4. COORDINATE ALL EQUIPMENT CONNECTIONS WITH MANUFACTURERS' CERTIFIED DRAWINGS. COORDINATE AND PROVIDE ALL DUCT AND PIPING TRANSITIONS REQUIRED FOR FINAL EQUIPMENT CONNECTIONS TO FURNISHED EQUIPMENT. FIELD VERIFY AND COORDINATE ALL DUCT AND PIPING DIMENSIONS PRIOR TO FABRICATION.
5. WORK SHALL BE ACCURATELY LAID OUT WITH REFERENCE TO THE ARCHITECTURAL DRAWINGS AND IN COOPERATION WITH OTHER TRADES, WHICH SHALL AFFORD MAXIMUM ACCESSIBILITY FOR OPERATION, MAINTENANCE AND HEADROOM. FAILURE TO COORDINATE WORK WITH OTHER TRADES SHALL NOT BE CONSIDERED AS A BASIS FOR EXTRA COST CHANGES.
6. WHERE PLENUMS ARE USED FOR SUPPLY, RETURN, EXHAUST, RELIEF OR VENTILATION SYSTEMS, MATERIALS WITHIN THE PLENUMS SHALL BE NONCOMBUSTIBLE OR SHALL BE LISTED AND LABELED AS HAVING A FLAME SPREAD INDEX OF NOT MORE THAN 25 AND A SMOKE-DEVELOPED INDEX OF NOT MORE THAN 50 WHEN TESTED IN ACCORDANCE WITH ASTM E 84 OR UL 723.
7. DIMENSIONS SHOWN ON DRAWINGS FOR DUCTWORK ARE INSIDE CLEAR.8. ALL DUCTWORK, INCLUDING FIRE DAMPERS, SHALL BE SEALED AND TESTED FOR
LEAKS PRIOR TO COVERING WORK.9. PATCH ALL CUTTING OR DRILLING OF FINISHED WALLS, CEILINGS AND FLOORS.10. DIFFUSER AND GRILLE LOCATIONS TO BE COORDINATED WITH ARCHITECTURAL
CEILING PLAN. ANY CEILING MOUNTED DIFFUSERS OR GRILLES WHICH DO NOT MATCH CEILING TILE SIZES ARE TO BE MOUNTED IN CENTER OF TILE.
11. CONTRACTOR SHALL INSTALL ANY BALANCING DEVICE NECESSARY TO ACHIEVE PROPER ADJUSTING AND BALANCING OF MECHANICAL SYSTEMS.
12. REFRIGERANT PIPING SHALL BE SIZED IN ACCORDANCE WITH MANUFACTURER'S RECOMMENDATIONS.

A. GENERAL1. THE UNIT IS DESIGNED TO CONDITION AND VENTILATE THE BUILDING AND
SUPPORTING SPACES. WHEN THE UNIT IS NO SUPPLYING AIR TO THE SPACE, THE UNIT ISOLATION DAMPERS SHALL BE CLOSED.
2. THE SEQUENCE DESCRIBED BELOW CONSISTS OF THREE MODES: SHUTDOWN, OCCUPIED COOLING OR HEATING, AND UNOCCUPIED COOLING OR HEATING.
3. SHUTDOWN MODE IS INTENDED TO DESCRIBE STOPPING THE RTU FANS IN AN ORDERLY MANNER, CLOSING DAMPERS, AND INITIATING SHUTDOWN STATUS AT THE CONTROLLER.
4. OCCUPIED COOLING OR HEATING MODE IS DETERMINED BY THE OCCUPANCY SCHEDULE AND ADJUSTED BY THE OPTIMAL START PROGRAM FROM THE CONTROLLER.
5. EACH FAN SHALL HAVE AN INDEPENDENT VFD.6. IT IS THE INTENT FOR ALL VFD'S TO OPERATE VIA COMMON COMMUNICATION
PROTOCOL. PARAMETERS SHALL BE AVAILABLE AT THE CONTROLLER. 7. ALL SAFETIES OPERATE REGARDLESS OF VFD BYPASS SELECTION, IF PROVIDED.
