Hello Chandler Creek Homeowners Association Members and residents of the Chandler Creek community. This has been a busy year for the Chandler Creek HOA and we want to take the opportunity to wish everyone a safe and happy holiday Season.
As a reminder, a quarterly meeting will be held at the Jester Annex located on Old Settlers on Thursday, December 13, 2012 at 7pm to present the 2013 budget and discuss future plans.
We would love for everyone to come and attend and find out what this year has brought to the neighborhood and our hopes for what the next year will bring!
For the upcoming year, we are planning to hire a dedicated property manager so that the HOA is better able to meet the needs of our homeowners and residents. It is our hope that homeowners will have more opportunities to address concerns and receive information that they request from the management company in a timelier manner.
The Board is planning to do some additional improvements to our park area. We recently had a new bicycle rack installed and replaced the notice board at the park, both of which were damaged in an accident. No additional HOA funds were expended on these replacements as the HOA was fully compensated through an insurance claim. The Board also voted
to donate a bicycle rack to the MUD which will be located near the pavilion. We are planning to have a storage building installed to ensure adequate storage for community equipment. This building will be outfitted with electricity so that park events (annual pool party) have all the outlets necessary for community events.
At this time, the Board is making decisions on major projects for the community to include replacement of some fencing, some additional landscaping, and repairs to neighborhood monuments. We are also evaluating the feasibility of a new pool house/community house. We certainly welcome ideas and suggestions from our residents.

After many years of service, Director Robert “Bob” Wohlford has decided to step back from service at the end of the year. We will miss him and his contributions to the HOA Board.

Annual Statements – First Week of DecemberAs already mentioned in this newsletter, annual HOA
statements are tentatively set to be mailed the first week of December. Please mark your calendars so that you do not overlook this important piece of mail.
If by mid-December, you have not received your statement, please contact Alliance at 347-2888 to request a duplicate.
Additionally, if you have any questions about your statement once you receive it, contact Alliance.

Each year, neglected and abused children in the Austin area must be removed from their homes by Child Protective Services caseworkers.
Separations occur all year, but it is especially difficult during the holidays. Partnerships for Children is making a difference in the lives of these children and we invite you to join us by participating in our Holiday Wishes program.

Property inspections are performed twice a month for the Chandler Creek HOA. During these inspections, any covenant violations observed are noted and a violation notice is sent to the homeowner. The property inspector also takes pictures of the violations, which are now included with violation letters.
Please note: If you have any questions about a violation letter you receive, it is imperative that you contact the management company as soon as possible after receiving the letter so that your questions/concerns can be addressed in a timely manner.
If you wish to dispute a violation, please remember that all disputes must be submitted in writing.

Kim’s Cooking CornerSometimes, especially around holiday time, it’s just harder to
manage to avoid those all-too-good calorie laden dishes. I have folks in my family who don’t just have to watch their calorie intakes; they have to watch out for sugars and gluten too. Usually, it’s fairly easy to prepare salads, meats, and side dishes that they can enjoy, but desserts are more challenging. Here is one treat that takes into account dietary restrictions and actually tastes great! I found this gem a while back on simplysugarandglutenfree.com
Enjoy!
Ingredients• 2 medium oranges • 3/4 cup coconut palm sugar • 6 large organic eggs • 1 1/2 teaspoons baking powder • 1 1/2 cups blanched almond flour
Instructions• Place the oranges with the peel in a medium saucepan and cover
with water. Bring to boil, reduce the heat and simmer for 2 hours. Add more water if necessary.
• Remove the oranges from the water and let cool. Oranges can be refrigerated overnight or up to two days if desired.
• Preheat the oven to 350 degrees F. Prepare a 10-inch springform pan by lining with parchment paper and lightly oiling the paper.
• Cut the oranges open and remove any seeds. Put the oranges, including the peel, in a food processor fitted with a steel blade. Process until smooth. Measure out 1 1/4 cups of pureed orange. Set aside.
• Put the coconut palm sugar in a blender and process until it reaches the consistency of powdered sugar.
• In the bowl of a stand mixer fitted with the whisk attachment, beat the eggs until combined.
• Add the powdered palm sugar and beat on medium-high until the eggs are thick and airy. When you lift the beater, the mixture should set on the surface for a second until it disappears.
• Mix in the blanched almond flour, then mix in the orange puree. • Transfer batter to the prepared pan. Bake for 50 minutes to 1 hour,
until a knife inserted in the center of the cake comes out clean. The cake will also pull slightly from the edges of the pan.
• Let cool for 20 minutes on a wire rack, then run a thin, offset spatula between the cake and the edges of the pan. Remove the outer rim and let cool completely.
• Store covered at room temperature.
