The HBA held a Beer & Bull Session for Builders and Table Top Night on the evening of Thursday, October 8. Over 200 HBA Members and their guests were in attendance.

HBA Builder and Associate members participated in the Beer & Bull Session held just before Table Top Night at Seawell’s. Here we see members engaging in different learning groups with each other.

The evening began with the Beer & Bull Session for Builders. Members were invited to the program, which consisted of five mini-sessions on various topics. Members visited each session for 15 minutes, then moved to another session, and so on. Topics included

the ARC Loan Program, Tax Changes, Multiple Lot Discounts, HBA Membership Benefits and Recent Supreme Court Decisions.

After the Beer & Bull Session ended at 6:30 p.m. members attended Table Top Night. Over 40 HBA Associate Members displayed their products and services throughout Seawell’s. The theme of the night was Oktoberfest. We celebrated with German foods like bratwurst and sauerkraut, pretzels and so on. We also enjoyed a selection of Oktoberfest beers from around the world.

Exhibitors were encouraged to decorate and dress to the theme, and the company to do this the best was awarded with a free booth in our next Table Top Night. Congratulations to Palmetto Tile Distributors on this award.

Special thanks to our speakers during the Beer & Bull Session and to all of the Table Top Night exhibitors. We are certainly looking forward to Table Top Night next year.

Special thanks to Judy Phipps for her work over the past two years chairing the annual event. We’d also like to thank all of the exhibitors who make the show possible and the many volunteers who helped throughout the weekend as well.

Just before the show opened the REDO/REMIX Show Committee awarded Blue Ribbon Awards to displays that clearly took time and effort to put together and helped the overall look and feel of the show. Chairperson Judy Phipps also selected three booths for Best in Show and best in each building. Here are the results:

The HBA of Greater Columbia Remodelers presented the REDO/REMIX Home Improvement Show this August 14 – 16 at the SC State Fairgrounds. Over 100 exhibitors filled the Cantey and Ellison Buildings and showed their products and services to thousands of attendees throughout the weekend.

After Hours at ProSource of Columbia

Members of the Columbia Remodelers and the Green Building Council of Greater Columbia enjoyed an After Hours meeting at ProSource of Columbia on Tuesday, August 25. Members had the opportunity to talk with the ProSource staff and various product reps throughout the evening. There were also games including a storewide scavenger hunt and a putting competition. Thanks to everyone at ProSource of Columbia for a fun evening.

Robert Kiser of ProSource of Columbia welcomes the councils to the store. Robert has since relocated back to ProSource in Florida. Thanks for all you’ve done over the years!

Members of the Columbia Remodelers met for an After Hours event at Carolina Wholesale Floors on Tuesday, September 22. Members got to see the wide variety of flooring products available at the store and talk to their knowledgeable staff. We enjoyed a full spread of Hudson’s BBQ and all the fixin’s, as well. Thanks to the folks at Carolina Wholesale Floors for a great After Hours event.

Barry Davis becomes a Certified Master BuilderBarry Davis of The Barry Davis Company, Inc., is our newest member to earn the Certified Master Builder designation from the HBA of SC. “This means that Barry has gone far beyond merely holding a state builders license,” said Master Builder Chairman James Graves, CMB.

Graves explained, “The Master Builder Program was created by the Home Builders Association of South Carolina as a way to increase the professionalism of home builders in the state and to provide an increased level of protection for consumers.”

In order to reach this level, Davis had to participate in 20 hours of continuing education, provide seven reference letters, assure a one-year warranty on all his homes and show at least five years’ experience in home building. Master Builders also must sign an agreement that requires him or her to provide the client with a construction contract and that they maintain membership in the Home Builders Association.

Although South Carolina has one of the most rigorous licensing requirements in the country, the Home Builders Association of SC has begun this program to allow builders to go up even higher.

“This program is good for our builders,” said Graves, “but it is even better news for consumers.” Graves said only twenty states require a person to take a written test to be licensed. “Although we are one of those states we have felt we could do even better.”

Holiday Builders to Join Lake Carolina Builder TeamLake Carolina is pleased to announce Holiday Builders has joined the master planned community’s premier builder team. Holiday Builders will begin building 11 single family homes in Woodleigh Park at Lake Carolina from the mid $130s to $170s. “Holiday Builders’ commitment to excellence makes them a perfect fit for Lake Carolina,” said David Tuttle, President of Lake Carolina Development. “We are very excited to have them join our team. Their presence will only add to the success of Lake Carolina.”