G. SEQUENCE OF OPERATION - ENTHALPY WHEEL1. THE CONTROLLER SHALL START/STOP WHEEL AND PROVIDE STATUS AND ALARMS
FOR ALL OPERATING FUNCTIONS.2. THE CONTROLLER SHALL SEND A START SIGNAL AND A SUPPLY TEMPERATURE
SETPOINT. 3. WHEEL SHALL STOP AND WHEEL BYPASS DAMPER SHALL OPEN WHEN IN THE
ECONOMIZER SEQUENCE (WHEN OUTDOOR AIR ENTHALPY IS LESS THAN EXHAUST AIR ENTHALPY) OR WHEN FREEZING CONDITIONS ARE DETECTED.
4. ALARMS:a. NO ROTATION ALARMb. REVERSE ROTATION ALARMc. EACH ALARM CAN BE SEPARATELY SET AS A CRITICAL OR A STATUS ALARM.
F. NOTIFICATIONS1. IF THE TEMPERATURE AFTER NATURAL GAS BURNER (LAT) FALLS BELOW 42F (ADJ.),
PROVIDE WARNING TO THE CONTROLLER.2. IF AN ALARM CONDITION IS REGISTERED BY THE UNIT FREEZESTAT (SETPOINT 37F),
THE UNIT SHALL REVERT TO SHUTDOWN MODE.3. IF THE PRODUCTS OF COMBUSTION ARE SENSED BY THE UNIT SMOKE DETECTOR,
THE SYSTEM SHALL REVERT TO SHUTDOWN MODE.4. THE CONTROL PROGRAM SHALL BE CONFIGURED TO PROHIBIT SIMULTANEOUS
OPERATION OF THE GAS BURNER AND COOLING COILS.5. IF RETURN AIR HUMIDITY LEVELS RISE ABOVE 60% (ADJ.), THE UNIT HIGH HUMIDITY
SENSOR SHALL ISSUE AN ALARM TO THE CONTROLLER BUT THE UNIT WILL NOT SHUT DOWN.
6. IF FAN DISCHARGE PRESSURE IN THE UNIT EXCEEDS THE PRESSURE RATING OF THE DUCTWORK, THE FAN SHALL SHUTDOWN.
7. IF FILTER DIFFERENTIAL PRESSURE RISES ABOVE SETPOINT, A DIRTY FILTER INDICATION WILL BE GENERATED AT THE CONTROLLER.
E. SMOKE SHUTDOWN1. IN THE EVENT THAT SMOKE IS PRESENT IN THE RETURN AIR DUCT:
a. AN AUXILIARY CONTACT IN THE RETURN AIR DUCT SMOKE DETECTOR SHALL OPEN DE-ENERGIZING THE AUTO-MAINTAINED POWER SUPPLY TO THE FAN'S STARTER OR VFD OF THE RTU CAUSING THE FAN TO SHUT OFF.
b. THE CONTROLLER SHALL SHUT DOWN THE RELIEF AIR FAN UPON SHUTDOWN OF THE SUPPLY AIR FAN IN THE UNIT.
c. SMOKE DETECTOR CONTACTS SHALL BE WIRED IN SERIES IN THE FAN MOTOR STARTER CIRCUIT.
d. THE MECHANICAL CONTRACTOR SHALL PROVIDE AND TERMINATE THE HARD-WIRED CONNECTIONS FROM ANY DETECTOR RELAY (FURNISHED BY FIRE ALARM CONTRACTOR, INSTALLED BY MECHANICAL CONTRACTOR) TO THE ASSOCIATED FAN TO BE SHUT DOWN.
C. OCCUPIED MODE1. HEATING OR COOLING:
a. AT THE PREDETERMINED OPTIMUM START TIME, AS DETERMINED BY THE CONTROLLER (SCHEDULE), THE RTU WILL BE ENABLED. THE RTU RETURN DAMPER REMAIN OPEN FULLY. THE EXHAUST AIR AND OUTSIDE AIR DAMPERS SHALL REMAIN CLOSED. MORNING WARMUP OR COOLDOWN SEQUENCE TO BE INITIATED.
b. THE CONTROLLER SHALL NEXT COMMAND RTU TO RUN AFTER ISOLATION DAMPER END SWITCHES INDICATE ISOLATION DAMPERS ARE OPEN. THE UNIT ISOLATION DAMPERS SHALL REMAIN CLOSED WHEN THE UNIT IS NOT RUNNING.
