vWe’re pretty excited about the house on our cover.

Mostly because it’s as eco-friendly as a house gets. Partly because it contains a tantalizing X factor—

which we’ve blood-sworn to keep under wraps. So we won’t discuss it further. Except to point out that in

the language of lifestyle magazines, both are sheer poetry: the Unspeakable X Factor and the house itself, a titanium-clad LEED Platinum-certified showpiece in western Ventura County called 3 Palms (page 20).

Thankfully, the house angle is strong enough to ease the pain of keeping mum. And we did manage to infuse some flesh and blood (although not the owners’) into the article, interviewing a couple key players rather than regurgitating specs and architectural jargon.

Some years back, I received a searing email from a reader who didn’t approve of our cover story spotlighting Larry Hagman’s solar-powered house in Ojai. Never mind that Hagman was one of Ventura County’s most compelling characters. Or that he’d managed to strip his electric bill down to almost nothing ($13 for the entire year 2006). She was miffed because he was rich.

When the smoke of her resentment cleared, we bandied sentiments and opinions, essentially agreeing to disagree. Nothing wrong with that. One of my points was that such a house, while financially out of reach for most of our readers, illustrates potential; it shows what can be done.

In the case of 3 Palms that was precisely the owners’ intent: to create a “model of green living.” Every stage of construction was documented. Marketers were hired. And in the coming months and years, the Unspeakable X Factor’s star power will help spread the gospel of domestic sustainability.

Can I afford to build something like this? Pffft! I pump a fist when the county reassesses our rustic abode and slashes

a few bucks from the property tax. My car is old enough to drive. And vote. But just as cell phones were once the provenance of a deep-pocketed few, cutting edge green technologies of today will inevitably become commonplace in the future—assuming we get there.

I’m not advocating trickle-down green, or suggesting that wealthy people set the bar for societal benevolence. To be sure, I’ve learned more about altruism and clean living from the poor than the rich. When a person with fame and financial means uses those resources in a positive way, however, I find it commendable. Certainly worthy of editorial coverage. Nuf said.

A local artist did and has gotten good ink for a few of her friends, like Christian McCord, who’s pad on Poli (page 39) is compelling not just for its fairytale charm but because she styled it herself, transforming a drug den into a warm, family-friendly cottage.

Another tip led us to the home of Tom Archbald and Manuel Marquez (page 15), where landscaper Richard Sanders created something of a suburban oasis on an average residential lot.

That property abuts the Pacific View Mall rather than the Pacific Ocean. The Sears parking lot, to be precise. It’s no contemporary masterwork, just a thoughtfully designed local dwelling with an immaculate garden.

You’re not likely to see this one in other magazines. It’s not 3 Palms. But still, we like it. It shows what can be done with a little money and a whole lot of savvy.

The agency recently celebrated the opening of its Ojai office with a Ribbon Cutting ceremony, attended by representatives from the medical community, Ojai chamber, local government, and Livingston staff and supporters. The new Ojai office joins Livingston’s corporate office in Ventura and their branch office in Thousand Oaks.

Small Garden, Big StyleGrowing an oasis in the desert of suburbia.

if Ralph Waldo emerson didn’t say “bloom where you are planted,” he should have. The quote is lost to history, but it fits the Transcendentalist writer’s ethos well—and it is attributed to him. It also fits the ethos of

Tom Archbald and Manuel Marquez’s home in Midtown Ventura: a 1929 bungalow with a colorful garden flowing through the confines of a limited space.

“When Tom and I looked at the house, it had promise,” said Marquez, a retired physician. “But it was overgrown with a trellis, ficus plants, and a white picket fence. There was a little benign neglect, but we saw more. It is small, but it’s also airy and light.”

The pair bought the house in 2009 and moved in the following spring. They hired Richard Sanders, a Ventura landscape designer, to complement the work they’d done on the 1,000-square-foot structure. “It took two-and-a-half years to finish,” said Marquez. “It feels like longer.”

The Spanish-style house with new floors, windows, and kitchen is now part of the garden that surrounds it. Light and air fill the interior, thanks to the addition of windows in every room. “We had a wonderful coincidence

in that our neighbors, Matt and Monica Huntington, designed the renova-tion. Matt is an architect and we worked with him to make the changes,” Archbald said.

