these guidelines, you’ll enhance the attractiveness of your property and reduce the time it takes to

First ImpressionsHow your property appears from the outside is important.Ø Clean drivewayØ Freshly mown lawnØ Trimmed hedgeØ Look at condition of Windows,
shutters, screen and guttersØ Does the property need painting?Ø Make sure front door and any
windows are spotless including doorknob
Cleanliness CountsOnce inside your property, cleanliness is important. Ø Most important is front hallwayØ Kitchen and the bathrooms. Ø Do a room-by-room cleaningØ out-of-sight The state of the carpets can also be a determining factor, have your carpets cleaned, if they are worn, it’s wise to replace
Less is MoreØ Clutter makes a poor impression. Ø Get rid of, store or donate

What it Takes to ShowThis page describes what it takes to show your property.
Scheduling the ShowingØ Coordination is the key.Ø All sales associates from our firm or a
cooperating broker will contact you to schedule an appointment.
Ø You will be notified of the timing, and, if it’s acceptable, the appointment will be confirmed.
Ø If you can’t be reached, the showing will proceed.
TimingØ Ordinarily, you’ll get plenty of notice about
an appointment request.Ø For buyers that want to view ASAP or a
change in schedule, you’ll be given as much notice as possible.
Special InstructionsØ Information on pets, parking, security,
etc. will be listed in your property file.Ø Sales associates wanting to show the
listing will receive a copy of the instructions.
The ShowingØ If you’re not on hand during a showing,
the sales associate will use the property’s lock box to enter. If you’re available, sales associates will introduce themselves and give you a business card.
PrivacyØ Limit the number of people at home. Ø Let the buyer roam freely and discuss the
property with the sales associate without interruption.
Ø A properly briefed sales associate will know the buyer’s needs and will be able to point out the features that meet the requirements.
Contact InformationØ If you’re not available to approve an
appointment request, leave a phone number where you can be contacted so you can be notified immediately about an offer.
PreviewsØ Occasionally, sales associates may
schedule an appointment to view your property without a buyer. By familiarizing themselves with what’s on the market, they will be an excellent position to alert a buyer to a property that fits the bill.
Unscheduled AppointmentsØ Appointment requests must be made first
through your listing agent.Ø Ask any people who show up without an
appointment to contact the listing agent to request a showing. Even if the person identifies himself or herself as a licensed sales associate.
