SITUATIONWhiteacre occupies a prime south facing coastal position, between Beer and Seaton on the World Heritage Jurassic Coast. The property is perfectly situated, enjoying spectacular coastal views, whilst also being within easy reach of some of East Devon’s most favoured villages, towns and landmarks. Beer to the west has a long fishing heritage that is still very much alive today, with a colourful selection of fishing boats providing fresh fish and crab from the beach. In the past the village was equally well known as a smuggling base and was the home of notorious Devon smuggler, Jack Rattenbury. To the east is Seaton which has a pebble beach and an extensive range of facilities and Axmouth, which has a small harbour and quay suitable for launching and mooring a boat.

The South West Coastal footpath passes the property, offering wonderful walks to Branscombe and Sidmouth in the east and Seaton and Lyme Regis in the west. Beer has a selection of galleries, restaurants, beach cafes, shops including a village stores, deli, pharmacy, pub, hotel and an active sailing club. There is a Tesco supermarket in nearby Seaton. A further range of shops, pubs and restaurants can be found in the local area, such as Hix Oyster and Fish House at Lyme Regis, The River Cottage Canteen at Axminster and Masons Arms in Branscombe. Sidmouth, about 10 miles to the east has a Waitrose supermarket.

There is a good selection of primary and secondary schools in the area, including Colyton Grammar School, less than 3 miles away, rated by Ofsted as ‘Outstanding’. Exeter has a range of excellent private schools. Communication links to the area are good, with the A30 at Honiton providing a link to the A303, or M5 Motorway at Exeter. There are regular train services to London Waterloo from Honiton and Axminster, and Exeter International Airport has daily flights to London City Airport, as well as a wide selection of UK and international destinations.

DESCRIPTIONWhiteacre is an attractive and substantial Arts and Crafts residence which dates from the late 1800’s and retains many original features. Believed to have been designed by David Carr a renowned local Arts and Crafts architect it was for many years the summer home of the Price family of Price Waterhouse. In recent years, many improvements have been made to the property including the fitting of hardwood double glazed windows on many elevations and landscaping of the garden but the essential character of the house has been retained including its high ceilings and ornate cornicing.

The property has been constructed using traditional local materials, including flintstone walls, cut limestone quoins and a clay tiled roof, all of which adds to the property’s charm and beauty. The veranda which runs along the front of the property provides extensive seating accommodation along its terrace and is supported by columns of Beer stone, used in the construction of many cathedrals including Westminster Abbey.

The house is set in about 1.4 acres of gardens which are a feature of the property providing a good degree of privacy

and many different areas to sit out any enjoy its dramatic surroundings. One of the property’s most unique features it that it has a driveway running from the southern to the northern boundary, providing different access points if required. There are two vehicular entrances from Old Beer Road and one from Beer Road.

ACCOMMODATIONThe building provides spacious and immaculately presented accommodation over four levels, totalling over 4,500 Sq.Ft. On the ground floor, a Beer stone portico on the west side of the house leads to an entrance porch and vestibule, opening into a large reception hall with a cloakroom and a grand staircase leading to the first floor. There are two reception rooms on the south facing side of the building, including a 34’1 drawing room, with French doors opening onto the veranda and terrace, enjoying fantastic sea views.

The dining room has a large bay window overlooking the sea and a serving hatch to the kitchen. The kitchen/breakfast room has been fitted with a modern kitchen, whilst also retaining some original fitted cupboards and

dresser. From the kitchen, there is access to a laundry/utility room and larder. There is also a store cupboard with door to the basement and a secondary back staircase accessed from the kitchen. The basement provides a useful store room and additional space, which could be used as a home office, studio or gym.

The main staircase leads to a half landing, with cloakroom and an attractive period feature window. From a spacious landing, there are four double bedrooms on the first floor, with the master bedroom having an ensuite shower room. The spacious and luxurious family bathroom has a stand alone bath and separate shower. Three of the bedrooms on the first floor face due south, one with its own balcony, all enjoying direct uninterrupted sea views. There is a good sized airing/linen cupboard accessed from the landing.

From the first floor landing, there is a secondary staircase leading to the second floor, with two further bedrooms and significant attic storage space, part of which has been boarded. There is potential to adapt the second floor layout to enhance the space and bedrooms, subject to the necessary consents.

GARDENS AND GROUNDSThe property sits in the centre of its a plot of about 1.4 acres and is surrounded by well-maintained and beautifully landscaped gardens. There are sweeping areas of lawns at various elevations interspersed with many fine tropical specimens including olives and Canary palms. A dedicated tropical garden surrounds a secondary parking/private area comprising terraces retained by Cornish slate walls with four ornamental ponds tumbling down the various levels.

The veranda and large terrace in front of the house have steps leading down to a lawned area which overlooks mature shrubs with the sea beyond. Above the house to the rear there are further areas of landscaped garden including lawns, terracing, a croquet lawn and a summer house. The outstanding feature of the gardens lies in the abundance of tropical vegetation and the fact that outstanding sea views are presented from every position.

From Old Beer Road, there is a private driveway, accessed from a gated entrance that leads to a gravelled parking and turning area to the side of the house and garage. There is a secondary entrance from Old Beer Road, providing access to a detached garage and further parking area.