A ramshackle detached garage was updated and transformed into usable space, with room for two cars and a 375-square-foot office for Archbald, a practicing psychotherapist. “There’s kind of a need to recharge and refocus,” said Marquez of his and Tom’s jobs. And it’s not all about large and open spaces; it’s about light and color, sense and flow.

Archbald lived for a time in Southeast Asia, and Marquez is of Latin-American descent. Both backgrounds inform the décor of the house, while simple American furniture fills the rooms. But it is looking through the windows at the surrounding garden, a kind of Midtown oasis, where one captures an almost Hollywood movie magic. Outside each one, a series of hanging baskets abundant with colorful flowers occupies the vista. Impossible chartreuses and reds, simple blues and purples fill near-ly every view from the house.

center piece next to an outdoor kitchen and reclaimed wood deck. Dymondia grows between the flagstones of a walking path. Manzanita, jasmine, wildflowers, and lavender give way to thicker bushes and tall grasses, and eventually to willowy palm trees. A Buddha statue watches over the gar-den. The layered effect draws eyes across the space, and the trickle of a fountain, the quiet of the greenery, and the many colored plants offer respite along the main path toward the garage and Archbald’s office.

You’d never know the Pacific View Mall was on the other side of the back wall, which is covered with hanging plant containers. “The Sears parking lot is right on the other side,” said Archbald, “but [my] clients are awed when they walk in here. They talk about how calm they feel … Light, color, and natural beauty: those are the three most important ele-ments.”

Inside the house, the first thing Sanders did was take all the curtains down. “I want light,” he explained, echoing the senti-ment of Archbald. “And I want something attractive outside

every window. The more views you have, the more space you have.”

Coleus and ornamental kale, large iresine and oxalis with purples and yellows, chartreuses and fuchsias line the walk-way around the back of the office. Begonias adorn the path as well. And they’re all visible through the many windows. “We wanted to be expansive; it was important to pick doors that allowed the outside and inside to come together,” said Marquez. “In fact, the city originally rejected our plans because there were too many windows and they felt there wouldn’t be any efficiency. So we had to go back with sta-tistics and data to show them that the windows held in heat and cool air.”

The driveway is comprised of sand-based bricks in a her-ringbone pattern, leaving room for a bioswale down the middle, with low succulents, red flowers, and fescue splitting the tire paths. The front yard isn’t really a yard, per se, and in California that is the way most landscape designers think it should be. Palm trees were left as they were, but Sanders

planted a new series of layers and colors. “Lavender, thyme, mimulus—or native ‘monkey-flower’—more fescue, cordyline, purple sage, and euphorbia are all over here in the front,” Sanders said. He allowed year-round color to fill in the middle and around the edges. Seasonal greens and patterns come and go. A man-made creek allows for drainage while separating the garden and native buckwheat, lambs ear, and blue oat grass. Matilija poppy and manzanita fill in the layers as well, and attract birds and insects.

“It’s the movement that Richard designs that really is attractive,” said Archbald. “It’s a matter of letting the garden speak for itself and invite all comers.. v

The backstory on this 2,450-square-foot, custom-designed beach house (built on an 80-by-40-foot lot) in western Ventura County reveals the

road from vision to construction to completion. Preliminary “green meetings” for the LEED Platinum-certified dream project included engineers, the designer, the architect of record, the builder, and, of course, the homeowners—not to mention a whole lot of patience, with a dash of trial and error thrown in for good measure.

Leslie A. Westbrook: When did this whole project begin?

John Turturro: I met the owner through his sister, whose home I had designed the landscaping for. He decided that I could bring a creative compo-nent to his project and we began working together in 2008.

Bryan Henson: Allen Associates came on board in 2009 as the LEED-accredited professionals for the project to help in green consulting, in addition to the beach construction possibilities, scheduling, etc. What came about was edu-cating the owners about LEED. The owners became excited, so we needed to be brought in early on.

LAW: What were your roles in creating 3 Palms?

JT: I was responsible for the initial architecture; interiors, which included the lighting design and controls, the kitchen, baths, and cabinetry throughout; all the surface materials and finishes; and landscape design.

BH: Keeping the clients goals on the forefront. We were the sustainability keepers.

LAW: Tell us more about the process of working with this particular homeowner.

