SEABROOK | O’BrienGrasso RE Software, a high-tech company located inSeabrook, has announced itwill release the first edition ofits property managementsoftware, “Property Master”on Friday, February 17.
Property Master not onlyorganizes information aboutproperties, units, tenants, expenses, and everythingrelated to landlording, it hasspecial features to makemanaging property invest-ments easier. These includeProperty Modeler, whichevaluates different deals overtime to see which will per-form best; Modular Lease
Builder, which quickly cus-tomizes leases for differenttenants; Auto Alerts to notifywhen trouble arises; Sched-uled Alerts to remind of cru-cial tasks; accounting resultsthat can be copied directly tothe IRS Schedule “E” form;and dozens of customizableforms and reports
Brendan O’Brien createdProperty Master softwareafter searching in vain for aquality product to managehis own rental propertyinvestments. He choseSeabrook as the location forhis business for a number ofreasons — and has not beendisappointed.
For starters, according to
O’Brien, there is a lower cor-porate tax rate and no per-sonal income tax, whichattracts a better qualityemployee. Additionally, theSeabrook location hasallowed the company toemploy several outstandinginterns from UNH, since it isonly a short drive fromDurham.
Overall O’Brien believesthe best thing about Seabrookis the location.
“You can see drivingdown Route 1 that manybusinesses have decided tosettle here, not just retail, butother businesses like ours,”says O’Brien. “We’re just amile off Route 95 which gets
you anywhere. There are lotsof restaurants and stores soit’s easy to pick up whateveryou need nearby. And don’tforget Hampton Beach — lastsummer we had lunch thereonce a week. It was great!”
Seabrook is an up-and-coming hot spot for business-es that the company expectsto see prosper in the next fewyears, in particular accom-modating more high-techcompanies.
