The months of January andFebruary were very good and insome cases they were great.

February Pending Home SalesJump 20-56% in NorthernJersey according to GSMLSand NJMLS with pending homesales jumping from 20-50%depending on the county.

There are lots of signs that aseller’s market was in play.

Inventory: Nationally, listedinventory is 25% lower than itwas a year ago. According to anumber of various reports, thenumber of homes listed for saleis down from last year and evenfrom January 2013.

In some cases, listings weredown 17% in February from ayear earlier. In certain regions(Mid-Atlantic especially) thenumber of homes for sale isnearly 60% less than it was just5 years ago!

In 2008 the ratio of homeslisted vs. homes sold was 9:1;today it is 4:1.

Rates: We are still seeing ratesat near historic lows.

Technology: the digitalplatform continues to drivebuyers and sellers together.This challenge is to keep aheadof the curve.

Re-boot: literally. According to the U.S. Census, Americans areon the move, leaving the Northeast and Midwest and moving tothe West and South.

The Census report to be published today cites that 40 of the top50 fastest-growing metropolitan areas in the U.S. in 2012 werein the South or West.

The Census also indicated that metro areas in the Northeast andMidwest such as Detroit and Philadelphia saw relatively largeoutflows of people between July 2011 and July 2012.

States including New York, Massachusetts and California, whichsuffered major population losses before the recession, continuedto lose fewer residents because more people are staying put.

The recession's impact hasn't worn off, of course. More countieshad a bigger number of deaths than births, partly due to the on-going economic difficulties which are discouraging childbearing,according to the demographer at the University of NewHampshire Kenneth Johnson.

According to a report issuedby RealtyTrac, there was asmall increase in the numberof foreclosure filings inFebruary.

RealtyTrac cited that theforeclosures in Februaryclimbed to 71,488 homes inFebruary, a figure that is up 10percent from January 2013.Still, RealtyTrac stressed thatthe number of foreclosurefilings in February weredramatically lower than theywere in 2012.

This is not seen as a seriousup-tick when put in contextwith where the foreclosuremarket had been, which placesFebruary's numbers at lessthan half of the peak of102,000 homes that wereseized in September 2010.

Total foreclosure filings -including default notices,auctions and repossessions -reported a 2% increase to154,281 homes..
