Buyers: avoid these
mistakes in2013
O
nly one in every two buyers in
South Africa is likely to realise
theirdreamsofhomeownershipin
2013.
Thats the prognosis of Richard Gray, CEO
of Harcourts Real Estate, on the back of
tighteninglendingcriteria,stockshortagesin
certain areas and growing competition
among buyers.
While expecting the market to be more vi-
brant this year than it was in 2012 as a result
of the stable, record low interest rate and a
tradition of home ownership that has unfail-
ingly trumped every economic downturn,
Gray says it still presents major challenges
to buyers.
Among the toughest of these is obtaining
bond finance. Whilemortgage originator oo-
ba reports securing seven out of 10 loans for
its applicants during the first three quarters
of 2012, the national decline ratio came in at
48,8 percent, according to oobas November
2012 statistics. In essence, this translates to
one in two applications being turned downby
the banks, says Gray, who believes bank
aversion to risk is going to increase this year.
Banks have tightened up their lending crite-
riaagainso finance is likely toremainamajor
issue going forward. To get around this,make
sure you have a deposit of at least 10 percent
of the purchase price and that your credit
recordisclean.Useamortgageoriginator like
ooba, who give you options and expertise.
Thenyoullhaveareasonablechanceofsecur-
ing finance, and at a good rate.
Another challenge for buyers in 2013 is like-
ly to be a shortage of stock in some areas, par-
ticularly in the lower to middle price range,
which Gray puts at between R550 000 and -
R800 000. This is the sector of themarketmost
favoured by first time buyers, who accounted
for a record 52 percent of oobas home pur-
chasers inSeptember2012andwhomGraybe-
lieveswillcontinuetodrivedemandthisyear.
Third on his list is unqualified house hunt-
ing.
Explains Gray: Thousands of prospective
buyers were bitterly disappointed last year
when, having failed to get themselves pre-
qualified by their bank or mortgage origina-
tor before starting their search for a home,
they ended up choosing a property that ulti-
mately proved to be out of their price brack-
et.
To avoid this, Gray urges house hunters to
get themselvespre-qualified forabondso that
they know exactly what they can afford up
front. This is a free service offered by all the
lenders that will not only establish the size
of the bond you qualify for, but also the costs
involved in the transaction. Being pre-quali-
fied also identifies you as a serious and able
buyer, which could stand you in good stead
during negotiations, he says.
Gray also cautions against tardy decision-
making, saying that competition is growing
among buyers. Dont hum and ha too long
if youve found the right place, because anoth-
er buyer will likely come along and sweep it
out from under you. Correctly priced proper-
ties sold well last year and everything points
toward this trend gaining momentum in
2013.
Something else for buyers to consider this
year is the danger ofmaking lowball offers.
These, explains Gray, are offers that are sig-
nificantly lower than the market value of the
property. A low ball offer in most sellers
minds translates to the buyer trying to steal
their property from them. Its no secret that
buyers want a bargain, but an unreasonable
offer, which Id pin at anything less than 80
percent of the market value of the property
(as opposed to the asking price), will antago-
nise the seller, who will invariably then put
the brakes on any further negotiations with
that particular buyer, Gray warns.

Demand forproperty is on the rise
The latest FNB Property Barometer, is-
sued on 19 March, has encouraging news
for residential property investors, says
Tony Clarke, Managing Director of the
Rawson Property Group.
This ties in with, the findings of those of
the Rawson Property Group, which is now
looking at a 36% year-on-year increase in
sales turnover.
The first quarter 2013 FNB Estate Agency
Survey, says Clarke, reveals that the long
awaited increase in demand for residential
property is now taking place albeit slowly
and hesitantly.
FNBmeasuredemandforresidentialprop-
erty on a scale of one to ten. In their report
on the first quarter of 2013 they record that
demand rose to 6,8 from 5,89 in the previous
quarter.Thisis thehighest levelsincethefirst
quarter of 2007, when demand reached a peak
thatwasthenknockedbythefinancialcrisis.