BH: Part of the owner’s ethic was to be as responsible as he could. He wanted to build a high-end beach house for his family that was durable and sustainable. The target was LEED Platinum, the highest level of Leadership in Energy and Environmental Design (regulated by the U.S. Green Building Council). In early meetings, we looked at key components in order to meet sustainability goals. Primary goals included durability, indoor air quality, and energy efficiency. We spent a lot of time looking at the house as a whole, as opposed to individual com-ponents. Durability was really important since it was set right on the sand. We wanted to avoid costly maintenance. We scrutinized every material that would stand up to the hard salt environment.

LAW: Did you have ‘rehearsals’?

BH: We had lots of dress rehearsals. Lots of things were explored that were not

put in the project, but the best ones were. For instance, testing the constructability and cost of certain materials. We took the design intent and then had to figure out how to do it at a price point the owner would approve that met both the design and sustainability goals.

JT: We would spend a great deal of time together reviewing and revising my design drawings until we had reached a plan that we knew was good. I have always thought that if the plan is good, the building will be good. Architecture is three-dimensional. Once the floor plan is in place, the building volumes must be decided.

LAW: Were there any surprises?

JT: A designer works closely with clients, so the only surprises are innovations he presents at design meetings, nothing on the finished structure itself.

BH: We all worked together to minimize that. We held weekly design meetings throughout the project in order to avoid surprises.

LAW: Going into the project, were there boundaries or limits?JT: In the design process, a good designer needs be willing to say no to the cli-

ent, not just yes. Sir Alec Issigonis, designer of the Morris Minor and Mini Cooper automobiles, famously said, “A camel is a horse designed by a committee.” Additionally, the work expands to fill the time allotted to it. If you allocate three months to come up with a design, you will spend that amount of time. You have to have an end date.

BH: By and large I am a believer in simplicity, and in most instances the client was on board with that. For instance: a gate latch with one moving part. We got really tricky on how to access the roof; home automation is great, but there is a point when it may get too complicated for the needs of the house.

LAW: So everything worked out as planned?JT: In the end, the home is every bit of my design aesthetic and theories, but it is also the whim of my clients, who were enveloped in the design process.

BH: We approach this sort of project as if it should be fun. And this one was. For the contractor and homeowner, trust is very important: a relationship of honesty and respect. If you have that, you can get through anything. Construction can be hard and stressful, but it doesn’t have to be. v

Shabby Goes ChicOnce a neighborhood eyesore, a 1924 Tudor cottage in Midtown Ventura shows what a bit of

Christian McCord sees beauty in the most unlikely places. Driving down Poli Street one day in 2005, on a route she’d taken many times from her home in Santa Paula to visit her in-laws in Midtown Ventura, a “for-sale” sign

in front of a rundown old house caused her to hit the brakes.“I always called this the yard sale house, because they had yard sales all the time,” she

recalls. All the windows except two were busted out. The yard was overgrown and full of

weeds. But McCord had to have it. After a fair amount of persuading, she and her hus-band, Bryan, made an offer the very next day.

She remembers telling him, “I know what I will do to this house.” But it was even worse than they thought. The front door had been kicked in and ultimately removed.

There was essentially nothing left in the kitchen—no appliances, and the dilapidated cabinets housed a couple dead rodents. Interior and closet doors were either missing or unsalvageable. Old beat-up cars and more weeds littered the backyard.

“It was a total drug house in bad, bad condition,” says McCord, a 41-year-old colon hydrotherapist.

The three-bedroom, one-bath, 1,100-square-foot Tudor cottage needed a lot of work. Though it had been in the same family, it was an old house that hadn’t been touched since it was built in 1924. Before signing on the dotted line, the McCords had two big concerns. Was the foundation cracked, and had meth been cooked in the house? The latter was especially critical because at the time they had a 6-month-old baby girl.

The flea market at the Rose Bowl in Pasadena is worth the drive, as is the Topanga Vintage Market in Woodland Hills. And right here at the Ventura County Fairgrounds, the Ventura Flea Market is a potential treasure trove.

GET IN EARLY. Many of my favorite flea market finds were purchased before sunrise. (Don’t forget a flashlight!)

CASH TALKS. Always bring more than you think you’ll need.

PLAY FAIR. Negotiating is expected, but don’t insult the vendors. Aim for 10-20 percent under asking price, no lower.

PLAN AHEAD. Clear the junk out of your car to make space, and make sure you bring extra blankets to wrap breakables.

VINTAGE STYLE. To infuse your home with cottage style, look for vintage textiles. Vintage fabric is perfect for making pillows, curtains, and throws.

