The months of January and February were very good and in some cases they were great. February Pending Home Sales Jump 20-56% in Northern Jersey according to GSMLS and NJMLS with pending home sales jumping from 20-50% depending on the county. There are lots of signs that a seller’s market was in play. Inventory: Nationally, listed inventory is 25% lower than it was a year ago. According to a number of various reports, the number of homes listed for sale is down from last year and even from January 2013. In some cases, listings were down 17% in February from a year earlier. In certain regions (Mid-Atlantic especially) the number of homes for sale is nearly 60% less than it was just 5 years ago! In 2008 the ratio of homes listed vs. homes sold was 9:1; today it is 4:1. Rates: We are still seeing rates at near historic lows. Technology: the digital platform continues to drive buyers and sellers together. This challenge is to keep ahead of the curve. The Census also indicated that metro areas in the Northeast and Midwest such as Detroit and Philadelphia saw relatively large outflows of people between July 2011 and July 2012. States including New York, Massachusetts and California, which suffered major population losses before the recession, continued to lose fewer residents because more people are staying put. The recession's impact hasn't worn off, of course. More counties had a bigger number of deaths than births, partly due to the on- going economic difficulties which are discouraging childbearing, according to the demographer at the University of New Hampshire Kenneth Johnson. According to a report issuedby RealtyTrac, there was asmall increase in the numberof foreclosure filings inFebruary.

RealtyTrac cited that theforeclosures in Februaryclimbed to 71,488 homes inFebruary, a figure that is up 10percent from January 2013.Still, RealtyTrac stressed thatthe number of foreclosurefilings in February weredramatically lower than theywere in 2012.