FNB, said Clarke, have drawn attention to
the fact that the 6,8 rating is close towhat they
describe as the positive (7 to 8), whichmost
estate agentswould regard as highly favoura-
ble.
FNBalsopointed out that thequarterly rise
revives an improving trend which was evi-
dent for the first three quarters of 2012 but
which dipped slightly in the fourth quarter
as a result of the impaired SA economic per-
formance, which, in turn, was caused largely
by industrial unrest in the secondhalf of 2012.
The strengthening demand for residential
property, appears to be prematurely boosting
seller confidence. This in turn has resulted
ina fairnumberof sellers still expectingunre-
alistic prices and in a general shortage of
stock in many areas.
The FNB survey re-
ports that in the first
quarter of this year,
13% more agents sited
stock shortages as a fac-
tor limiting their sales
(other factors possibly
causing these shortages
are the difficulty in get-
ting bonds for upgrad-
ing and the general un-
certainty about South
Africas economic fu-
ture).
In the circumstances,
says Clarke, one would
expect to see the average time that houses are
on the market being significantly reduced.
However, theFNBsurveyhas shown that this
is not yet happening.On average, houses take
17 weeks and two days to sell. This is notably
higher than the fourth quarter average of 15
weeks and four days.
Furthermore,saysClarke,89%ofhomesell-
ers are now forced to accept an asking price
that is less than the list price. This is a rise
of 4% on the fourth quarter of 2012. Neverthe-
less, the average drop from the asked price
totheacceptedpricesisnowonly10%,afigure
which has been consistent for four quarters
now, after reaching 13% in mid-2002.
Also encouraging, says Clarke, is that first
time home buyers have recently formed 24%
of the total. FNB comment that this figure
should be telling us something about bank
lending conditions today because first time
homebuyers areheavily dependent on credit.
Also encouraging in the FNB survey is the
fact that the first quarter of 2013 shows a fur-
ther decline in sales due to down-scaling in
response to financial pressure.
Altogether 15% of the total number of buy-
ers, FNB report, are selling for this reason,
but this is the lowest figure since the fourth
quarter of 2007 and this
figure has, saysClarke,
to be assessed in rela-
tion to the fact that 16%
of sellers in the first
quarter this year did so
in order to upgrade, a
very noticeable im-
provement.
For the first time
since late 2007, this fig-
ure is higher than the
figureof thosesellingto
downgrade.
In the light of those
encouraging figures, it
may come as a surprise
that only 30% of estate agents surveyed said
that they expected to see an increase in activi-
ty but it is good to see that only 5%predicted
a decrease.
Itwould appear that the recovery is taking
place, and although by nomeans spectacular,
it will be less difficult towhatwe have experi-
encedinrecentyears. It issignificantthat65%
of agents surveyed byFNB foresee conditions
remaining much as they are today.
In the Rawson Property Group, added
Clarke, over 70% of franchisee forecasts are
generallyoptimisticandabouthalfof thefran-
chisees expect growth of at least 25% in the
year ahead. Coupled with the groups expan-
sion programme, this should assure that the
targeted 40% turnover growth is achieved.

Ensure your deposit is returned
when you vacate rented property
As a tenant, are you con-
cerned your deposit wont be
returned when you vacate
your rented property? The
deposit is paid against any
damage you may do to the
property during the term of
your lease and may also be
used to offset any outstand-
ing rental costs and fees that
are due. However, if you ad-
here to your lease and fulfil
your obligations, then there
is no reason to be concerned.
Most disputes arise over
damage toaproperty that the
landlordor their rentalagent
believes arose during ten-
ants lease while the tenant
insists the issue already ex-
isted.
TheRentalHousingAct as-
sists ineliminating thesedis-
putes as a move-in rental inspection needs
to be carried out by the landlord (or his agent)
and the tenant. Make sure that all defects are
noted during this inspection even the small
ones. Pay special attention to any issues with
carpet stains, marks on walls, cracked tiles,
the condition of the garden and pool, counter
tops, and sanitary-ware.