COAT IT. A can of paint can hide a multitude of sins. For $30, you can warm up your walls and boost your home’s personality.

THREE OF A KIND. Three of anything is a collection. Keep a mental checklist of things you love, whether old cameras or vintage globes Arrange and group the items together in your home to create a focal point.

dation was solid, and that, much to their relief, no drugs had been manufactured on site, which would have been a deal breaker. “That was the part I was super concerned about,” she says.

When escrow closed, the realtor had no keys to hand over; there wasn’t even a front door. Neighbors welcomed them with open arms and told them horror stories of a motorcycle being driven in and out of the house and people taking up residence in tents in the backyard. It took two months to renovate the house to a point that it was livable and the family of three could finally move in.

Having just moved from a 1926 Craftsman bungalow in Santa Paula, and hav-ing lived in old houses as a child, McCord felt confident she could use her design savvy to turn the tattered house into a charming home. “I grew up in old houses, so it’s where I feel comfortable,” she explains.

McCord also has a background in retail buying, styling, and designing. She visited her favorite flea market, in Santa Monica, and began searching for pieces that would fit the home’s era and size. She says flea markets are a source of inspira-tion and are more authentic and less expensive than antique stores. It’s how she

designed their Santa Paula home, when her style leaned toward French Country. Today, she favors the more comfortable and less frilly Prairie style. “Since I’ve been married it’s kind of evolved,” she says of her stylistic preference, “so my husband’s not overcome by pink.”

When choosing pieces, she’s fairly particular. But perfection is not for her; scuffs, bumps, and chips are what she covets most. “I have to have original,” she explains. “I won’t even buy it if it’s been touched up. Layers and layers and layers of paint, I love that.” She doesn’t refinish or distress the pieces—she buys them completely untouched. Obvious signs of wear and tear, she says, show authenticity. “It just shows life and personality.”

McCord found that her attachment to “original” had to be compromised when tackling the home’s renovations. The original floors were stripped and stained when they first moved in, but termite damage made them drafty, and the wood was beyond repair. Ultimately, they installed wide-plank hickory floors, stained to a deep, dark chocolate brown and hand distressed.

But the kitchen proved to be the biggest hurdle. “Nothing in the kitchen is origi-

nal,” she says, “It was really bad.” The couple installed white cabinetry and marble counters. A friend’s European flea market find serves as the kitchen’s center island, lit by a vintage Italian toile chandelier adorned with strawberries. A Dutch door cut into the kitchen’s back wall floods the whole house with natural light and allows gentle breezes to flow through.

Since Bryan is an electrical contractor, his expertise eased many aspects of the renovation. He installed vintage light fixtures throughout the house, including a crystal chandelier over the dining room table and sconces in the living room.

As their household grew (Lily is now 8; her little brother, Noah, is 7) so did the need for functionality. “They can have whatever they want as long as it fits in one toy box and one cabinet,” she says.

Avoiding clutter drives most of her furniture purchases. “I live by cabi-nets,” she explains, pointing out that every room has at least one, and that they serve a dual purpose: function and decoration. The small bathroom has a dresser-style sink cabinet. A bathtub/shower does double duty while fulfilling the 1920s design esthetic. McCord found the then-footless tub sitting in the dirt outside a shop on Padaro Lane in Carpinteria for just 75 dollars.

The house, which has been featured on theoldpaintedcottage.com (see sidebar) and in designer Fifi O’Neill’s book “Romantic Prairie Style,” exudes a rustic charm that’s cozy and peaceful. Even the kids’ rooms feel like dreamy sanctuaries. Soft, creamy-white walls offset with muted earthy pastel accents create a subdued color scheme.

Subtle details, including McCord’s collection of turn-of-the-century Barbola mirrors and early-1900s cast iron doorstops, harken to another time. “My great grandmother had those in her house when I was growing up,” she recalls.

More than a dozen English paisley eiderdown quilts drape beds and top cabinetry, providing a mix of textures. Walls are decorated with vari-ous architectural pieces, including an upside-down picket fence. A rusted gate piece and corbels from old porches embellish the tops of doorway corners. Recycled porch columns and urns create more visual interest.

With the home’s interior now finished, McCord turns her gaze out beyond the Dutch door.

“I can’t wait to tear into the yard,” she says, imagining an English garden with elegant roses, hydrangeas, and pea gravel. And like the rest of the house, it will surely feel like it’s been there for nearly a century v
