Every homeowner would like to sell for the highest price possible. When it comes to pricing your house, how do you make sure you don't price it so low that you later have regrets, or not price it too high and scare off buyers? "It's a careful balance," says Bonita Springs/Estero Luxury Real Estate Expert, Michael Burke. "The most common mistake people make is getting emotional. Your home may be priceless to you, but chances are you won't find someone else who feels the same way. " How do you find that fine line between "priceless" and "priced-right"? The first step is to review recent sales in your neighborhood. The most important comparables are pending sales or those "in escrow." Pay attention to neighborhood dividing lines and physical barriers such as major streets, freeways or railroads. "Compare similar square footage and if possible homes built around the same time, a home built in the 1950s and one built in 2005 won't price the same," says Michael Burke. There might be 100 active listings in the area, but these only tell the seller at what price their home won't sell. Pay attention to the pending prices of home sales in your area. These will tell you at what price buyers are willing to start negotiating a sales price. Make that your starting point. Step two is to consider your listing price. If you're willing to close escrow quickly, you'll attract buyers who want to move in right away. The more creative and flexible you can be in meeting the buyer's needs, the more success you'll have attracting them. In the end, the hard truth is that a buyer does not care how much you paid for your property, how much you owe, the cost of upgrades, improvements or repairs, how badly you need to get out of the sale, or how much you love your home. For most people, a house is the single largest investment ever undertaken and most sellers expect to make some profit on its sale. Unfortunately, however, your desired profit means very little to a potential buyer. So, leave sentiment at the door, listen to advice from your Realtor and watch the market. It makes the most sense toask a future employer aboutbenefits before you agree to cometo work. But even if you havebeen working for the samecompany for years, it's never toolate to go to human resources tomake sure you're getting the mostmileage out of your currentbenefits and maybe pick up a newperk or two. See if you have thefollowing options available, andcheck with your tax professionalor a financial adviser before youmake a selection:Look at health savingsaccounts: If your employer has

converted to a high-deductiblehealthcare plan, you may have theoption of starting a health savingsaccount (HSA). These accountshelp workers to save and spendmoney tax-free for medicalexpenses not covered by the planor your deductible. Why are they agood idea? Because you can sockaway money tax-free that willcover the amount of thedeductible (at least $1,050 forindividuals, $2,100 for families) ifyou need it, and it will grow tax-free over time if you don't.See if a Roth 401(k) works foryou: In 2006, the governmentgave employers clearance to offerRoth 401(k)s, employer-sponsored retirement plans thatallow workers to put all or part oftheir 401(k)s into a Roth, whichallow after-tax money to growtax-free. Check your target bonusamounts: This is usually not aproblem for most people whoreceive annual bonuses, but itmakes sense to double check theminimum bonus you should earnannually and what it will take toexceed that limit. Get flexible: If your company hasa flexible spending account formedical, commuting or child-carecosts, estimate carefully whatyou'll need to spend and get onboard. While workers can get achance to spend out their accountsinto the next tax year, it's veryimportant to project exactnumbers so you won't lose fundsat the end of the eligibility period. Get smart: More than three-fourths of U.S. companies offereducation benefits, so if you havethe time and inclination, finishthat degree or complete aparticular course of study toprepare you for your next job orfor your enjoyment. Most

companies will ask you to stay acertain length of time afterreceiving such benefits, which isonly fair. But education is worthfar more than the dollar cost oftuition, so don't pass it up.Get fit: Some companiesnegotiate membership discountsto gyms and other fitnessfacilities, and that's a worthwhilebenefit. But these days, withcompany health care premiumsgoing through the roof, someemployers are actually payingemployees to lose weight, quitsmoking or take other steps toimprove their health.Have some fun: Companies getdiscounts to a variety ofentertainments - the localamusement park, sports events,theaters, restaurants, auto showsand other local events. If theyinterest you - and particularly ifthey interest your kids - you'd befoolish to pass up such discounts. Be proactive: If you hear friendsor clients boasting aboutparticular benefits or incentives attheir companies, quiz them to findout as much as you can about howtheir companies afford thosebenefits. If the story checks out,then go to your own company andask them if they might consider it.

revenues from both prints andphoto merchandise in 2006alone and now consumers wanta piece of the action.

This rise in the popularityof digital photography hasspawned many new Web sitesthat go beyond sharing photos inaddition allowing users to set uptheir own stores. Sites such asPhotoWorks.com allowmembers to host personalized"storefronts," each with a uniqueWeb address. This type of sitehas begun attracting more and

more users with its offerings ofcustomizable photo productssuch as cards, calendars andgifts but above all, allowingregular consumers to sell theseproducts by themselves withtheir own photos and designs.

