HOA Fees and event pricing as of April 9th 2019

Effective November 2019 HOA event pricing has changed as follows:

1. Price to HOA member will be ticket price for the event as decided by the host 2. Price to guests of HOA member who is not a resident of Swan Lake, event ticket price plus $1.00 3. Price to non HOA member who is a resident of Swan Lake, event ticket price plus $8.00. 4. Guests of non-HOA members would also pay the ticket price plus $8.00.

Third Annual Veterans’ Day Parade On November 11, 2019, we will have a gathering of veterans at the community center. After coffee at 11:11 am we will honor our veterans then follow with a golf cart parade around the community. A free lunch will be served at the community center.

Shufflers, the courts are ready for play this winter. Carole Fitzgerald is the contact person who will need help prepping the courts every Thursday night for play. Our beloved, Roger McClure, who handled the court prep for years has left the park returning to Ohio. We need someone or everyone to step up and take Rogers place. New HOA Aluminum Can Program A suggestion to was made to start a recycling program for aluminum cans. The HOA board, after due consideration, has agreed to give its support to this program.

Please collect your rinsed soda and beer cans in a trash bag. We now have a fenced area next to the HOA shed on Shady Lane. Place your bag of tied cans over the fence and we will take it from there.

Our goal is to have the best qualified residents representing our community. All interested candidates must have been an HOA member for at least one year.

Our HOA president, Ric Tyrer, with approval from the board, has joined the Federation of Manufactured Home owners of Florida. By joining, Ric receives a monthly newsletter keeping us informed of any Florida Mobile Home 723 updates or changes to the law. We also get a wealth of information on what’s happening around the state plus legal assistance if we need a question or issue addressed. As a board we are doing our best to stay focused for you, the residents of Swan Lake Village making sure our HOA follows proper protocol.

Fall 2019 Courtesy Meeting with Management Capital Improvements

• Management addressing pool deck issue and will remove black mat. • Adding to solar light poles, Ivory Circle & Shady La. near HOA shed. • Community roads will be a long-term project. • New PA system plus four new microphones for PA system. • Adding an electronic projector and screen in the community center. • Evaluation of the fence line on Shady and West. No time table set.

Maintenance

• Hazard Call: Use communication system to address major issues in the

community such as pool closed, water off, storms etc. Fill out information sheet and submit to management. Form loacted page 13.

• Management will be enforcing the maintenance $50.00 rule as stated in the

prospectus. If you do not trim around your home etc. they will follow the Florida law and prospectus will be followed.

• Two additional speed bumps to be added on Swan Drive. HOA shed area to be

trimmed by maintenance.

• Management is addressing shutoff for each street. Project is on going.

• Pond water irrigation filter system will be maintained monthly.

• Management will consult with local lawn companies to see if they can work out a program for the best possible pricing if a resident wants to reseed or sod their lawns.

• Move the three flower pots in front of the community center.

• New golf cart cover and additional bike rack to be added.

• Review some of the large tropical trees in the community to see if they can be

trimmed when the queen Plams are trimmed yearly.

• Maintenance will address grass growing in streets.

• Update the new resident check list to assist the Welcome Committee.

• New office hours: Monday thru Friday 8 to 5 PM. Saturdays 10 to 2 PM. When both office workers are present, lunches will be staggered for coverage.

• Evaluate the Corporate mailing list for all residents. More information to follow.

News from Management to HOA Outside electrical boxes have been inspected and those needing theirs replaced will be contacted. They must be made available to the electrician. Some have shrubs or items making it impossible for post and box to be replaced. Please keep shrubs and debris clear of post. Also, your mushroom cap (outside sewage clean out) must be made accessible to maintenance so keep that area clear. Please, do not park overnight in the street. If guest staying over sign them into the park and get a parking pass. Question contact office. HOA has been informed that the community center is not to be used as a hurricane shelter. Manatee County has designated shelters if you need to evacuate. Lawn Maintenance: Please follow the Manatee County watering schedule. You are only allowed to water on your scheduled days. ODD number lots Wednesday and Saturday EVEN number lots on Thursday and Sunday. Exception for new lawns or seeding your lawn notify Manatee County. Do not water on Mondays, Tuesdays or Fridays. Pets are required to have a county license and be up to date on shots. Please send updated information to management. If something happens on your property with a pet you are responsible. Please refer to your Swan Lake Prospectus regarding liability insurance.

What’s been happening this summer? All community light poles have been upgraded to a brighter bulb and are more energy efficient. Huge thanks to Jeff and Sonya Wolfe for heading up the chair committee. Those who never sat on the community center chairs have no idea what a difference some padding makes. Thanks to all of the helpers who assisted them. HOA board approved a pizza party for the chair team. Many thanks for management supplying material. Management has trimmed the trees along Shady and West Lanes. Palm trees were trimmed in June to eliminate those annoying berries that clutter the streets and grounds. Community pool now has a rope with bobbers to separate the deep-end from the shallow. This was mandated by the county. Management has also added four more lounge chairs plus refurbished the old with new webbing. They look great. Community game room has been completed. Two poker tables, bumper pool table, exercise equipment and new cabinets were installed to store the HOA event material. What a nice clean look we now have. For those on diets we even have a scale. The Waves and HOA membership dues box are now located on the HOA bulletin board in the community center lobby. Thank you, Mo Daley. Outside sandwich board reminds us what’s happening and upcoming events. Remember, if you see something on the board check bulletin board in the community center for more details on that event. I have been playing around with some ancestry research for a couple of years and have had a lot of success. I would very much enjoy sharing a few things I've discovered with anyone interested in learning more about their ancestors. Also, I can direct you to some free websites that provide

Over the summer we had some water line breaks due to FPL doing work and management used the HAZARD system to notify us. It worked great. If you’re not getting results from management after submitting a service request form please contact our HOA Liaison, Mo Daley, G-02 Bamby La. 941-251-4295 or email: [email protected] before submitting a second request. Those who walk or ride their bikes early mornings or late evening need to have a light with them. Bikers, have a front and rear blinking light. Walkers a flash light that blinks on and off and a reflective item. If you open an umbrella in the pool area please close it. It’s not the responsibility of the pool cover people.

Christmas Golf Cart Light Parade All you golf cart racers get pumped up for our third annual Christmas Parade. Open to anyone in Swan Lake Village who would like to decorate their golf carts. The more the merrier. Last year we even had a motorcycle decorated and Lea West got her first ride ever on a bike. When: December 19th unless it snows. Meet at the community center 6:30 PM. In the past few months I have received numerous complaints concerning violations of Park rules & Regulations. Swimming pool issues, guest must register, pet issues, nothing stored outside your home or shed, no overnight parking on streets, no parking on lawn, don’t water Monday, Tuesday or Friday and our biggest issue speed limit in the park 15 MPH. (Seems back in 1998 they had the same issues we have today)
