Archer Humphryes Architects is an expert in the design of hotels, restaurants, residences and resorts. Set up in 2002 by David Archer and Julie Humphryes, the practice’s work is primarily focused on designing ‘lifestyle’ spaces for eating, drinking, sleeping and being seen, created in both new and historic builds. Recent projects include Great Northern Hotel in London’s Kings Cross and Chiltern Firehouse in Marylebone.

Heritage Architecture was originally founded in 1948 and was taken over by Stephen Levrant in the 1990s. The Clapham Grand, Clapham - Located opposite Clapham Junction station, The Clapham Grand is a Grade II listed building originally designed by Earnest Woodrow. The Victorian building has been fully refurbished and now hosts weekly club nights, eclectic live music and comedy nights.

HISTORY

1900It began its life as The Camden Theatre, officially opening on Boxing Day 1900

1909It was renamed The Camden Hippodrome and reopened as a‘variety theatre’

1913 – 1940The venue became a cinema, before temporarily closing during the War

1945The building became a BBC Theatre, hosting famous shows such as The Goon Show

1970The venue was reincarnated as The Music Machine, finding itself at the heart of the Punk revolution in London

1972The building was granted Grade II listed status

1982It became Camden Palace and the ‘New Romantic’ scene found its home

2004The venue closed for much-needed refurbishment

2004The venue reopened as KOKO. Since then, well-known musicians and artists, such as Noel Gallagher, Kasabian, Coldplay, Amy Winehouse and Kanye West have performed there. The venue is also a recognised platform for upcoming artists and prides itself on hosting the best new talent in music

Present dayA proposal is brought forward for the refurbishment of the existing KOKO venue and redevelopment of buildings to the rear. The development will be integrated with a hotel, bar and restaurant to create a mixed-use symbiotic scheme in order to ensure the venues’ uses are protected for future generations.

KOKO (previously Camden Palace) has been at the heart of Camden and the live music scene since 1900. This development is the latest in a long history of the building’s evolution over the past century.

KOKO has been open for 13 years and is in need of refurbishment. It has been at the heart of Camden and the live music scene in London for over a century and must evolve to keep up with changing demands.

THE SITE

The site consists of KOKO and a cluster of buildings located to the rear, including the Hope & Anchor pub, 65 Bayham Place and 1 Bayham Street.

The site has excellent transport links and is located opposite Mornington Crescent Underground Station, which serves the Northern Line (Charing Cross branch), as well being served by a number of bus routes.

The site is located within Camden Town Centre and the Camden Town Conservation Area. Surrounding streets are characterised by three-storey buildings of varying age and quality. KOKO itself is a Grade II listed building. There are other listed buildings in the vicinity that are not directly adjacent to the site.

PROPOSALS KOKO, CAMDEN HIGH STREETThe scheme proposes the sensitive restoration of KOKO and its façades, while providing a new small 32-room boutique hotel with restaurant, recording studio and a rooftop terrace.

The development will bring many benefits to the local community as well as a ‘ripple effect’ of economic benefits to Camden businesses.

The copper dome above KOKO, which is currently licensed, will be refurbished as part of the scheme as a new bar

The plans will restore KOKO’s façade along Camden High Street, to reinstate original openings facing Camden High Street and improve the façade overlooking Crowndale Road

KOKO’s internal back of house areas, to the northern elevation of the site, will be reconfigured to support the new hotel

The cupola, an architectural feature above the dome, will also be reinstated as per the original architect’s drawings.

THE HOPE & ANCHOR PUB

The site, which is now occupied by the vacant Hope & Anchor pub, has been in use as a public house since 1875. The pub has undergone a number of minor internal alterations over the years

The pub will retain its ground floor tiled and terracota façades. The existing windows on the first and second floor will also be retained and refurbished.

The Hope & Anchor pub closed in November 2013. Following closure, squatters gained access. They were evicted in April 2016 and measures have been put in place to prevent them returning, including live-in guardians

65 BAYHAM PLACE AND1 BAYHAM STREET

The buildings on the corner of the plot behind KOKO are currently vacant. They were previously used as offices. The buildings first took shape in the early 1800s and were used for sheet metal production during the late 19th Century until the early 20th Century

In 2015, planning consent was given for the conversion from B1 office use to residential, providing three new apartments. The new 32-room boutique hotel will take in the existing site of 65 Bayham Place and 1 Bayham Street and will be designed to complement the streetscape

The redevelopment will cover the ground floor plus four storeys. The top floor will be the rooftop lobby and will be set back from the existing parapet, to provide a new terrace

The hotel will allow guests to have direct access to the KOKO stage and auditorium

The façade of 1 Bayham Street will be retained.

Mike Hamer, Operations Manager at KOKO, is an active member of the Camden community and sits on the following Groups:

Since restoration in 2004, KOKO has been committed to sustainability and won ‘Environmental Excellence in Camden Organisations’ (EECO) for Innovation in Waste Management Recycling. KOKO recycles 98% of all waste that leaves the premises. In 2016, KOKO achieved the ‘Camden Climate Change Alliance Going Green Mark of Achievement’. KOKO has teamed up with ‘The Carbon Trust’ and ‘Better Climate for Camden’ and has switched to a green energy supplier with the aim to reduce the release of CO2 into the atmosphere. KOKO promotes equality of opportunity for people with disabilities. KOKO works closely with ‘Attitude is Everything’ to improve deaf and disabled people’s access to live music.

All senior KOKO staff undertake Disability Equality Training and KOKO has its own Action Plan, achieving silver charter level on ‘Attitude is Everything Charter of Best Practice’.

KOKO is working with London Borough of Camden to expand KOKO’s community outreach programme to bring schools and education initiatives into the premises.

Winner of ‘Best Night Out’ in 2016 and 2015 by Kind of Camden Awards.

Voted ‘London Live Music Venue of the Year 2014’ and runner up in 2015 by London Lifestyle Awards.

MATERIALSREFURBISHMENT TO KOKO

The principal façade will be redecorated to match its original appearance. The doors and windows will be stripped back or replaced to match the original architect’s drawings.

THE HOPE & ANCHOR PUB

Careful repair work will be undertaken to the elevations. Existing materials such as glazed brick and ceramic frieze will be retained. New work will be carried out with reclaimed London stock brick, render, slate and reconstituted stone to complement the existing streetscape.

65 BAYHAM PLACE AND 1 BAYHAM STREET

The new hotel elevations will be stepped back from street level. The corner building is expressed in red brick, set on a base of blue engineering bricks. The window openings are large and the windows have steel frames.

ROOFTOP LOBBY

This is a largely glazed structure. It is carefully detailed and scaled with steel doors and windows using crittal sections and a decorative overhanging eaves detail. The lobby will sit comfortably above the 19th Century theatre and the adjoining dome.

The new elevations to Bayham Place are organised within an exposed steel frame. Steel windows provide light to the living areas and the panels are detailed in green glazed brick panels.

Vevil International

A Construction Management Plan will be submitted for the construction phase of the project. We will update the community throughout the planning process as well as during construction.

Construction sites and companies registered with the scheme are monitored against a Code of Considerate Practice, designed to encourage best practice beyond statutory requirements.

The Considerate Constructors Scheme is the national initiative set up by the construction industry to improve its image.
