originally founded as a World War II veterans home grant area .
Lane Cove North had a population of 9,337 residents at the 2011 census .
The suburb is located to the north
and east of Epping Road and the Pacific Highway marks its eastern boundary . The surrounding suburbs are Artarmon to the east, Chatswood West to the north, North Ryde to the west and Lane Cove to the south .

welcome to lane cove northMany suburbs claim to “offer it all” but Lane Cove North’s success as a lifestyle and investment destination proves that it is the real deal . It is the closest “green” suburb to Sydney’s CBD .
In truth, the suburb’s desirability is part accident and part design . Sydney’s lack of planning has historically seen haphazard growth patterns and no-one could have envisaged that Lane Cove North
would find itself at a crucial hub in the city’s transport network .
Lane Cove North’s appeal with residents is based on its undoubted lifestyle attributes . The Lane Cove River, which forms much of the suburb’s northern border flows from National Park land and the heart of a vast green belt in the north shore’s affluent suburbs . Lane Cove North is quiet and green yet on the doorstep of shops, restaurants, jobs, transport
and leisure facilities . The Gore Hill Expressway offers access to the Sydney CBD in a matter of minutes with Kingsford Smith Airport a mere 15 minutes further driving time away .
Sydney’s great growth channel to the northwest of the CBD funnels into a focal point for transport and jobs around the Lane Cove hub . Lane Cove North and Lane Cove itself lie next to the intersection of Sydney’s major northern and northwestern
arterial roads, being the Pacific Highway and the M2 Expressway . The Gore Hill Freeway and Epping Road also support access to popular Lower North Shore residential, industrial and shopping zones . Lane Cove North and Lane Cove itself have differing attractions for residents, with Lane Cove offering a more urban fringe lifestyle with it’s central mall, shops and restaurants, while Lane Cove North, only five minutes away, is a quiet and green counterpoint .
City fringe to the south, pristine bushland to the north

There are major business hubs in the vicinity, offering employment opportunities from executive to entry level . Lane Cove West Business Park falls within the Global Economic Corridor ‘s “Global Arc” identified in the New South Wales government’s metropolitan strategy . This will build on the strong economic corridor between Macquarie Park and Sydney airport and aims to create 150,000 new jobs in that zone in the next 25 year period .
Lane Cove West Business Park is popular with many major companies, in particular technology and telecommunications firms . Businesses with a presence in LCW Business Park include Cochlear, Samsung, Neutrogena, Freedom Furniture, Motorola, Hutchison Telecommunications, Logica CMG, Netcomm and Doubleday Australia .
Macquarie Park is a major centre for business in Australia and the state
of New South Wales . The corporate prestige, close access to facilities and aesthetically pleasing environment is an attraction for many corporations . It provides employment for around 40,000 workers, making it the fourth largest concentration of jobs in NSW after Sydney CBD, North Sydney and Parramatta .
The suburb is home to aspirational and relatively affluent residents with family incomes more than 50%
higher than the national average . Over 70% of employees work in a professional, managerial or clerical and administrative capacity, with 55% working more than 40 hours per week .
Over 30% of employed residents commute to work by public transport, which, at around three times the national rate underlines the quality of services available to the suburb .

zoning and planning
The closest “green patch” to Sydney CBD has been evaluated as a zone with ‘special environmental value’
The Mowbray Precinct has been re-evaluated to the status of an E4 Environmental Zone . Zone E4, Environmental Living is generally intended for low impact development of land with special environmental
or scenic values .
The selection of the Mowbray Precinct as appropriate for this level of zoning reflects both an imperative to create greater residential density in
the suburb and a recognition of the value of the natural environment
As mentioned above, the organic and unplanned nature of Sydney’s evolution has seen Lane Cove North
become amongst the most successful blends of lifestyle and location within the massive urban conglomerate .NSW Department of Planning and Infrastructure has deemed the suburb to be ideal for housing more residents

on the basis that it is so well served by transport and access to amenities .
The identification of the Mowbray Precinct as worthy of “environmental living” zoning status is largely due to the presence of Stringybark Creek
and Batten Reserve on its southern fringe .This belt preserves the natural character of the precinct by ensuring that the area has a green fringe between housing and any major road or development .
The suburbs of Lane Cove and Lane Cove North have enviable location based claims supporting development of 25% greater residential density .For the 6 suburban blocks that comprise the Mowbray Precinct to have been
considered worthy of additional environmental protection confirms how rare is it to find an enclave of this quality so close to Sydney CBD .

represents an opportunity for investors to recognize three strong themes driving values in strategic locations around Sydney .
The first is a trend for professionals to downsize in order to be closer to their
places of work . This is particularly prevalent on the CBD fringe and in suburbs to its south . offers one of the closest opportunities to Sydney CBD on the north side of the harbour .
The second trend is to be closer to transport links themselves . Sydney’s transport infrastructure has become increasingly strangled as the city sprawls, but the Lane Cove area provides one of its few effective hubs .
Thirdly, environmental sensitivities are now so important to residents that new city fringe developments go to great lengths to create green and peaceful zones . The Mowbray Precinct illustrates this as nature intended .

The perfect blend of affordability, access and lifestyle
covelanecove.com.au
first home buyersIn addition to affordability, the most typical concerns of first home buyers tend to be access to transport, places of employment and lifestyle facilities . All of these are particular strengths for the .
Demographer Rebecca Huntley has listed the criteria for a young mother to raise her family in any location as – good childcare centres and schools, parks and safe outdoor areas for children and for exercise,
a good supermarket and other specialty food stores (a butcher, a baker, and a veggie seller), a few nice cafes and somewhere decent to go for a meal other than the pub and the Chinese take away, a decent GP,
a physiotherapist, a decent hospital and something to entertain the kids that doesn’t involve a screen . over delivers on all these facilities, explaining its popularity with young families .

Downsizers tend to share many of the same needs as first home buyers, with the exception that they value access to family instead of access to jobs .
’s central position and superior access to transport makes all areas of Sydney reachable with relative comfort .
In many ways, is a case study for downsizer appeal . Essentially it offers affordable comfort within a green and centrally located environment .
The suburb’s many parks and playgrounds are the ideal outdoor space to entertain young children and grandchildren .
