1.0PREFACE

DILAPIDATION SURVEY SPECIALISTS have participated in the buildingconstruction and building consulting industries for 34 years and has reported on thecondition of over 12,500 completed properties or buildings under construction andundertaken over 4,000 dilapidation surveys. Their experience qualifies them tocomment on the issues raised in the following instructions.

2.0INSTRUCTIONS

OBSERVATIONS

For the purposes of this report, we will be using a grading system for general state of repair of the property; the grading will be between 1-5 with 1 being a poor state of repair and 5 being in an excellent

Unless identified, all cracking is considered hairline to 1mm in width ornot of a significant nature.

3.1 INTERIOR

3.1.1 Reception Area – The main reception area is in an excellent state of repair, there is a slight blemish to the oak skirting situated to the rear wall of the reception – ( Grade – 5)

3.1.2 Tea Point – The tea point is located off the main reception area, there is no visible damage to report (Grade – 5)

3.1.3 Baskerville Meeting Room – Located off reception, the meeting room is in an excellent state of repair (Grade – 5)

3.1.4 Town Hall Meeting Room – Located off reception corridor, Meeting room in excellent condition, beading missing to external glass partition, please see photo below.(Grade – 5)

To replace the external beading to the glass partition will take approximately 15 minutes.

3.1.5 Mail Box Meeting Room – ceiling tiles, walls, doors, cils, door furniture, are all in an excellent state of repair (Grade – 5)

3.1.6 Bullring Meeting Room – ceiling tiles, walls, doors, cils, door furniture, are all in an excellent state of repair (Grade – 5)

3.1.7 Aston Hall Meeting Room – ceiling tiles, walls, doors, cils, door furniture, are all in an excellent state of repair (Grade – 5)

3.1.8 National Indoor Arena Meeting Room – ceiling tiles, walls, doors, cils, door furniture, are all in an excellent state of repair (Grade – 5)

3.1.9 International Convention Centre Meeting Room – ceiling tiles, walls, doors, cils, door furniture, are all in an excellent state of repair (Grade – 5)

3.1.10 St Martin’s Meeting Room – ceiling tiles, walls, doors, cils, door furniture, are all in an excellent state of repair (Grade – 5)

3.1.11 Rotunda Meeting Room – Meeting room in good condition in general, window cills x 3 need to be repainted due to scuff marks,please see photo below (Grade – 4)

Estimated time to repair would be to approximately 1 hour to undercoat and re-paint

3.1.12 Breakout Area – Recently redecorated, no faults found (Grade – 5)

3.1.13 Think Tank Training Room – In excellent condition (Grade – 5), support pillar located outside the training room requires painting due to scuff marks (Grade – 3) see photo below.

Estimated time to repair 30 minuets

3.1.14 Open Plan Office – ceiling tiles, walls, doors, cils, door furniture, are all in an excellent state of repair (Grade – 5)3.1.15 Post Room - Located off the open plan office space, ceiling tiles, walls, doors, cils, door furniture, are all in an excellent state of repair (Grade – 5)

3.1.16 Coms Room – Located off the open plan office space, ceiling tiles, walls, doors, cils, door furniture, are all in an excellent state of repair (Grade – 5)

3.1.17 Filing Store – Located off the open plan office space, Store room recently constructed and in good general condition.

3.1.18 Store Room – located off the breakout area, store room decoration in good condition, however the client brought to our attention the problem with the strike plates on the door keeps as illustrated in the photo below, there is a problem with clothing constantly getting damaged due to the size of the plate.

Suggestion 1 – Replace all door lock keeps for new reducing the size of the strike plate, there are 20 in total with the same problem

Suggestion 2 – Remove and reshape the strike plate’s to fit flush against the architrave.
