Gary, in answer to questions:
1) The west wall is to be constructed as an 8‐inch thick CMU, fully‐grouted wall. This qualifies the wall to be a 2‐hour wall per Table 721.1(2) of the 2012 IBC. Just remember that no openings or penetrations are allowed in this wall.
2) The property line (for the instance of determining exterior wall rating and opening protection, in accordance
with Tables 602 & 705.8 of the IBC) is actually the centerline of the East 72nd Street which is approximately 40‐feet away from the north wall face. As such, no fire‐rating or opening protection will be required for the north wall.

Please see comments attached as discussed in the meeting. Regarding the current construction of the 7‐Eleven convenience store (BLD2014‐40000210002) ‐ I’ve CC’d Michael Still about 1) whether a 2‐hr fire wall was incorporated in the final approved building design of the west wall; and 2) whether the glazing on the north façade needs to be fireproofed as it appears to be less than 5‐ft from the proposed interior property line. I’ll ask that Michael or Sue Reply‐All regarding these questions for the benefit of the group. The future retail building would also need a 2‐hr fire wall without openings and fireproofing for glazing less than 5 feet from the interior property line.

A parking agreement to maintain minimum parking quantity for both proposed lots/buildings would be required per Land Use Code TMC 13.06.510.A prior to approval of the short plat. Traffic Engineering may have additional comments during review of the application after submittal. 4/03/14 Provided at Meeting – Tacoma Power Comments (PRE 4-201926 1430 E 72nd St Short Plat) Tacoma Power will require an easement over all their facilities on the proposed west parcel. It’ll be a 10 foot easement centered on Tacoma Power’s facilities and a 5 foot easement centered on the conduit/cable that the customer installs/owns from the service box to meter. It only needs to run to the property line between the parcels though, not all the way to the meter. Since the utilities will most likely be installed prior to the finalization of the short plat, the customer can install the utilities, survey them, and tie them into the short plat. The included sketch shows an example of what the easement should look like. If for some reason they would like the easement established first, they would have to show that on the preliminary short plat and have it staked on-site prior to installing the power facilities so that Tacoma Power can verify they’re being installed within the limits of the proposed easement. If the customer wishes to do this option instead, they can contact Jeff Rusler at (253)502-8309 to discuss the details. The easement shall be inked and labeled on the face of the short plat prior to recording and the short plat shall include the following EASEMENT PROVISIONS language and TACOMA POWER NOTES. Environmental Services Pre-Submittal Checklist

NOTE: The following comments are based on limited information and are subject to change as more
information for this project is provided and/or if the project concept changes. This checklist is a
supportive document designed to assist the applicant and is NOT a comment letter. This document
contains excerpts from Tacoma Municipal Code, Stormwater Management Manual (SWMM), Side Sewer
and Sanitary Sewer Availability Manual, and Public Works Design Manual. This checklist may not
provide all requirements but is intended to assist the applicant in determining basic stormwater and
wastewater requirements. It is the applicant’s responsibility to review all applicable codes and manuals to
determine all project requirements.
1. Existing private sanitary and storm sewer lines were not shown on the submitted short plat plans.
The applicant shall research the locations of all private storm and sanitary sewer lines located
within the short plat limits. Any storm or sanitary line located on more than one of the proposed
parcels shall require a private easement. All private easements must be recorded prior to approval
of any construction or building permit. Recorded private easements shall be submitted to
Environmental Services for review. As an alternate to recording private easements separately, the
private easement may be show on the face of the short plat Mylar.
2. The following statement shall be completed and placed on the short plat Mylars:
a. Civil utility plans dated 01/07/14 and a Stormwater Site Plan dated 01/07/14 have been
approved by Environmental Services per permit number 40000210002. This permit is
available from Planning and Development Services, 747 Market Street, Tacoma, WA
98402. Additional permits and approvals are required for construction.
b. WARNING: This short plat contains a private storm drainage system. Private storm
drainage systems are the sole responsibility of the owners, successors and assignees of all
lots being served by the private storm drainage system. Responsibility includes, but is not
limited to, constructing, maintaining, and allowing City inspection of the private storm
system in accordance with a separately recorded covenant and easement document.
c. Covenant and Easement Recording No. 201403040328
d. This short plat contains private storm and/or wastewater easements. No permanent
structure(s) shall be erected within the private easement area(s). Permanent structures
shall mean any concrete foundation, concrete slab, wall, rockery, pond, stream, building,
deck, overhanging structure, fill material, tree, recreational sport court, carport, shed,
private utility, fence, or other site improvement that restricts or unreasonably interferes
with the need to access or construct utilities in said easement(s). Permanent structures
shall not mean improvements such as flowers, ground cover and shrubs less than 3-feet in
height, lawn grass, asphalt paving, gravel, or other similar site improvements that do not
prevent the access of men, material, and machinery across, along, and within the said
easement area.
e. Construction on any and all lots, including public roads and alleys, is limited to the
impervious surface as provided within the approved Stormwater Site Plan per permit
40000210002. If additional impervious surfaces beyond that approved under the
previously noted permits are created, additional stormwater mitigation may be required.
If stormwater mitigation differs from that approved under the previously noted permits,
additional review by Environmental Services is required and will include evaluation of all
lots created as part of this plat.
