R320 000.00 FRANSCHHOEK: COUNTRY LIVING AT ITS BEST Best country lifestyle in Cape Winelands Picturesque Cape Winelands homes offer the best country life- style with close-by city conven- iences, says Marianne van der Merwe of Seeff Franschhoek. Most city dwellers will tell you that they yearn for a country life- style, but giving up the work and conveniences on offer in the big met- ropolitan areas is almost impossi- ble. Marianne argues that this switch is highly do-able. Franschhoek’s proximity to Cape Town for example. means that before you even really hit traffic, you are al- ready in the city and, it is a lovely country drive, she says. Postcard-pretty moun- tains, rolling vineyards and clean air make it one of the most beautiful wine valleys in the world and with quality real estate on offer, it is one of the most sought-after ad- dresses in the country, she says. The growth in property values attests to this, says Seeff Winelands principal, Pierre Germishuys. The average house price has grown by almost 170%, from just over R1,2 million in 2004, to almost R3,3 million today, while luxury homes sell for well above this. Sec- tional title sales prices have grown by 80% from just over R600 000 to over R1,1 million. Buyers from across the globe continue to flock to the village and more than 80% of buyers are still from outside Franschhoek. While foreign interest has increased in the last year, the majority of buyers are from the greater Joh’burg area, with Durban buyers increasingly heading here, says Van der Merwe. Since early last year, about 70 properties worth more than R200 million were sold here, of which 26 (or 40%) were sold by Seeff. This includes five sales above the R5 million mark. The most recent high-value sales include two homes sold by Van der Merwe at R6,3 million and R9,9 mil- lion respectively; the latter being one of the highest residential prices achieved in the village in the past few years. Whether you choose to make it your permanent residence, week- end getaway or property invest- ment destination, few locations compare, she says. Aside from the top class gastronomy, boutiques and art and décor stores, the valley is of course home to some of the old- est and most prestigious wine es- tates in the country such as Haute Cabriere, La Motte, Backsberg, Boschendal, Graham Beck and many more, says Van der Merwe. While a wine farm will set you back by several million, there is an- other unique option of leading a winelands lifestyle without having to invest in a wine farm. Residential vineyard estates such as La Ferme Chantelle for example offer stun- ning homes set amid vineyards and olive groves. It is located on the northern side of the village on the site of one of the original farms, Bloekomhof and comprises a 19 ha, low density de- velopment that enjoys stunning mountain views and close to the vil- lage centre. There are 28 plots in the estate; each with an area of about 1 200 m², while the estate enjoys top class security with controlled ac- cess. Property values in the estate have more than doubled over the past five years, up from R3 million to around R7,9 mil- lion now, but range up to around R11,8 million for a spacious, 720 m², double-sto- rey thatched home with lovely open-rafter ceilings, fireplaces, chandeliers and a beautifully landscaped gar- den with water features and a swimming pool. The home offers two living areas. On the lower level is an open-plan lounge and din- ing room divided by a dou- ble-sided Morso fireplace, a modern kitchen and a wine cellar with an unusual bar- rel-vaulted ceiling. The second open-plan lounge/studio area on the upper level includes a li- brary and gas fireplace and opens to a balcony with stun- ning views. There are four bedrooms with en suite bathrooms; the main with a fireplace and separate dress- ing room. The property also includes staff accommoda- tion and a double garage. As jy eiendom verhuur, moet jy

seker maak jy is vir openbare

    aanspreeklikheid gedek.

    Sulke dekkingword gewoonlik in

    polissevirmotors enhuishoudelike

    inhoud ingesluit, maar nie nood-

    wendig in n huiseienaarspolis wat

jou teen skade aan of verlies van n

eiendom wat jy verhuur dek nie, s

    BerryEveritt,besturendedirekteur

    van die Chas Everitt International-

    eiendomsgroep.

    nOnlangsegeval indieVerenig-

de Koninkryk toon duidelik wat die

gevolge kan wees as daar so n ga-

ping in jou dekking is. n Besoeker

het op die trappe in n huureiendom

geval endie eis teendie eienaar van

    die eiendom, gaan na verwagting

heelwat meer as 1 miljoen beloop.

waarop n verband gehou word, on-

geag of dit deur die eienaar bewoon

of verhuur word en dit is di polis

wat vir n klousule oor openbare

    aanspreeklikheid gefynkam moet

    word.

