• What better than constructing the tallest building in the world, to set an eg. of international cooperation, symbolic beacon of progress and dynamic prosperity of middle east, a tangible proof of Dubai’s growing role in changing world.

Highlights of Construction Management

• Achieving 3 days cycle for structural work:

The tower consists of more than 160 floors & to be completed within a very tight schedule Hence, the following key construction technologies were incorporated to achieve the 3-day cycle set for the concrete works:

• Auto Climbing formwork system (ACS).• Rebar pre-fabrication.• High performance concrete suitable for providing high strength, high durability

requirement, high modulus, and pumping.• Advanced concrete pumping technology (BSA-14000 SHP-D).• Simple drop head formwork system that can be dismantled and assembled

quickly with minimum labor requirement.• Column/Wall proceeding method, part of ACS formwork system.

• Optimum Transportation:

They developed an optimum transportation systems with large capacity high speed equipments to carry raw material and pre-fabricated components.

• Management of Labour:

They managed to get sufficient cheap labour from South-Asian countries like INDIA, PAKISTAN, BANGLADESH, SRILANKA etc.

• Managed to keep the pace of the work even in adverse conditions.

• Management of SBAJV.

Efficent management of three different firms from three different corners of the world, giving them specified job over limited period of time.

• Effective Use of Softwares:

Softwares such as PRIMAVERA and MICROSOFT PROJECT(MSP) were efficiently used in design and to assist project managers in developing plans, assigning resources to tasks, tracking progress, managing budgets and analyzing workloads .

Causes for OverRun

• Dubai Bubble Burst (2008, borrowed 10b$)• Change in Design of Apartments and Luxury

finishes.• Increase in height of structure. (808 m to 828m)• Armani Hotel. • Conflicts between Labourers and Management

over wages and increasing death toll.• Change in Labour Law that occurred during the

construction.
