    WEKIVA COVE GUIDELINES REGARDING FENCES(Revision date: September 19, 2007)

    Definition: Fence - a structural or physical barrier used to divide property.

    General Provisions: All fence installation, alteration, or additions shall require the prior

    approval of the Architectural Review Board (ARB). Application forms can be obtained

    from the management company. An application must include:1. A copy of the homeowners lot survey and a site plan that shows the relationship

    of the property and the proposed placement of the fence.

    2. A description of the proposed fence including the fence style, dimensions, with asample of the material and color.

    All fences are to be well maintained. This includes being free of mildew and stains,

    cracked or rotting wood, missing portions or leaning portions. In the event a fencebecomes deteriorated beyond repair, the homeowner must remove the fence. Unless

    otherwise required by our Covenants & Restrictions or by State/County statute, the

    homeowner is not required to replace the fence being removed.

    Design Guidelines: Vertical wood, split rail, ornamental wrought or cast iron, PVC, and

    Hardie board fences are permitted. Vertical fencing should be of a board on board,

    stockade, or shadow box design with a vertical board width of 4 to 6 inches. Decorativelatticework fences will be considered for patios or other enclosures. The finished side of

    the all fences shall face to the outside of the lot, so as to be visible as viewed from the

    properties surrounding the lot upon which same is constructed with the rough sidingfacing the residence.

    1. Wood fences. Wood fences shall be constructed of pressure treated lumber and

    be painted or stained to retain a natural wood appearance. Color selection forfencing must be approved by the ARB. All wood fences shall be installed in the

    manner described above.

    2. PVC fences. All such fences shall be made of commercial grade PVC and beconstructed entirely of PVC boards, posts, and nails. Such fences shall be similar

    in style to wood fences and be installed in the manner described above. The

    color of non-white PVC fences must be approved by the ARB.3. Hardie Board Fences. Hardie Panel vertical siding will only be approved for

    fences when used in conjunction with Hardie Trim planks to create a vertical, 4 to

    6 inch width, board on board effect. Hardie Panel fences less than 6 feet in heightmust be capped with Hardie Trim planks. Hardie Plank lap siding may only be

    used as a fencing material when both ends of the fence are connected to the sameside of a house and that side has horizontal siding that is similar in size and profile

    to the Hardie Plank lap siding.4. Wrought iron ornamental fences. Wrought iron or cast iron ornamental fences

    will be permitted only around patios or pools, not on the perimeter of a lot. The

    color must be black or the same color as the home if approved by the ARB.

    5. Chain link or wire mesh fences will not be permitted with the exception of small

    areas for pet containment. They must be camouflaged with another fence or

    landscaping, and concealed from street view.6. Maximum height for the flat top edged fences is 6.0 feet. Dome top edges may

    be up to 6 feet, 9 inches at the peek of the dome. If a fence measures a height

    differing from his neighbors existing fence, a graduated connection section shallbe installed to allow for a smooth transition of sight line.

    7. Ornamental post tops may not exceed 6 inches in height beyond the uppermost

    edge of the fence top, and must be of the same color as the fence.

    Placement: Fences are to be natural in appearance and complement the general property

    design. They must be in harmony with surrounding properties and may not obscure theprincipal view of the neighboring properties. . Front facing fences must not extend

    beyond the front elevation of the house. Side and rear fences shall be placed in

    accordance with the property line as shown on the lot survey. The fence must be joined

    to the neighbors fence if such exists, with his agreement. Fencing material shall not befastened to natural objects such as trees, bushes, or rocks. If a property parcel contains a

    utility easement, any fence erected on said easement risks being removed by the affectedutility company at the homeowners expense if utility access becomes necessary. If the

    homeowners property abuts a Wekiva Cove common area, care must be taken to assure

    the fence is installed completely on the homeowners property line and does not extend

    into the common area. No fence shall be installed in a manner which obstructs sight linesand elevations between two and six feet above the road ways on any corner lot within the

    triangular area formed by the street property lines and a line connecting them at points

    twenty-five (25) feet from the intersections of the street lines, or in the case of roundedproperty corner from the intersection of the property lines extended. The same sight-line

    limitations shall apply on any lot within ten feet from the intersections of a street property

    line with the edge of a driveway or alley pavement. All fences must adhere to SeminoleCounty codes where applicable.

    Addenda: Once more than 50% of a fence installed prior to the adoption of these

    guidelines is removed or replaced, all replacement and repair of the fencing on that lot

    must then adhere to these guidelines.