Indien daar wel so n klousule is,

sal dit gewoonlik skade of verlies

van eiendom en besering van almal

wat wettig op die perseel is - uitslui-

    tend lede van jouhuishouding dek.

So n klousule sal uiteraard huur-

    dersvanneiendomenhulgastedek.

As daar egter nie so n klousule

is nie, of as daar nie n verband op

die eiendom is nie en jy om een of

    ander rede nie huiseienaarsverse-

kering het nie, behoort jy joumake-

    laar of versekeringsmaatskappy

sonder versuim te nader om die

    saak reg te stel.

    Onthouookdathoewel jouhuur-

    der dekking vir openbare aan-

spreeklikheid in sy eie polis vir

    huishoudelike inhoud mag h, dit

heel waarskynlik nie lede van sy

huishouding dek nie en jy mag heel

    waarskynlik aanspreeklik gehou

word indien enige lid van die huis-

houding op die trappe val, oor onge-

lyke plaveisel struikel, of as n lek-

    kende warmwatertoestel die plafon

beskadig en dit op iemand val.

En, s Everitt, as jy eiendom in n

    deeltitelkompleks verhuur, is die

    saaknogdringender. nWoonkom-

pleks het gewoonlik een polis wat al

die geboue in die kompleks dek en

die premies word deur die regsper-

    soon uit eienaars se maandelikse

heffings betaal. Maar as n klousule

    oor openbare aanspreeklikheid nie

ingesluit is nie, en n besoekerword

    op gesamentlike eiendom beseer,

sal jy en jou mede-eienaars self eni-

    ge skadevergoedingwat deur n hof

    toegestaan word, moet betaal.

    Showhouses do theywork?

    When you list your property

    for sale, especially if theprop-

erty is your personal home, it

    can be very disruptive hav-

    ing buyers come through day

    in and day out.

    Whilst buyer viewings are

    an important part of themar-

    keting process, the timing of

viewings can often be an is-

    sue.Havingyouragentphone

you on short notice can often

mean that you need to run

    around like a crazy person

    getting your home ready for

the viewing and often all for

    nothing.

    Unfortunately its impossi-

    ble todoawaywithallof these

ad-hoc appointments, but one way to limit

them is to try and channel buyers through

    yourproperty inpre-arrangedviewingwin-

dows, such as a show house.

Some sellers are against having a show

house as they believe that all the nosy neigh-

bours will attend and that serious buyers

rather make their own appointments. How-

ever, statistics show that this isnt all true.

    Whenyourproperty isnewly listed, its im-

portant to realize that there is an existing

pool of potential buyers that will want to

come and view it. What better way to expose

it to these buyers than to have a show house,

at a date and time that suits you, where all

    these buyers can attend together?

A well-organized show house leaves noth-

ing to chance. For example, a real estate com-

pany that makes use of its database will e-

mail a specific invitation to the show house

    tomatchingbuyers.The showhouse canalso

be advertised in the print media so that buy-

ers can make a specific plan to attend.

    Showboardsarealsousedbutshouldnev-

er be the sole way of marketing a property

On Show, as you very seldom attract the

right buyers in the correct price range. How-

    ever, used inaddition to the

    above methods, its a good

    way to attract new buyers

    whomayhavemissedother

    forms of marketing.

    At Harcourts Platinum

    we have achieved phenom-

    enal success at show hous-

    es. When using our data-

    base to invite our existing

    buyers and advertising in

    print, we have improved

    the attendance at our show

houses by some 300% in the

    past two years.

We take things a step fur-

    ther by inviting the neigh-

    bours as well. Why? Many

    neighbours are renting

their property and would love to purchase

in the area. They also may have friends who

have expressed an interest in the area who

they can invite to the show house.

The other significant benefit to show

houses is that you can often have a number

of interested purchasers attending at the

    sametime. Imagine thesenseofurgency they

will feelwhen theyrealize that theywill need

to act swiftly andmake their best offer in or-

    der to secure the property.