c. THE SUPPLY FAN VFD SHALL MODULATE THE SUPPLY FAN SPEED TO MAINTAIN A DUCT STATIC PRESSURE SETPOINT (ADJ, SEE SCHEDULE) AS SENSED BY A STATIC PRESSURE SENSOR LOCATED 2/3 WAY DOWN THE SUPPLY DUCT.
d. THE EXHAUST FAN SHALL FOLLOW THE SAME SCENARIO, MAINTAINING THE BUILDING STATIC PRESSURE. NEXT THE CONTROLLER WILL INITIATE EITHER AN OCCUPIED MORNING WARMUP OR OCCUPIED MORNING COOLDOWN.
e. DURING MORNING WARMUP, THE CONTROLLER SHALL MODULATE THE NATURAL GAS BURNER TO ACHIEVE DISCHARGE SETPOINT. AFTER THE DISCHARGE SETPOINT IS ACHIEVED AND RETURN AIR FROM THE TERMINAL ZONES REACHES THE PREDETERMINED ROOM SETPOINT (69oF, ADJ.), THE CONTROLLER SHALL COMMAND THE TWO POSITION, MINIMUM OA DAMPER OPEN.
f. DURING MORNING COOLDOWN, THE COMPRESSOR SHALL CYCLE ON AND OFF TO MAINTAIN DISCHARGE AIR TEMPERATURE AT DISCHARGE TEMPERATURE SETPOINT (STARTUP SETPOINT 63F, ADJ.). THE RTU CONTROLLER SHALL RESET THE SUPPLY AIR TEMPERATURE SETPOINT 1oF COLDER EVERY 10 MINUTES (ADJ.) UNTIL THE SUPPLY TEMPERATURE IS AT THE OPERATING SETPOINT TEMPERATURE (INITIAL SETPOINT 59F, ADJ.). IF THE RETURN AIR RELATIVE HUMIDITY RISES ABOVE 50%, THE 10-MINUTE CYCLE SHALL REPEAT AT THE SAME TEMPERATURE.
g. THE EXHAUST AIR FAN SHALL BE MODULATED TO MAINTAIN SPACE STATIC PRESSURE AS SENSED BY THE STATIC DIFFERENTIAL SENSOR (INITIAL SETPOINT +0.05" W.C., ADJ.). THE RETURN AIR DAMPER AND OUTSIDE AIR DAMPER SHALL OPERATE INVERSELY TO MAINTAIN A NEGATIVE AHU "MIXING BOX" SETPOINT (-0.02" W.C., ADJ.). DURING NORMAL OPERATION, THE EXHAUST AIR FAN SHALL OPERATE AT MINIMUM OA FLOWRATE.
h. THE DEFAULT MODE FOR OUTSIDE AIR IS THROUGH THE ENERGY RECOVERY WHEEL.
i. WHEN OUTSIDE AIR IS AVAILABLE FOR COOLING PURPOSES (ECONOMIZER CYCLE, BASED ON OUTDOOR AIR ENTHALPY COMPARED TO THE RETURN AIR ENTHALPY), THE OUTSIDE AIR DAMPER, EXHAUST DAMPER, AND ECONOMIZER ISOLATION DAMPER SHALL MODULATE OPEN. THE RETURN AIR DAMPER SHALL MODULATE CLOSED. IN ADDITION, THE ENERGY RECOVERY WHEEL SHALL STOP, THE ENERGY WHEEL BYPASS DAMPERS SHALL OPEN, THE EXHAUST AIR FAN SHALL ADJUST ITS AIRFLOW TO MAINTAIN BUILDING PRESSURE (SETPOINT +0.05" W.C., ADJ.). IF DISCHARGE TEMPERATURE CANNOT MEET DISCHARGE TEMPERATURE SETPOINT, AND THE OA DAMPER HAS REACHED 100% OPEN FOR AN APPROPRIATE TIME, THE DIRECT EXPANSION COIL (COMPRESSOR) WILL ASSIST IN ACHIEVING DISCHARGE SETPOINT. ECONOMIZER SHALL ONLY BE ENABLED WHEN THERE IS NOT A CALL FOR RTU HEATING.
j. ON A RISE IN SUPPLY AIR TEMPERATURE ABOVE SETPOINT AND THE NATURAL GAS BURNER OFF, THE COMPRESSOR SHALL CYCLE ON AND OFF TO MAINTAIN THE SUPPLY AIR TEMPERATURE SETPOINT (INITIAL SETPOINT 55oF RESET THE DISCHARGE SETPOINT UPWARDS TO 60oF WHENEVER OA TEMP < 35F, BOTH ADJ.).
