Property Master not only organizes information about properties, units, tenants, expenses, and everything related to landlording, it has special features to make managing property invest- ments easier. These include Property Modeler, which evaluates different deals over time to see which will per- form best; Modular Lease Builder, which quickly cus- tomizes leases for different tenants; Auto Alerts to notify when trouble arises; Sched- uled Alerts to remind of cru- cial tasks; accounting results that can be copied directly to the IRS Schedule “E” form; and dozens of customizable forms and reports Brendan O’Brien created Property Master software after searching in vain for a quality product to manage his own rental property investments. He chose Seabrook as the location for his business for a number of reasons — and has not been disappointed. For starters, according to O’Brien, there is a lower cor- porate tax rate and no per- sonal income tax, which attracts a better quality employee. Additionally, the Seabrook location has allowed the company to employ several outstanding interns from UNH, since it is only a short drive from Durham. Overall O’Brien believes the best thing about Seabrook is the location. “You can see driving down Route 1 that many businesses have decided to settle here, not just retail, but other businesses like ours,” says O’Brien. “We’re just a mile off Route 95 which gets you anywhere. There are lots of restaurants and stores so it’s easy to pick up whatever you need nearby. And don’t forget Hampton Beach — last summer we had lunch there once a week.