US Development Focuses onRevitalization of Urban AreasA new development company, headquartered in Columbia, has begun operation, filling a niche in the real estate market that promises new life to downtown residential living and businesses in mixed-use buildings.The company is the first of its kind in the nation, specializing in infill redevelopment in the central business districts of major metropolitan areas.

US Development, or USD, was created and founded by three long-time real estate entrepreneurs: David M. Bryant, principal of Metropolitan Development Inc.; Thomas J. Prioreschi, founder of Capitol Places, and his son, Jeffrey N. Prioreschi, all of Columbia.

The new company is focusing on historical landmark renovations and center-city properties in the Southeastern region of the country. Several properties are in final negotiations.

When finalized, renovations will transform the properties for adaptive reuse, making way for both residential living and commercial businesses. USD plans to maintain a building’s existing historical significance, while preserving original construction materials and structural integrity. The residential component of the projects will have extensive modern amenities.

David Bryant, the company’s president, says, “Through our experience in Columbia and other cities, we have found a new, exciting energy in our urban centers. People

IT HAS BEEN A PLEASURE VOLUNTEERING THIS PAST YEAR AS YOUR 2009 HBA PRESIDENT AND WHAT A YEAR IT HAS BEEN!

Surely you are among the vast majority who are now seeing more and more positive stories about the home building industry. Media outlets seem eager to report to us now some signals of good news emerging. Those stories are indeed popping up in the form of more offers on homes from prospective buyers, more “tire kickers” and others out looking (and looking on-line) for what is new and exciting about new homes.

While we continue through these difficult times, you should know that the HBA won’t quit on you and we need you to not quit on the HBA! Businesses in the building industry have never needed outside help to survive more than they have today. That is the sole purpose of the HBA, in a nutshell, to bring before you learning opportunities and public policy decisions that will make it more likely that you will survive this downturn and be ready to prosper when the rebound hits!

All professional demographers know that we can’t possibly continue along building new homes at an annualized rate of only 500,000 per year. We’ve been below and above than annualized figure thus far for 2009. True experts know that the demand for new housing is—with any kind of a normal market in the future—going to be at least 1.5 million new homes per year. That is at least triple the current level of business.. Of course, we need to survive until that upturn grows more robust.

That’s where the HBA comes in again. Who else is watching your back 24/7 in the halls of Congress, the halls of the state Capitol in Columbia and the dozens and dozens of city halls scattered throughout the Midlands? No one other than your HBA. And what other organization is running constant educational programs at very reasonable attendance costs (sometimes for free) on how to market and sell your new homes? No one other than your HBA. Who else is putting out monthly magazines and email brodacasts to you with the latest information on the local housing industry? No one other than your HBA. Who else gathers members together with fun “networking” events on a regular basis for the very people who you want to do work for? No one other than the HBA. Who puts on the largest quality consumer home shows in

South Carolina that is crucial for the survival of hundreds of small businesses each spring at the State Fairgrounds? It is your HBA.

It takes members for these events to occur. It takes YOUR membership renewal to see that it continues! I hear HBA members say all the time how they’ve met some of their best friends through HBA event attendance. And I’ve heard of many a member who has built relationships through HBA involvement and increased his or her business profitability as a result.

Do you think green building is important? We’ve got a group for you. Do you think remodeling is important? We’ve got a group for you. Do you think land development is important? We’ve got a group for you. The same is true for sales and marketing professionals and for custom home builders. We also organize groups based on building codes, environmental issues and much more.

So when your dues renewal arrives, realize that paying it is like a form of business insurance. But unlike insurance, nothing ever has to go wrong and you can still collect a good return on your membership investment! September General Membership Meeting

The meeting began with welcoming of new members in the association. We also were able to recognize some members for their achievements in the SPIKE Club. And Dottie LaFitte was recognized as an NAHB Senior Life Director.

The membership of the HBA of Greater Columbia met on September 15th at Seawell’s. The evening began with a Builder Workshop featuring a panel discussion on property tax abatement for new unoccupied homes. The General Meeting began after the workshop.

Members heard from the two announced candidates for Mayor of Columbia during the meeting, Stephen Benjamin and Joseph Azar. Both candidates spoke abouttheir desire to lead the Columbia City Council and their thoughts on the job. Members were also able to ask questions of eachof them.

The meeting concluded with the Jackpot Drawing. Congratulations to Daniel Litchford who took the cash prize for the evening.

Mungo Homes Pledges $100,000Company to Match Donations For Harvest HopeFor a second year, Mungo Homes has committed as much as $100,000 to Harvest Hope Food Bank to help with an increased demand for food during these tough economic times. Harvest Hope has provided food for nearly 1.4 million people this year, but expects that demand to grow by another half million people in need. This translates to about 40 million pounds of food required for the coming months.