Aside from noting all issues on the inspec-
tion report, take digital photographs to accu-
rately report exactly what the issues are.
Once the report has been completed be sure
to sign it off thereby documenting exactly
what theconditionof theproperty isandwhat
the tenant will not be held responsible for lat-
er. This same inspection process is repeated
by landlord (or his agent) and the tenant at
the end of the lease once the tenantmoves out
so any new issues will be identified.
Another area of contention is what the ten-
ant is responsible for when issues arise dur-
ing the lease. A rental lease usually holds the
tenant liable forallbreakagesordamage,with
the exception only of fair wear and tear. So,
if something breaks during a lease the tenant
is liable unless it can be
proved that the item is ex-
periencing wear due to
normal use and there is
no negligence or abuse.
It a tenant puts nails or
picture hangers on a wall
these have to be removed
and the wall properly
filled and painted to
match the otherwalls. Of-
ten thismeans repainting
the entire room.
Most leases also call for
the tenant tohave the car-
pets professionally
cleaned at the end of the
lease. Gardens can be a
big issue. A tenant is ex-
pected towater andmain-
tain a garden during the
lease. Dead plants and
grass need to be replaced
at the tenants cost if it is evident the garden
was not cared for.
Rentingapropertycomeswithresponsibili-
ties. As a general rule tenants would do well
to put themselves in thepositionof their land-
lord. Consider what you would expect from
your tenant if you owned the property and
then act accordingly.
Besure todocumentall faultswith theprop-
erty when you move in. If damage of any na-
turearisesduringa leasesuchasstormdam-
age then report this immediately to the land-
lord or his agent so that it can be dealt with.
If a tenant fails to report this and further dam-
age occurs, then this could be for the tenants
account.
If a tenant pays the rental on time and cares
for thepropertyas required in the leaseagree-
mentthenthereshouldbenoreasonwhytheir
full deposit isnt refunded once he/she has
moved out.
Of course, landlords have obligations too.

An increasing number of buyers have ac-
tivelybegunenquiringaboutvacant land
in the Stellenbosch area, says Dorothy
Foster, Broker/Owner of RE/MAX Oak-
tree,whohas serviced the region for over
12 years.
Shenotes that thisrecent interest is largely
due to the fact that demand for property in
Stellenboschhas seen a remarkable increase
from the year-on year figures in 2012.
However, despite the positive interest in
the Stellenbosch area, current market stock
hasbeenunable tomeet thegrowingdemand.
Foster says that as a result of the shortage
in the area, along with favourable market
conditions for buyers, some interesting
transactions have occurred. RE/MAX Oak-
tree recently sold a property in just three
hours from the time the estate agents board
wasplacedoutside thehome.Arare feat , con-
sidering the harsh economic environment
most in the real estate sector have experi-
enced over the past few years. It also proves
that For Sale boards really do still work. Its
the quickest,most effectivewayof letting the
market know your property is for sale.
Foster points out that buyers in Stellen-
bosch are looking for affordable homes and
most transactions concluded in the region
fall under the R2 million mark. A few high-
endpropertieshavebeensold,but themajori-
ty of transactions continue to be within the
entry-level and mid-range price brackets.
Adrian Goslett, CEO of RE/MAX of South-
ern Africa, explains that across the country
good value formoneyhomes have performed
vastly better than those perceived to be over
priced.
Foster says that it is for this reason that
working with a reputable agent with knowl-
edge of the area is so important; the agent
canassistwithpricing thepropertycorrectly
and in negotiating with the buyer. Sellers as
well as buyers, need to check who they em-
ploy to sell or find themahouse. Itmay look
like it is easy to sell a property, but there is
a lot of work that the agent has to do behind
the scenes. There have been a lot of changes
within the real estate profession in terms of
the market conditions and legislation, that
affect that way real estate professionals con-
clude their business. Agents must now be
qualified, knowledgeable and registered.
