A city of unrivalled opportunity
Manchester’s reputation as the ultimate university city
is matched by its status as a major centre for business
and professional services. Around 14,500 businesses
launched in the city during 2015, attracting
ever-growing numbers of young professionals1.
Employment has grown by 68,154 since 20102, and
professionals at Oxford Economics have estimated
that there will be a net gain of 110,000 new jobs
across Greater Manchester by 20243.
The transport infrastructure is ideally structured to

railway stations, a major international airport and the
acclaimed Metro Link tram system provide excellent
links across the city and beyond. The M60 circular
motorway ensures swift connections with the rest of

Exceptional buy-to-let yields
Some of the UK’s highest yields are available in
Manchester – and critically, residential property
is undersupplied. Sustained investment in a key
city of the ‘Northern Powerhouse’ suggests that
Manchester’s growth cycle has only just begun.
Growing population
Between 2001 and 2011, the population of Manchester
grew by 19%5 – three times the national average. As
the population of the city rises, the demand for property
will also increase – leading to an inevitable escalation in
rental rates and property prices.
One of Europe’s biggest student cities – where graduates stay putThe exceptionally large student population has a
strong knock-on effect to the booming professional
rental market. The Higher Education Careers Services
Unit reports that when their studies were complete,
more 2012/13 graduates remained in the North
West6 than any other region of England outside
of London. The city’s abundance of graduate jobs
attracts still more from outside the area. Of all
residents moving into the city centre in the decade
to 2011, nearly 60% had degrees – and the majority
of these graduates were aged under 357.
A young workforce
Job growth continues in key areas such as the
financial, technological and creative industries.
This prompts an influx of young adult workers in
the so-called Generation Y demographic. In 2014,
18.6% of the population was aged 16–24, with a
further 33.6% in the 25–44 age group8.
More visitors
Improving rail and air links bring higher numbers
of visitors and business travellers. This is set to
continue well into the future, with HS2 bringing travel
time between Manchester and London down to just
over 60 minutes. This will boost the demand for
private rental accommodation in Greater Manchester
even further.

Higher job growth than London
In the year to April 2015, the CV-Library job-posting
site reported a 47% increase in Manchester-based
job ads. This compares to 42% growth over the
same period in London9.
The best UK city to live in
2015 was the second year running that the
Global Liveability Survey10 named Manchester as
the best UK city in which to live. The evident rebirth
of the city’s shopping, cultural and sporting facilities
has seen more and more people choosing to live
in its most central areas. Characterful districts such
as The Village and the Northern Quarter abound
with leisure, dining and nightlife possibilities to
suit all tastes.
The Media City factor
The BBC’s move north reinforced Manchester’s
reputation as a highly desirable place to live and
work... bringing with it new jobs, fresh investment
and an increase in regeneration projects.