Apoint for consideration though: Is it real-

ly necessary to have a show house for three

hours? In Australia and New Zealand show

    houses run for30minutes.AtHarcourtsPlat-

    inumwearenowrunningcertainshowhous-

es for 45 minutes and have so far achieved

great success. Serious purchasers make a

note of the times and are ready at the show

    house as it opens.

In the last two years, one in four of Har-

courts Platinums sales has been as a direct

result of a showhouse. If youwant to achieve

the best price, then show houses are some-

thing you cant afford to be without.

With a fresh new grille, front

It is important to note that this

newSonata is not just a facelift the

    designers have added some very

    sensible product enhancements to

the exterior as well as the interior,

    says Stanley Anderson, marketing

    director of Hyundai Automotive,

    South Africa.

Hyundai has taken on the premi-

um sedan segment in South Africa

    in 2010with the sixth generationSo-

    nata an upmarket product that

does not stray from the companys

core focus on value for money.

    The trade-mark Fluidic Sculp-

ture design language created a se-

dan with graceful curves and lines,

    aesthetically pleasing to the eye.

The Sonata also has a spacious

    and open cabin environment for

    outstanding occupant comfort and

    enjoyment. Its high-quality tactile

    interior fabric and its ergonomical

layout of instruments fit in with its

    modern premium status.

To all this, Hyundai has now add-

    developed in-house by the Hyundai

    Motor Company.

    The gearshift pattern and layout

in the centre console have been

    The xenon headlights, which are

Viewed from the side, the new So-

while emitting just 188 g/km of CO

    QUICKPIC

    Viglietti Motors, the official

    importer of Maserati in South

    Africa, launched the all-new

    Maserati Quattroporte in Jo-

    hannesburg at a glamorous

    cocktail event that took place

at The Castle, Kyalami on 13

    June.

    Maserati customers, enthusi-

asts and the media were invited

to enjoy a closer look at the all-

    new Quattroporte flagship of

    the Maserati model range and

    now available in South Africa.

    The classic event, which was

well attended, took guests on a

    journey through the history of

    Maserati, the lifestyleaspectsand

    the enthralling new heights the

brand is reaching a theme that

    wassupportedbyanawe-inspiringaerialdis-

play and suspended songbird. Like the set-

ting, the foodwas classic and quintessential-

ly Italian, offering guests a taste of all the fin-

er things that life and Italy have to offer.

    The sixth-generationQuattroporte is a sig-

nificant leap forward for the brand, that not

    only sets thehigh-technology tone forMaser-

atis upcoming range of newmodels, but also

remains faithful to Maseratis long history

    of luxurysports sedans.Thevehiclecaptures

the essence of luxury Italian car design with

a style dedicated to proportion, dynamism

    andpurity,whichachievesnewstandards in

quality, fromdesign and development to fab-

    rication and process control.

The Quattroporte will once again shape

Maseratis future. It is the ultimate Grand

    Touring vehicle which combines high-end

    sporty performance with luxury materials.

The new Quattroporte ensures that every

    journey is an unforgettable one.

    Theflagshipof theMaseratiproductrange,

the all-New Quattroporte, is not only larger,

but is also lighter, more luxurious andmore

practical than the globally acclaimed car it

replaces. With a 307 km/h top speed, its also

as fast as most two-door supercars.

The powerful engine and the large cabin

are at the core of the Quattroportes design,

dominated by a long, powerful nose and a

concave Trident grille providing a clear

link to both the outgoing Quattroporte and

    the GranTurismo.

Even with all its new technology, the new

    Quattroporte remains true to Maseratis

roots. Its V8 twin-turbo engine makes it not

only the fastest four-door Maserati has ever

    built,butalso themostpowerfulandthemost

    economical as well.

    Specifications:

    The direct-injection engine family boasts

    a 3,8-litre V8 and a 3,0-litre V6, both of which

    are all-new, twin-turbocharged versions, de-

signed by Maserati Powertrain and assem-

    bled by Ferrari at Maranello.

    The3,8-litreV8engineprovidesMaseratis

    new performance benchmark, reaching 100

km/h in just 4,7 seconds and achieving a top

speed of 307 km/h. It is 20km/h faster than

the previous Quattroporte Sport and has up

to 200 Nm more torque as well. The V6 twin

    turbo doesnt lack performance either,

    reaching 285 km/h.

