DESCRIPTION
Highly productive 2,404 hectare (5,942 acre) farm on the east side of the Department of Lavalleja bordering the Department of Maldonado. The farm is only 20 kilometers from the 185 kilometer marker of Route 8, and the road from the property to Route 8 is a dirt road which is accessible year round. The property is 150 kilometers (90 miles) from Montevideo International Airport and 110 kilometers (70 miles) from Punta del Este. The property is divided into 30 parcels separated with both permanent and electric fences. Between 500-600 hectares (1,250-1,500 acres) of the parcels are in active rotation between rice and summer crops: soybeans and sorghum. There are another 350 hectares (864 acres) that can be irrigated and planted with crops. There is an irrigation dam with capacity for storing 1.6 million cubic meters in excellent condition, which is sufficient for irrigation 100 hectares (250 acres) of rice or 300-400 hectares (750-1,000 acres) of other crops or pastures. Irrigation flows through slopes in the crop and pastureland. Other infrastructure includes irrigation, drainage and interior roads over 1,000 hectares of the property. Complete infrastructure and facilities for cattle operations with electric lighting, water tanks, troughs and drinking stations in the corrals, and a warehouse for feed or other storage needs. The farm also has a house for farm personnel, a 250 square meter (2,500 square foot shed with electric lighting and running well water which provides 6,000 liters per hour with a pump and elevated tank. There is also excellent timber planting potential on this property, as there are 600 hectares (1,482 acres) of federally declared forestry priority soils (Type 2.11a and Type 2.11b) on the land. Of the 600 hectares available for planting trees, only 30 hectares have been planted. Global asset management companies (GMO, RTG Harvard Funds) and large multinational timber companies (Weyerhauser, UPM, Montes del Plata) all have major timber operations in this corner of Uruguay.
