    Oil Field Appreciation RatesSince North Dakotas oil boom is so new, the new boom in real estate prices is very new too. Here is our best research to give

    you an overview of real estate prices in the oil field.

    Housing starts have increased by up to 100 times in just a few years: In Watford City, in 2007 therewere 5 housingstarts. In 2012 there were 500 housing starts.

    The boom in real estate prices is starting and happening town by town, with some townsexperiencingaccelerated appreciation for the last few years and some just in the last year. It is likely some townswill experiencethe initial boom or first big jump in prices next year, with others to follow.

    Most of the real estate in North Dakota is farm land in large parcels of 100 acres or more. Much ofthis acreage thatis closest to the towns is being subdivided for smaller residential lots so housing can be built. Newlybuilt housinghas no price history so there are no appreciation rate records.

    say that retail tenants will pay $20psf + CAM. Rates for Crew Camps or Man Camps - renting for $105 to $160 per day per man - includes aroom with

    three meals, weekly linens, daily cleaning and laundry. Rates for RV Park lots Range of $225 to $500 per month with no utilities or amenities.

    Range of $400 to $1,000 per month or $250 per week with water, wastewater and electricity.Mostrents are $750 to $900

    per month with utilities. Most parks do not have bathhouses, laundry facilities or other amenities. Apartments unfurnished (without FF&E and OS&E); all have a waiting list one bedroom rentsfor

    $1,000 per month, two-bedroom rent for $2,000 per month. One tenant said that he wasnumber 280

    Watford Population

    While the 2010 census says Watford Citys population is 1,744,locals believe the number now may be as high as 7,000.

    It is estimated that the city of Watford City could see itspermanent population swell from a rather sleepy community of1,500 people three years ago to a bustling city of 20,000 or