"I was surprised by howeasy it was to start selling mywork," Hoffman said. "I'm notgetting rich off of it yet, but it'sgreat to make some extra cashwhile doing something I love."

As photo sites look tocombine e-commerce with self-publishing, this new consumer-driven marketplace is openingdoors for amateurs andprofessionals alike. (NUI) - With warmertemperatures approaching,people will begin to preparetheir feet for their spring debut -which means making sure theirfeet look and feel good.

One way to achieve thatfeeling is to get a professionalpedicure. In a recent AmericanPodiatric Medical Association(APMA) survey of women ages18-49, close to 50 percent statedthat they had received aprofessional pedicure by the ageof 25 - a ritual that may be morehealthful than you think.

"Pampering and groomingyour feet promotes good foothygiene and should be donefrequently to contribute to notonly your foot health, but also toyour body's overall health," saidDr. Marlene Reid, an APMApodiatric physician.

The following tips will help

you attain a safe and perfectpedicure, which will put somespring into your step for thewarmer, sandal-wearing seasonahead:

For salon pedicures:

• Think clean. Salons aretypically cleanest earlier inthe day, so consider makingyour pedicure appointmentduring the morning hours.

• Limit the risk of infection.As precautions, take yourown utensils and refrainfrom shaving your legs priorto your visit to limit the riskof cuts and scrapes gettinginfected. Additionally, don'tallow technicians to use arazor to remove dead skinon your feet. This can leadto infection if doneincorrectly.

For pedicures at home:• Properly care for cuticles.

Always use a rubber cuticletool to gently push backcuticle tissue. Never cutcuticles as this can increasethe risk of infection. Resistpushing back cuticles often- this can make cuticlesthicker and harder tomanage.

• Stick to straight. Use atoenail clipper with astraight edge to clip toenailsstraight across. Roundingtoenail edges greatlyincreases the chance thatingrown nails will develop.

• Smooth out feet correctly.Begin by soaking feet inwarm water for fiveminutes. Follow up byscrubbing feet gently with apumice stone, foot file orexfoliating scrub to removethick, dead skin build-up.

• Finish up with polish.Always use nail polishwhen putting the finaltouches on your spring-ready feet. Only applypolish to healthy nails - ifnails are thick or discolored,don't cover them withpolish. This locks outmoisture and prevents thenail bed from breathing. Iffungus problems persist,consult a podiatricphysician immediately.

Saucy Chicken Apple SautéServes 4 1 tbsp Vegetable Oil

2 tbsp Ginger, minced 4 cloves Garlic, minced

1 lb Boneless Skinless Chicken Breasts or Thighs, sliced 1/2 tsp each Salt and Pepper 1 tbsp Chili Oil

1 Onion, sliced2 Celery Stalks, sliced 2 Apples*, cored and cut into wedges

1 cup Chicken Broth 2 tbsp Rice or Cider Vinegar 1 tbsp Soy Sauce 2 tsp Corn Starch

Preheat grill or broiler to medium-high heat. Spritz the shrimp liberally withHellmann's Simply Caesar Mist Salad Spritzer Dressing, tossing to coat well. Grillor broil shrimp, turning once until they turn pink, about 4 to 5 minutes. Remove theshrimp to a bowl and toss with lemon juice; cover and set aside. In a serving bowl, combine the lettuce with the cheese, bacon, capers and croutons.Spritz liberally with Hellmann's Simply Caesar, tossing well to coat. Season to tastewith salt and pepper. Divide salad evenly among four plates and top with grilledshrimp.

Grilled Shrimp Caesar Salad

Serves 4

1 lb Jumbo Shrimp, peeled, uncooked , tails on Hellmann's Simply Caesar Mist Salad Spritzer

1 tsp Lemon Juice, freshly squeezed 1 head Romaine Lettuce, chopped

1/4 cup Parmesan Cheese, freshly grated 3 strips Bacon, cooked crisp and crumbled

1 tsp Capers (optional) 1 cup Croutons, lightly seasoned

Salt and Ground Pepper to taste

In large heavy-bottomed skillet or wok, heat oil over medium high heat. Stir in ginger andgarlic and cook 1 minute until fragrant but not browned. Stir in chicken and season with saltand pepper. Cook until browned and transfer to plate.

In same skillet, add chili oil. Cook onion and celery over high heat, stirring constantly,until onion is golden and softened, about 3 minutes. Add in apples, broth, vinegar and soy sauce.Bring just to boil; stir in chicken and cook 2 minutes.

