THE AUSTIN INDUSTRIAL MARKET
Austin’s industrial occupancy rates have been steadily increasing over the past several quarters. As of 2Q13, Austin’s industrial occupancy has risen to 87.5% city-wide. Rental rates have also been steadily increasing for both fl ex and bulk space, with average rental rates at $6.50 per square foot for bulk and $8.88 for fl ex space. As of this quarter, Austin’s industrial market has absorbed a positive 501,959 square feet, and is on track to absorb over 1M square feet by year end.
Signifi cant activity has been occurring in North Austin and Round Rock, including HID Global building a 260,000 square foot regional headquarters in the TechRidge area, and Apple constructing the fi rst phase of their 1.2M square foot America’s Operations Center in the Riata area. In addition, GM just moved their information services division to the 300,000 square foot former Dell campus on Parmer Lane. These large companies will attract servicers and suppliers who need to be close to their clients, so occupancy in the North Austin and Round Rock areas is expected to continue to increase over the near term.
THE AUSTIN ECONOMY
Austin ranks as one of the nation’s top economic performers and according Forbe’s Magazine is the country’s fastest growing city. The economy is fortifi ed by a highly skilled labor force which ultimately translates into higher than average incomes. The metro area has a current population of 1.7 million people after a stellar 37% growth rate from 2000 through 2010. From the end of 2010 through 2014, Austin is projected to add an additional 606,699 people, a projected 35% growth rate.
The city has repeatedly ranked as one of the fastest growing metropolitan areas in the country since 1990. Much like its above-average employment growth rates, the city continues to add new residents at a robust pace. The metro area has a current population of 1.8 million people after a stellar 32% growth rate over the last decade. Quality-of-life, which has always been one of Austin’s essential strengths, will continue to be a draw for people and corporations considering relocation. The city is also situated on the primary North American Free Trade Agreement (NAFTA) transportation artery, IH-35, and is at the crossroads of other major highways such as US 183 and US 290, which provide direct and timely access to other major Texas and national cities. The rapidly growing populations, strong transportation linkages, and an increasingly diverse business community are positive factors that will keep Austin one of the fastest growing metro areas in Texas and the United States for years to come.