k. ON A FALL BELOW SUPPLY AIR TEMPERATURE SETPOINT, AND THE COMPRESSOR IS OFF AND THE OUTSIDE AIR DAMPER IS AT ITS MINIMUM, THE NATURAL GAS BURNER SHALL MODULATE BETWEEN ITS FULLY OPEN AND FULLY CLOSED POSITIONS TO MAINTAIN SUPPLY TEMPERATURE SETPOINT.
B. SHUTDOWN MODE1. WHEN THE UNIT IS INDEXED FOR SHUTDOWN MODE, THE UNIT'S SUPPLY AND
EXHAUST FANS SHALL STOP. THE UNIT'S RETURN AIR DAMPER SHALL OPEN FULLY. EXHAUST AIR AND OUTSIDE AIR ISOLATION DAMPERS SHALL CLOSE.
2. THE COMPRESSOR AND CONDENSER FAN MOTORS SHALL STOP AND THE NATURAL GAS VALVE SHALL CLOSE.
3. A SIGNAL SHALL BE SENT TO THE CONTROLLER INDICATING SHUTDOWN WITH AN ERROR MESSAGE IDENTIFYING THE CONDITION.
4. THE SYSTEM SHALL BE INDEXED TO SHUTDOWN MODE IF ANY ONE OR MORE OF THE FOLLOWING CONDITIONS ARE MET:a. A SHUTDOWN SIGNAL FROM THE CONTROLLER b. AN ALARM FROM THE RTU'S RETURN SMOKE DETECTOR.c. AN ALARM CONDITION FROM THE RTU FREEZESTAT, THE OA DAMPER CLOSES

b. OPTIMAL START COOL-DOWN: WHEN THE OPTIMAL START PROGRAM CALLS FOR COOL-DOWN OPERATION, THE PRIMARY AIR DAMPER SHALL OPEN TO ITS MAXIMUM COOL CFM SETPOINT UNTIL THE ZONE SETPOINT IS SATISFIED. THE VAV TERMINAL UNIT SHALL OPERATE AS DESCRIBED UNDER OCCUPIED OPERATION.
c. WHEN IN UNOCCUPIED MODE, THE UNIT SHALL CONTROL AT THE HEATING SETBACK SETPOINT OF 64oF (ADJ.), COOLING SETBACK SETPOINT OF 80oF (ADJ.). WHEN ONE OR MORE ZONE TEMPERATURE SENSOR FALLS OUTSIDE OF THE SETBACK SETPOINT, THE ROOFTOP UNIT FAN SHALL START AND ENGAGE HEATING OR COOLING AS REQUIRED.
2. OCCUPIED: WHEN THE UNIT IS INDEXED FOR OCCUPIED OPERATION, THE UNIT SHALL CONTROL AT THE HEATING SETPOINT OF 70oF (ADJ.), COOL SETPOINT OF 74oF (ADJ.). THE PRIMARY AIR DAMPER SHALL MODULATE BETWEEN THE MAXIMUM HEATING AIRFLOW, MINIMUM AIRFLOW, AND MAXIMUM COOLING AIRFLOW AS SHOWN ON DIAGRAM, THIS SHEET (SEE SCHEDULES FOR AIRFLOW NUMBERS). THE ELECTRIC HEATING COIL SHALL MODULATE TO CONTROL SUPPLY AIR TEMPERATURE SETPOINT.
a. HEATING SUPPLY AIR TEMPERATURE SHALL BE LIMITED TO NO MORE THAN 20 DEGREES HIGHER THAN THE SPACE SETPOINT. THIS SHALL NOT APPLY DURING OPTIMAL START WARM-UP MODE.
3. THE CONTROLS SHALL BE ARRANGED FOR PRESSURE INDEPENDENT OPERATION (I.E., THE DAMPER POSITION SHALL BE SET BY THE FLOW SENSOR, AND THE SPACE TEMPERATURE WILL RESET THE FLOW SENSOR SO THAT PRIMARY AIR CAN BE CONTROLLED INDEPENDENT OF CHANGES IN PRIMARY DUCT PRESSURE).
