WHY?
-Average price of high rise flats (2BHK) in East Bangalore like Whitefield, Marathahalli, Sarjapur road, KR Puram, Varthur, Gunjur , etc cost around 55L-80L without any deviation (OC & CC) and with all high end amenities.
HOW WE DO?
-We as a group gather like minded friends/known persons and buy a land which is registered in all the person’s name. Subsequently, we enter into a joint venture with good builders and get a Registered Flat . The cost of 2 BHK Flat in this project works out to Rs. 23.30 Lakhs for 1000 Sq Ft as land owner’s share. Whereas, the Market Rate of the similar Flat in the same area would be around Rs. 55- Lakhs.
RISK?
-NIL. No risk since we are investing the money in the Land and getting an Undivided Share in the Land. In this project, the persons investing for 2BHK will be getting a land measuring 945 sq ft as UDS in the Land. The Market Value of the 945 sq ft of land including Registration etc is approx Rs. 30 Lakh in this area.

Bank pays 80% & you pay 20% for buying a house through housing loan.
You pay Rs. 8-9 lakh and Bank will pay Rs. 16-17 lakh as personal loan and vice-versa.
E.g., for Rs. 60 lakh flat, you pay Rs. 12 lakh and bank pays Rs. 48 lakh as loan