She notes that while conditions have re-
cently been tough to negotiate, one agent at
the RE/MAX Oaktree office, Liebe Smit, has
had a particular successful year so far, hav-
ing sold five properties in the Stellenbosch
area in under a ten week period. Liebe has
been with RE/MAX Oaktree for about seven
years and has managed to show incredible
sales results despite the market conditions.
This is due to her dogged determination to
serve her clients well, together with her
manyyears experiencewithin the real estate
industry, says Foster.
When asked how she has managed to sell
so many properties in such a short space of
time, Smit attributes it to her philosophy of
getting back to the basics. It is important
to know your market, know your stock and
most of all, know your clients needs. Never
turn away a client or a property listing, be-
cause if someone has made contact with you
and you give them good service, they are go-
ing to stay with you. It is clear that even
though the basic real estate skills work,
methods of keeping in contact with clients
andprovidinga faster,moreeffective service
have changed. More often than not, 80% of
clients make contact with real estate agents
viawebsites. Tenyears ago, having awebsite
was not the norm. In todays market, if you
dont get back to a client within a few hours,
youre going to lose them. The principles are
generally the same, although the tools of the
trade have changed.

VITARA:WRONGFULLYOVERLOOKED?
SuzukiGrandVitara fills thegap for
capable, affordable4x4SUVs

ecently weve had a few discussions
atworkas to thenature andpurpose
of a few vehicles. Especially snazzy
SUVs have been in the crosshairs, the
mommy 4x4s which wont (and dont)
make it very far off-road. Just as our de-
bate was about to boil over, Suzukis revi-
talised Grand Vitara entered stage left.
A hushed silence fell. Flaunting its simple
and squareish proportions, theGrandVitara
appeared to be the answer to our burning
question.Evenmore so in this basicDune edi-
tion trim level which shuns leather and hard-
drivenavigation,20-inchrims,glassroofsand
heated power seats.
TheGrandVitaralookslikeamedium-sized
SUV because it IS a medium-sized SUV, not
something pretending to be one. After a few
ofushadtakenturnsbehinditsbasiccontrols,
weunanimouslyagreed that italsodrives like
an SUV/4x4 and feels nothing like a 2-ton
pumped-up sports car.
Powering all current Grand Vitaras is a 2.4
in-line four-cylinderpetrol enginedeveloping
maximum outputs of 122 kW at 6 000 rpm or
225 Nm at 4 000 rpm through either a 5-speed
manual or a 4-speed automatic gearbox. No-
tice anything?No turbos, nohighpressure in-
jectors, no twin clutches.
That means the GV is relatively easy to
maintain and theres less chance of expensive
boo-boos.The3.2 LV6enginehasbeendiscon-
tinued and the only other spec level is the
more luxurious Summit version. And no, we
also have no idea what happened to the regu-
lar Vitara or if there ever was a Petite Vitara.
ASummit spec car differentiates itself with
fog lights, automatic HID headlights, bigger
alloy wheels and spare wheel cover, keyless
entry/ignition, sunroof, shinier door han-
dles, cruise control, in-dash six-disc changer,
leather trim, ESP stability control and hill as-
cent or descent assist on the automaticmodel.
All Vitaras offer air-conditioning, remote
central locking, power steering, power win-
dowsandexteriormirrors, three12 Vsockets,
60/40 split and reclining rear seats, trip com-
puter, seven speakers and a premium radio/
CD/mp3 audio system with buttons on the
leather-covered adjustable steering wheel.
Safety items include ABS anti-lock brakes
with electronic force distribution and brake
assist, third brake light, six airbags, ISOFIX
anchors and side impact protection bars.
More importantly, every Grand Vitara has a
permanent 4-wheel-drive systemwith 4High,
4 High Lock and 4 Low Lock modes.
Switching between these modes requires
twisting a knob to take the car off-road, but
200 mmofgroundclearance, independentsus-
pension, 29 approach and 27 departure an-
gles andan integrated ladder frameeasily tra-
versed our little 4x4 test andquicker than any
more expensive SUV.
