raploch, Stirling’ and sent to Legal Services, Stirling Council, Old Viewforth, Stirling FK8 2ET to be received by 2pm on Friday 25th October 2019.
Offers received after this date and time will not be accepted. Stirling Council is
not bound to accept the highest or any offer.
The envelopes should not have any identifying label or marking indicating where it has come from.
The offer should provide details of all the required information under the different
headings, failing to provide this information will reduce the number of points which are allocated to the Quality submission which may affect the overall evaluation.