    With an eight-speed automatic transmis-

sion and a rear-wheel drive configuration, it

is also oneof themost secure all-weatherper-

    formance cars in Maseratis history.

To offset its scintillating increase in per-

formance, the V8 Quattroporte has lowered

both fuel consumption and emissions by 20

percent compared to the previous model.

The all-new architecture retains the Quat-

    troportes traditionally exquisite handling

thanks to its 50:50 weight distribution, dou-

    ble-wishbone front suspension and state-of-

    the-art five-link rear suspension.

It also delivers new standards in quality

in every area, ranging from design, develop-

ment and fabrication to process control. It

    is produced inanewplant that combinesMa-

    seratis traditions of craftsmanshipwith cut-

ting-edge technologies that are able to guar-

    antee outstanding quality by controlling

    even the smallest details.

    Traditional hand-crafted detailing contin-

ues in the Quattroportes cabin, which has

been enhanced with even more interior

space in all seats andboth four- and five-seat-

    er configurations.

    Cabin luxury leaps forward technically,

too, with features like the Maserati Touch

    Control screen, adjustable pedals, reversing

cameras and the optional 15-speaker Bowers

& Wilkins audio system, as well as WLAN-

based WiFi and compatibility with most

    modern mobile phone systems.

Commenting on the arrival of the newMa-

    serati Quattroporte, Mervyn Eagles, CEO,

Viglietti Motors said The all-new Maserati

Quattroporte is now bigger, lighter, more

luxurious and more powerful than ever be-

fore. We are confident that the all new Quat-

troporte will exceed the expectations of all

luxury sedan enthusiasts in South Africa.

    Says Citroens General Manager

    for Marketing, Grant Bowring, of

    the mid-year upgrade: We believe

there is no reason why a B-segment

    supermini shouldnt have the abili-

ty to excite, and to create an emo-

    tional connection with the driver.

    With these changes it certainlydoes

that, and on an objective level the

addition of the 1,2-litre triple engine

is especially significant, as it repre-

    sentsamajorstep forward inpower-

    train technology. With a special

    el of R 149 900, the Citroen C3 re-

mains an exciting and affordable al-

    ternative in its segment.

    With the ever increasing growth

    in human and vehicular popula-

    tions, compact dimensions and ex-

    ceptionalmanoeuvrabilityarecriti-

cally important in this segment and

it remains a C3 strength. With an

overall length of 3,94 metres and a

width of 1,72 metres it takes up a

minimal amount of road and garage

space, yet has a generous 300-litre

boot. With a turning circle of 10,2

metres it is perfectly at home in the

    urban environment,where the abil-

ity to execute a two- rather than

    three-point turn is all-important.

    Citroen continues with a three-

    tier trim structure, namely Attrac-

    tion, Seduction and Exclusive, the

latter model also available with an

    automatic transmission rather

    than the five-speed manual which

    is the default. Exclusivemodels can

also be ordered with a reverse cam-

era and park distance sensors, and

a satellite navigation system for a

    full-house of convenience features.

It comes fitted with an enhanced in-

    fotainment package, which links

Bluetooth, Aux jack and a USB port

a package jointly known as the

    Connecting Box.

But it isnt all just about fun and

games: the Exclusive boasts six air-

    bags, theSeduction four, and theAt-

traction a pair. All three spec levels

    includeABS&EBD,Oba, Isofix, im-

    pact-tensioning seatbelts and side-

    impact protection.

    Standard price includes a three-

year, 100 000 km warranty (with an

    Did youknow?Themain factors influenc-

Dirty fuel and carbon accumulation in

your engine results in fuel-injector block-

age and leaks, causinghigh fuel consump-

tion and a noticeable decrease in the per-

formance of your vehicle. In the long run

carbon accumulation can damage the in-

Your vehicle injectors play a vital role

    in improving performance and reducing

    fuel consumption. Its recommended that

you have injectors cleaned at least every

100 000 km, or themoment you notice any

    uneven idling or smoking.

Injector repairs can be a very costly

procedure, as it requires the injectors to

be removed from the engine, cleaned on

a work bench, and costed individually.

If they are too clogged up or damaged,

the injectors may have to be replaced,

which is a large expense, even more so

    with a modern diesel engine.