Typing of which, we had a brief look at or
near the Suzuki Grand Vitara Dunes price
segment and found many 2-wheel-drive and
2-litre rivals, a cheaper but weaker (1.5 L)
four-wheel-drive opponent, two turbo-Diesel
4x4s of sketchy origins and a few more 2WD
2 L automatic SUVs.
In the real world, your decisionwont come
down to a few rands or cents and youll have
to factor in discounts, demonstrationmodels,
dealer location and service, aswell as person-
al preference. If youre looking for a no-non-
sense4x4SUVthough, it looks likeSuzukihas
its competitors by the short and curlies.
Which bringsme to the driving experience.
If youre expecting a smooth and suave urban
cruiser, the GrandVitarawill probably scare
you away within the first minute of piloting
it. The pedals and steering are light and rea-
sonably obedient but the drive train and sus-
pension hark back to its proper 4x4 roots.
This wouldnt be your first choice to park
outside Caprice in a sunset-drenched Camps
Bay but it most definitely is the type of car
which allowsyou to jumpupbefore dawn, put
the sleeping kids in the back seat, pack some
essentials and head for Sossusvlei, Swakop-
mund and the Skeleton Coast.
While youre busyplaying that epicholiday
movie in your head, Ill quickly slip in a few
figures.The2.4GrandVitarareaches 100 km/
h in 11,7 seconds and a top speed of 180 km/h.
It claims averages of 212 g CO/km and 8.9
litre/100 km petrol consumption while its
turning radius is 5,5 mand the fuel tank takes
66 litre.
In closing, Suzukis Grand Vitara fills a
much-needed gap (not niche!) for affordable,
capable, 4x4 SUVs. Its road manners are a lit-
tleold-schoolbutsoare theonesoff the tarmac
andwelovedthat.Thiscardoesexactlywhat
it says on the tin and doesnt pretend to be
anything its not. We need more like it.
The Grand Vitara looks like a mediumsized SUV because it IS a mediumsized SUV, not
something pretending to be one.

he all-new Ford Kuga debuting in
SouthAfrica thismonth is set to shat-
ter the myth that an SUV cant be
green, high-tech, capable and exceptional
all at once.
The all-new Kuga offers ample space, a
sharpdesign, enhanceddrivingdynamics, fu-
el efficient engines and a host of clever tech-
nologies including SYNC, Fords open ses-
amehands-freeautomatic tailgate,Fords in-
telligent all-wheel drive system, active city
stop, lane-keeping aid, blind spot indication
system and more.
The launch of the all-new Kuga sees the in-
troductionofanewrangeofenginesincluding
a turbo-charged 1.6-litre EcoBoost petrol en-
gine and a 2.0-litre turbo-diesel engine. Both
powertrains produce outstanding perform-
ance, impressive fuel economy and low emis-
sions.
The all-new Kuga line-up is well-rounded
and comprehensive with a host of fantastic
features that make it the perfect choice for
families, says Ford marketing manager
Gavin Golightly.
Six derivatives make up the all-new Kuga
range with three spec levels on offer. The en-
try level Ambiente is well equipped with fea-
turessuchaspower-heatedsidemirrors, front
and rear fog lamps, 17 alloy wheels, auto-
start-stop (FWD models only), Ford keyless
push button start, EcoMode, SYNC with
Bluetooth and voice control, steering wheel
audio controls andcruise control toname just
a few.
Over and above those features the Trend
models adopt auto-folding mirrors with pud-
dle lamps, rear-parking sensors, leather
sports seats, Sony audio system with nine
speakers, 4,2 TFT (thin-film transistor)
screen and dual electronic air temperature
control.
The Titanium models are sumptuously
equipped with 18 alloy wheels, BiXenon
headlamps, including auto headlamps with
autohighbeam,autoheadlamplevelling, stat-
ic cornering lights and daytime running
lights, rear LED tail lamps, rain-sensing wip-
ers, roll stability control with curve control
and smart keyless entry with hands-free
open sesame tailgate.
Thehands-free-powered tailgate isahelpful
feature for customers who have their hands
full when loading or unloading their vehicle.
