These include the letting of15,000-sq ft of offices to BarnsleyNHS PCT at Longfields Court onthe Wharncliffe Business Parkat Carlton and theestablishment of the servicedoffices and managed workspaceby DBH Business Centres on thesame site.

“Meanwhile The Civic refurb -ishment is largely completedand proving to be popular andsuccessful. There are currentlythree floors of retail spaceamounting to over 20,000-sq ftwhich will provide excellentaccommodation for specialistretailers giving Barnsleyanother retail angle to comp -
lement the Barnsley Marketsredevelopment which has reg -rettably been delayed because offunding issues.
“The majority of deals thathave been agreed in the marketplace have been leases andlicences often at figures verymuch in the tenants’ favour. TheGovernment’s recently introd -uced requirement for rates to be
paid on vacant buildings hascaused landlords to reduce rentssignificantly in order to attractoccupiers with many bargaindeals being struck.”
According to Chris therecession and restrictions onborrowing for property purchasehas hugely dented the marketwith relatively few sales havingtaken place. Furthermore muchproposed new development hashad to be shelved becauseschemes are simply not viable inthe current market.
Looking to the future Chrisbelieves there is likely to becomea shortage of better qualitystock as the market eventuallyimproves.
“Barnsley is traditionally aresilient town. Having exp -erienced the recession of theearly 1990s and the Miners’Strike in the 1980s I am confidentthat the market for businessproperty will ultimately emergefrom the current depressedtimes, stronger, fitter and readyto respond to the challenges ofthe next decade.”