In small bowl, whisk together corn starch with 1 tbsp water. Stir into sauce and let thickenslightly. Serve immediately over steamed rice. *Variety tip: For best results use Empire, Crispin, Cortland or Idared apples.

Bring 2 cups of water to a boil (or use very hot tap water). Turn off heat and immerserice noodles in hot water for 3-5 minutes until noodles are soft, cooked through butstill firm and al dente, not mushy. Rinse with cold water for 30 seconds. Drain welland set aside.

Heat 1 Tbsp of oil in a frying pan, scramble egg, and set aside.

Heat 2 Tbsp of oil in a frying pan. Stir fry chicken, shrimp, or vegetable for 1 minute.Add noodles, pad thai sauce, and tofu. Stir fry for 3-5 minutes or until ingredients arewell cooked. Add bean sprouts, peanuts, and scrambled egg. Mix well to combine.Garnish with cilantro, lime wedges, and chili.

Parents: Make Time for Healthy Choices(NUI) - Between soccerpractice, piano lessons andhomework, more and moreparents are discovering that itcan be hard to balance a healthylife with a busy one.

Health care professionals,however, are discovering thatnutrition- and activity-basedhabits, when developed early,can make a positive long-termimpact.

Eileen Berry, a Floridamother and self-taughtnutritionist, has taken this toheart. "Healthy foods areavailable and, as parents, weneed to make this happen for ourkids," she said. "We don't havethe luxury of 'shouldas','wouldas' and 'couldas,'especially when our children areinvolved.

So, what can you do to getyour children's habits on trackand moving in a healthydirection?• Take a look.

MyPyramid for kids online(www.mypyramid.gov) tosee what your children needin their diets each day. Didyou know, for example, thatgrains and vegetables shouldmake up the majority of yourchild's diet?

• Don't forget the vegetables. A study published in theJournal of the AmericanCollege of Nutrition foundthat while preschool-agedchildren consumed about 80percent of theirrecommended fruit servingsa day, only 25 percent hadthe recommended amount ofvegetables. (NUI) - A recently completedclinical trial showed thatpatients suffering fromadvanced congestive heartfailure (CHF) exhibitedsignificantly improved heartfunction after supplementingwith ubiquinol, a newlyavailable and highlyabsorbable form ofCoenzymeQ10.

In the first clinical trialevaluating ubiquinol's effectson late-stage CHF, cardiologistPeter Langsjoen found thatcritically ill patients whosupplemented with this nutrientfor just three monthsexperienced a substantialincrease in their hearts' abilityto pump blood. Furthermore,patients' plasma levels ofCoQ10, which are key tooverall heart health,significantly increased anindication that they wereabsorbing more of the nutrient.

Langsjoen's study,although an early-stage trial,offers hope to manyAmericans. According to theAmerican Heart Association,an estimated 5.3 millionAmericans currently suffer

from CHF. Roughly 550,000people are diagnosed withheart failure every year, and itis the leading cause ofhospitalization in people olderthan 65.

Heart failure does notmean the heart has stoppedworking. Rather, it means thatthe heart's pumping power isweaker than normal. WithCHF, blood moves through theheart and body at a slower rate,and pressure in the heartincreases. As a result, the heartcannot pump enough oxygenand nutrients to meet the body'sneeds.

Ways of combating CHFusually include a treatmentprogram of rest, proper diet,modified daily activities,transplants, valve replacementsand drugs, such as betablockers, digitalis andvasodilators. CoQ10 has beenused as a dietary supplementfor cardiac patients for 40years. Ubiquinol, the activeantioxidant form of CoQ10,has only been available insupplement form for the pastyear.

TBI is the signature wound ofthe conflicts in Iraq andAfghanistan. Department ofDefense figures cite that one inevery nine American deployedsoldiers to Iraq suffers a traumaticbrain injury. TBI is caused byexposure to blast waves fromexplosive devices. Some of thetell-tale signs include: headaches,difficulty concentrating or makingdecisions, slowness in thinkingand communicating, moodchanges, ringing in the ears andother symptoms that cansignificantly disrupt relationshipsand undermine the potential forsuccessful reintegration intocivilian life.

Cut avocado lengthwise around the pit, and twist halves toseparate. Strike pit with a knife blade, and pull to remove.Scoop out flesh with a spoon, and place in a blender. Add sourcream, cream cheese, chilies and chili liquid, and blend untilsmooth, adding a little more liquid if mixture seems too thick.Transfer to a serving bowl, and garnish with sliced olives ifdesired. Cover and refrigerate until serving time. Serve withtortilla chips, crackers or raw vegetables.