In order to open or close the tailgate, the cus-
tomer simply needs to wave a foot under the
rear bumper of the car with the key in their
possession.
Packedwithanevenwiderrangeof features
is the Titanium option pack available as an
option on all Titanium models.
Avastarrayofsafetytechnologiesareavail-
able with this pack including active city stop.
The systemuses a light detection and ranging
(LIDAR) sensor to help drivers avoid a colli-
sion when driving in queues. It does this by
continuallymeasuring the distance to the ve-
hicle in front when it is within its 12-metre
range. If a vehicle in the traffic ahead slows
down or stops without the driver noticing,
this could lead toan incident.Active city stop,
whichisactiveatspeedsupto30 km/h,assists
the driver by safely braking the car automati-
cally.
Also available is adaptive cruise control
with collision warning and a brake support
integrated system that allows thedriver to set
the vehicles speed and maintain it without
using the accelerator pedal. It uses radar sen-
sors to detect moving vehicles ahead and
warns the driver of collision risks.
Active park assist is an intuitive parking
assist systemwhichwill helpdrivers to paral-
lel park.When activated (by pressing the but-
tonon the centre console), the systemuses the
front and rear parking-aid ultrasonic sensors
to identify if a gap is large enough to park in.
The steering is operated completely by the ac-
tive park assist system, while the driver con-
trols the brake and throttle.
Other smart safety features offered as part
of the Titanium option pack are the lane de-
parture warning and lane-keeping aid sys-
tems. The lane departure warning alerts the
driver if they are about to exit their lane if
theyhavenotused the indicator to signal they
will be doing this. The driver is warned by
a vibration which is felt through the rim of
the steering wheel.
In addition to the warning provided the
lane-keeping aid provides steering torque as-
sistance to steer the vehicle back into its lane.
If the driver did intend to change lanes the
steering assistance can easily be overridden
by steering firmly in the direction they want
to travel.
Further ensuring the drivers safety on the
road is the all-newKugas blind spot informa-
tion system. It uses radar sensors in the rear
bumperedges to identifyvehicles thatarehid-
den from view in the drivers blind spot. The
system alerts the driver to any approaching
or already hidden vehicle via an indication
light in the corner of the side mirror.
Completing the Titanium option pack are
apower-openingpanoramicroofand19alloy
wheels. The features thatmake up the Titani-
umoption pack can only be purchased as part
of this pack and cannot be obtained separate-
ly.
The all-newKuga features an array of fan-
tastic driving features that are designed to
make customers lives safer and easier. These
progressive technologies ensure our custom-
ers receive a premium experience but at an
attainable price, concludes Golightly.
The all-new Kuga comes with a 4-
year/120 000 km comprehensive warranty, a
4-year/80 000 km service plan on petrol deriv-
atives and a 4-year/90 000 km service plan on
dieselderivatives.Addedpieceofmindcomes
in the way of a 3-year/unlimited km roadside
assistance plan while service intervals are
staggered at 20 000 km on petrol derivatives
and 15 000 km on diesel derivatives.
The launch of the allnew Kuga sees the introduction of a new range of engines including a

stone as its 2012 Dealer of the Year. Re-
nault Pietermaritzburg (McCarthy Mo-
tor Group) has taken second place
whileRenaultFountainsTshwane
(Associated Motor Holdings) com-
pleted the winning line-up.
Renaults Group of the Year acco-
lade went to Associated Motor Hold-
ings (AMH) and a proudRossBarlow,
managing director of AMH Retail Di-
vision, was on hand to receive the
award.
Thompson Motors Renault, Port
Shepstone is an independent, family-
owned dealership and a well-deserv-
ing winner of the top title. A long-es-
tablished name in KZ-N automotive
circles, the first Thompson Motors
branchopeneditsdoors inPietermar-
itzburg over 60 years ago. Thompson
Motors Port Shepstone was estab-
lished in 1975 and the Renault fran-
chise came on board in October 2007.
Since then, R6,5 million has been in-
vested in its after-sales facilities.
