Situation:The thriving central Borders town of Galashiels is ideally placed for travel to many of the principal towns and villages in the region, along with many of its major employers, and is popular with the commuter due to its proximity to Edinburgh city centre which lies around 32 miles distant and can be reached within approximately a one hour drive by car. The reinstatement of the Waverley Rail Line, due for completion in 2015, will make this area an even more attractive proposition, and the station in Galashiels lies within reasonably comfortable walking distance of the house. Galashiels offers a wide and varied range of retail outlets, bars and restaurants along with a good variety of recreational and sporting activities. The highly regarded St Marys Preparatory school is situated in Melrose, whilst the sought after St Peters primary is just at the end of the road and the Galashiels Academy is a short walk from Oatlands Road.

Description:Oatlands House provides a quality home full of character and will tick many boxes for those seeking a conveniently located residence large enough for the family, with schools and recreational amenities to hand. The property retains many attributes synonymous with the period such as high ceilings, decorative plaster cornicing, shuttered windows and beautiful woodwork and benefits from a useful basement, reached via a hatch in the drawing room, complete with wine cellar and store rooms. The mature gardens are surprisingly private and relatively easy to maintain given their size, yet offer ample opportunity for the gardening enthusiast to indulge their hobby, and in addition provide a safe haven for children to play.

Double doors open to a traditional Storm Porch in turn leading through to the spacious Vestibule, which boasts flag stone flooring and deep skirtings as well as original coat hooks. An original half glazed door, with side and fan lights, opens to the Reception Hall, which features gorgeous woodwork and allows access to all accommodation, with an arch leading to the staircase to the upper floor.

The stunning Drawing Room includes a myriad of pleasing features, not least of which is the fabulous marble fireplace, with its bow shaped mantel and green slate hearth. A large bay window takes in the views to the gardens whilst additional light is provided by twin sash and casement windows; both are fitted with working shutters. Located to the rear, the Sitting Room provides a second adaptable public room, well placed for use as a formal dining room if required as it enjoys easy access to the kitchen. There is a window seat set beneath the triple sash and casement window, plus there are further windows to each side of the beautiful black marble fireplace. As in the drawing room, the ceiling is finished off with ornate plaster cornicing, the windows have working shutters and there is also a purpose built book/display cabinet built into a recess. Set to the rear lies the well proportioned Kitchen, which is comfortably large enough for breakfasting/casual dining and equipped with a good range of units, with space for all usual appliances and a modern touch given by brushed steel splash backs. Double doors open to under stairs storage with the circuit breakers and meters. A door accesses the glazed rear porch which has a tiled floor and includes a useful and well appointed WC.

The carpeted staircase is lit by a glazed ceiling hatch to the attic and sweeps round and up on to the spacious landing which features a small cupola and original woodwork. The gorgeous Principal Bedroom has a closed off fireplace with windows to each side and in addition there is a box bay window. The décor and carpeting create a tranquil ambience. Bedroom two is set to the rear features a closed off fireplace and a bay window, plus a window with seat below facing onto the terraced gardens. The third bedroom is set to the rear, has a small closed off fireplace, a six paned astragalled window and a range of built in wardrobes. The fourth bedroom would suit well for use as a study or nursery and it too has an astragalled window, looking to the front and providing a fine outlook towards the town and to the rolling hills that lie beyond. A hatch accesses

the attic and double doors open to a small built in wardrobe. The family Bathroom is nicely appointed, presented in a style in keeping with the period including a chunky chrome radiator/towel rail and wood dado level panelling. The shower cubicle is a good size and has contemporary shower fittings including a rainfall shower head, plus pull out hand held attachment. There is also a china basin, a WC and a bath with corner set tap and rinse attachment.

Outside:At the end of the drive leading to the property there are sandstone pillars creating a pleasing appearance. The drive includes a tarmacced sweep in front of the house and there is space to park at the side of the appealing two car oak fronted carriage house. Wide stone steps lead to a terraced area by the front door and a path runs round the side to the beautiful garden, formerly a tennis court now a terraced lawn bounded by an impressive range of mature trees giving a superb level of privacy whilst retaining views onto the Eildon Hills. Additionally, behind the house lies an elevated garden, which includes well stocked flower beds and borders and is partly walled. A handy garden store is tucked in one corner.
