All boy’s and girl’s cabins have shower stalls, and at least two toilets and sinks per building. Exterior walls are horizontal wood siding (“shiplap”), and windows are wood painted, singlepane double hung type with fixed screens. The buildings are in fair condition, with nearly all of the buildings needing cosmetic upgrades, particularly painting. Most need entry stairs replaced, and several need roof repairs or replacement. The caretaker’s cottage, director’s cottage, and staff retreat house have heat and cooking facilities for year-round use, and contain either gas forced air heat, or baseboard convectors.

Land Improvements: The property includes an unheated Olympic Size gunnite pool (36’ x75’) which has been licensed and operating for the past 14 summers as well as a 1 acre and a 3-4 acre lake. There is one, full-size color coated basketball court, one sand volleyball court, and four asphalt tennis courts, which were converted to basketball. There is one ballfield measuring approximately 400’ x 180’ and a smaller softball field measuring approximately 160’ x 160’. There is also an outdoor adventure area with a climbing wall and several ropes elements – none of which have been maintained – and an area with 4 lean twos for outdoor camping, in poor condition.

Infrastructure: Public electric and telephone service. Private wells (2). State-approved, on-site water treatment plant constructed 15-20 years ago. Capacity (gallons/day) not known, though likely at least 240+ people.

Roads & Paths: Camp has an elaborate set of asphalt paved roads and paths which are in fair to poor condition.

Topography: The entrance road to the camp slopes steeply uphill from street grade, rising approximately 50 feet before leveling out in the site interior. A large open area at the site’s center, estimated to be 12 acres, is home to the two ponds. The rear (eastern) portion of the site rises steeply, reaching a height of approximately 475 feet at its highest point. The rear portion of the site is heavily wooded and contains areas of rock outcroppings. Small streams extend through the site.

Zoning: According to the Clerk of the Town of Kingston, the property lies wholly within an R-Residential district. Permitted uses in the R district include single family residences, agricultural use, bed and breakfast, farmstand, parks and playgrounds, churches and similar places of worship, rectories, and parish houses. Uses allowed by special permit include animal kennels, schools, home occupations, temporary sawmill, mobile home park, junkyard, mining/quarrying, public utilities, private clubs, and campgrounds.

Assessed Value & Taxes: The property is assessed by two taxing authorities, Ulster County and the Town of Kingston. The total assessed value for the 2014 tax year was $1,200,000 ($1,035,000 Buildings; $165,000 Land). The property is currently tax exempt. Were the property to lose its tax exempt status, total real estate taxes would be approximately $42,000.