Spicy Avocado Dip

Yields 2 cups

1 Avocado, fully ripe (about 8 ounces)1 cup Sour Cream

1 pkg (3 ounces) Cream Cheese, room temperature1/4 cup Sliced Pickled Jalapeño Chilies from a jar, drained

2 tbsp Pickled Jalapeño Liquid from jar2 tbsp Sliced Olives, optional

Penne with Mini Chicken ParmesanServes 4

16 Frozen Chicken Nuggets 1 tbsp Olive Oil

1/3 cup Onion, finely chopped 1 clove Garlic, minced

2-1/2 cups Prepared Pasta Sauce 3/4 cup Mozzarella Cheese, shredded

2 tbsp Parmesan Cheese, grated 2 tbsp Parsley, finely chopped 3 cups Penne Pasta

Prepare the chicken nuggets according to package directions.

Meanwhile, heat the oil in a medium saucepan set over medium heat. Cook the onions and garlicfor about 5 minutes or until soft and fragrant. Stir in the pasta sauce and bring to a boil. Reduceheat to low and simmer for 15 minutes.

Toss the mozzarella with the Parmesan and parsley. Remove the cooked nuggets from the oven.

Top each nugget with a spoonful of sauce and sprinkle with a little of the mozzarella mixture.

Return the nuggets to the oven; bake for 5 minutes or until cheese is melted and bubbly.

Meanwhile, cook the penne according to the package directions. Drain well.

Toss hot penne with the remaining pasta sauce and any remaining mozzarella mixture. Serve withthe mini chicken Parmesan.

Lightened-Up Pulled Pork With RaisinsServes 8-10

Trim fat from pork, and cut into 2-inch cubes. Stir together dry seasonings in a small bowl,and sprinkle over pork, turning to coat all sides. Place tomatoes, lime juice, one onion and oneclove of garlic into a large slow cooker, and top with pork and raisins. Cover and cook on highfor five hours or on low for ten hours.

Remove meat from slow cooker with a slotted spoon, and place in a large bowl to keepwarm. Pour juices from slow cooker into a medium saucepan. Add the remaining onion, garlicand dried pepper to saucepan, and bring to a boil. Reduce heat, and simmer for 20 minutes,stirring occasionally. Let cool slightly, then puree in a blender or food processor. Shred porkusing two forks, and stir in half the sauce. Spoon into tortillas, if desired, and serve withavocado, cilantro and remaining sauce.

(ARA) – As more people are becomingaware of environmental issues,vacationing green is a growing traveltrend. Families are seeking vacationoptions that offer activities that respect theearth, and experiences that createcherished memories and a renewedconnection to nature.

“Dude Ranches in our association areenvironmentally kind and a great way tobring your family closer on your nextvacation,” says Colleen Hodson of TheDude Ranch Association, an organizationthat represents over 100 ranches in thewestern United States and Canada.“People come to enjoy the outdoors, havean adventure and relax in nature. Afterthey leave, they often have a renewedappreciation for the environment.”

So what is it like to vacation on adude ranch? Imagine cool, fresh mountainair, riding a trail on your trusted horse,participating in a cattle drive during abeautiful sunset, and hearing the dinnerbell call you to a delicious meal. And thisis just a start; many ranches offer spas,rafting, fishing, hunting, and special adultand children’s programs.

If this sounds like a vacation youmight be interested in, there are optionsfor every budget. Plus, many ranchesparticipate in activities that help preservethe environment that they rely on so youcan feel good about your trip.

For example, Rocking Z Ranch inMontana uses a stationary diesel motorthat is powered by recycled vegetable oilto pump water for irrigation. This workedso well, the ranch took the idea one stepfurther by using the vegetable oil to makebiodiesel after taking out the fatty acids.They use this to run the tractors, loaders,an excavator, dozer and diesel pickupduring the summer months.

Coffee Creek Ranch in Californiarespects the environment by not sprayingtheir fruit trees with any chemicalpesticides. And like many hotels andtravel establishments, you have the optionto get fresh towels every day or hang themup and reuse them as a way to conservewater.

Recycling is another aspect that duderanches are embracing. Keep in mind,with some ranches being far from majorcities where a recycling program mightexist, it’s a bit harder than simply puttingitems in a bin and putting it at the end ofthe driveway every week. WildernessTrails Ranch in Colorado collects bottles,cans, plastic and paper from theapproximately 38 guests and 30 staff thatstay at the ranch each week and loads alarge trailer to take into town 30 milesaway.

“Successful ranching depends on apositive relationship with the earth,therefore ranchers know that they need totreat it with care. This relationshipinfluences a visitor’s experience at a duderanch and often brings them a deeperappreciation for the environment in whichthey live,” adds Hodson.
